Electronic leak detection in Mill Meads: what you get

ELD finds breaches in the membrane but not every way water gets in. Water coming through walls, copings, rooflights or plumbing won’t show on the test. If the evidence points elsewhere, we will say so. The test shows breaches in the membrane, not water coming through masonry or around frames. The report makes clear what was and wasn’t tested. We’ll point you to the likely next step. We survey liquid-applied waterproofing, green roofs and roof terraces and balconies, and the problems we’re asked to look at most are breaches around outlets and penetrations and stains far from any visible defect.

Water getting through a flat roof in London can travel under the covering and appear some way from the hole. Outlets, upstands against parapet walls and joins with the main roof are frequent culprits. In a converted house in Mill Meads, the roof above may belong to the building rather than one flat.

What you get is a clear record of the flat roof membrane on the day we saw it. That makes it useful now and a handy reference later, like when you want to compare after future work.

Why get it checked now?

Testing a new membrane before it is covered is easier than tracing a leak later. Once layers are added, finding a breach is harder. London’s older roofs often have bitumen felt underlay or none at all, so a slipped slate can soon mean water inside. Left alone, that means wet timbers and plaster, which is a far bigger job than the roof fault itself.

To find out what your survey will cost, call 07833 053749 or email us with the address and a few details. We will confirm the figure before booking.

Why us?

  • An independent look at the roof
  • 5,000+ roofs surveyed
  • Thermal imaging and drone inspection where they help
  • Visits on any day of the week

Read our cost guide and what we found on two real jobs.

Can I check my roof myself?

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

Tips that help

Small things make a difference, both for the survey and for the roof itself. Our tips:

  • Get leaks traced quickly
  • Don’t let outlets block
  • Note where leaks show inside and when
  • Test new membranes before covering them

You receive a report showing where each breach was found, with photos. Pass it to your roofer to repair the breach points.

Limit foot traffic on flat roofs. Many breaches come from foot traffic.

Questions from Mill Meads

Can parking be tricky for a visit in Mill Meads?

London parking needs a little planning, so let us know about permits, bays or a driveway as you book. The visit is then planned around what’s available.

Do you cover commercial flat roofs around Mill Meads?

Yes. As well as homes, we look at flat roofs on offices, hotels, blocks of flats and commercial units. For a bigger roof, you will get a quote based on the building.

Is this a RICS survey?

No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

How does ELD work?

A sound membrane blocks the test current, but a hole lets it through. That is how we locate breaches you cannot see.

Will you check the loft?

If the survey needs it and the roof space can be reached safely, yes. Please clear anything stored under the hatch.

Is it a structural engineer’s report?

No. Visible signs such as deflection or sagging are recorded, but we do not provide calculations or an engineer’s opinion. If one is needed, the report says so.

How long does electronic leak detection take?

It depends on the size of the roof and its build-up. We’ll give you an idea when we quote.

Honest limits

In fairness, a roof survey has limits:

  • Leaks from walls, copings or rooflights
  • Moisture spread under the membrane
  • Carrying out the repair work

What we do, step by step

Every visit follows the same pattern: we listen to what’s been worrying you, inspect the roof from each safe vantage point, take photos as we go and record our findings for the written report. It normally takes a time that depends on the size of the roof and how it’s built, and we’ll give you a guide when quoting. In a London area like Mill Meads, the main things to sort out are parking and access: let us know about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. We then look at what can be seen safely from ground level, windows, the loft and, where it is safe, the roof itself.

  1. First, you tell us about the roof build-up and where water is showing.
  2. We confirm whether the roof is suitable for electronic testing.
  3. The testing method is chosen to suit the membrane and build-up.
  4. We test the membrane and find where current is passing through it.
  5. The breaches are recorded with photographs in a report for your roofer.

Before we arrive

  • For a flat or shared roof, check access with the freeholder or managing agent
  • Find any records of previous roof work
  • Tell us where we can park nearby

How to book

Photos help, if you have them. Take them safely from ground level or a window. To get started, phone 07833 053749 or send us an email.
