Northfields Electronic Leak Detection
Electronic leak detection in Northfields, with over 20 years’ experience behind it. You get a clear report with photographs.
- Repairs that haven’t stopped the leak
- Damp inside with no sign on the roof
- A flat roof leak that cannot be traced
Honest limits
This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Areas we cannot reach or that cannot be tested
- Carrying out the repair work
- Leaks from plumbing or windows
Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we will tell you before you book. The full list of what we check.

About our electronic leak detection in Northfields
There are different ELD methods. Low-voltage methods normally need a wet roof surface and high-voltage methods need the membrane dry and exposed. Which one suits depends on the membrane and the layers of the roof, and we’ll explain our choice. We will say if your roof does not suit either method before any testing starts. We survey liquid-applied waterproofing, flat roof membranes and roof terraces and balconies, and common reasons people get in touch are damage from equipment installers and repairs that haven’t stopped the leak.
Commercial and residential blocks across London frequently have big flat roofs with plant, rooflights and access walkways. Each pipe, upstand and fixing through the covering is a possible weak point. For a building in Northfields, access is agreed with whoever manages the roof before the visit. Rooflights, plant supports and pipe entries are common places for a membrane to fail.
What you get is a clear record of the flat roof membrane on the day we saw it. It’s useful right away, and a good reference for later, for instance when you want to check whether anything has changed.

Flat and commercial roofs around Northfields
Within a mile and a half or so of Northfields there are several hotels. If you look after one, a leak through a flat roof can put a room out of use. In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.
Boston Manor lies about 0.5 miles south, so building around Northfields goes back a long way. Older houses nearby often have flat roofs added much later, built to very different standards from the main roof. For site and facilities teams at buildings such as Mount Carmel Catholic Primary School, ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.

Before and after the survey
These tips come from what we see on roofs every week, before and after a survey:
- Stay off the flat roof unless needed
- Share any drawings of the roof
- Test new membranes before covering them
- Make sure trades protect the waterproofing
Questions about the results are welcome. We’ll explain what was found and what it means.
Consider testing a new membrane before it is covered. It is easier to find holes before more layers are added.

Northfields questions
Do you cover commercial flat roofs around Northfields?
Yes. As well as homes, we look at flat roofs on offices, hotels, blocks of flats and commercial units. Larger commercial roofs are quoted for the building.
Is parking a problem for a survey in Northfields?
It rarely stops a survey, but it’s worth planning. Let us know the parking rules on your street and we will work around them.
Will you go up on the roof?
Only if it’s safe. We look at everything that can safely be seen: from ground level, from windows, from inside the roof space, from the roof where it is safe and by drone where it applies. The report says if anything couldn’t be seen.
Are you insured?
Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.
Do you work in Northfields?
Yes, we do. Northfields is part of the area we cover.
Will you check the loft?
Where it is relevant to the survey and there is safe access, yes. Please clear anything stored under the hatch.
What do I do with the report?
You will receive the report by email, and what you do next is up to you: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.
Should I look at the roof myself first?
During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.
Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
Do you need electronic leak detection in Northfields?
On a flat roof, water spreads under the waterproofing. The leak may show some distance from where water gets in which makes it hard to find by looking.
These are some of the problems a survey can pick up:
- Repairs that haven’t stopped the leak
- Stains far from any visible defect
- Water coming in under a flat roof
- Leaks through a covered membrane
Landlords with a home close to Brentford station may find that flat roofs on let property tend to be checked only when they fail, which is the costly way round.
Before booking any roof surveyor
- Whether they hold professional indemnity and public liability insurance
- How long they’ve been surveying roofs
- Their drone registration, if they fly one
- Will the report include photos?
The survey, step by step
Time on site depends on the size and shape of the roof; as a rough guide, the survey takes longer on a large roof than a small one, and the build-up of the roof makes a difference too. If you have questions on the day, just ask. In a London area like Northfields, the main things to sort out are parking and access: let us know about parking, the floor the property is on, any shared entrance and loft access. We then look at what can safely be seen from the ground, windows, the loft and, where it is safe, the roof itself.
- We start by finding out what the roof is made of and where it leaks.
- We check that the membrane and build-up suit electronic leak detection.
- The method depends on the membrane and what sits above and below it.
- Testing runs across the roof to locate breaches in the membrane.
- You get a report showing where each breach is, for your roofer to repair.
Preparing for the visit
- If it is not your property yet, arrange access through the agent
- Make a note of anything you’d like us to look at
- Show us where any leaks or stains appear
