About our landlord roof survey in Northfields

We survey let and shared roofs in Northfields and across London and the South East. A visit typically takes an hour or two for a house, and longer for a block or a building with several roofs. We inspect from ground level, vantage points, the roof space and the roof where it is safe, and by drone where it’s applicable. A written report with photos follows. If you’ve noticed mortar falling from ridges and verges and slipped or missing slates and tiles, we can find out what’s behind it.

Much of London’s housing is flats, in converted houses or purpose-built blocks, so roofs are often shared between several households. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters, in Northfields as anywhere. A defect on a shared roof can reach more than one flat. A report gives everyone the same picture to plan from, with photographs.

It isn’t only a list of defects. It explains what we found, why it matters and what we recommend.

How the survey works

On the day, we begin with a quick chat about the roof and anything that’s worrying you. After that, we look at everything we can see safely, using the ground, windows, the loft and a drone where it applies. The survey normally takes roughly 1–2 hours for a single let house, with blocks of flats taking longer. London terraces rarely offer a view of the whole roof from one spot, so a visit in Northfields moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. If other people live in the building, tell us who can let us into the shared parts.

  1. You let us know about the building, its roofs and any known leaks.
  2. We let you know which flats and hatches we need to reach.
  3. The roofs are inspected from the ground, vantage points, the loft space and the roof where safe.
  4. We note what couldn’t be seen as well as what could.
  5. Findings and recommendations are set out with photographs.

Preparing for the visit

  • For a flat or shared roof, check access with whoever owns or manages the building
  • Have any questions written down, so nothing gets missed
  • Check the loft hatch can be reached

Northfields homes and their roofs

Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. If your home in Northfields is one of them, bay roofs, hips and later dormers each have their own details. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. With Boston Manor about 0.5 miles south, Northfields sits in an area with a long building history. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area.

Take a building like Mount Carmel Catholic Primary School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If you run a business near Treaty Centre, a written record of the roof’s condition helps you plan maintenance rather than react to leaks.

Northfields is about 1 mile south of Ealing, in Greater London. Roofs in Northfields get the same thorough look as anywhere else in Greater London. Our Greater London coverage includes Northfields and the places around it. There’s also a page for London.

Landlord and commercial surveys in Northfields

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work.

An agent can book and manage the survey for a landlord, with the report sent to whoever needs it. Access is agreed with the tenant beforehand.

Common questions in Northfields

Is my home in Northfields listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.

Can parking be tricky for a visit in Northfields?

London parking needs a little planning, so let us know about permits, bays or a driveway when you book. The visit is then planned around what’s available.

What insurance do you have?

Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.

Do you work in Northfields?

Yes. We survey roofs in Northfields and the rest of Greater London, as part of our work across London and South East England. For a price, ring 07833 053749 or use the contact form.

How long will you be on site?

A visit usually takes between one and two hours at a typical home, with bigger or more complicated roofs taking longer. We’ll give you an idea when booking.

Does the weather affect the survey?

Light rain does not normally stop a survey. Strong wind or a downpour can stop drone flights and make roof access unsafe, so if conditions are not right we will arrange another day with you.

How do I book a survey in Northfields?

To book, phone 07833 053749 or drop us an email with the address, the type of property and what’s prompted the survey. We’ll confirm the price and find a day that suits.

Roof by roof

Flat roofs on blocks and rear additions

Felt flat roofs frequently last around 15–20 years, so knowing roughly how old the roof is helps.

Shared chimney stacks

A leaning or cracked stack on a shared building affects more than one owner and the report helps with that.

Tips that help

Small things make a difference, both for the survey and for the roof itself. Some pointers:

  • Put urgent roof work at the top of the list
  • Keep roof surveys on a rolling plan
  • Keep past survey reports with the building’s records
  • Don’t store items over the loft hatch

Questions about the findings are welcome. With the Standard Survey there is a follow-up consultation and the Premium Survey an in-person one.

Keep the roof space accessible so a surveyor can look inside the roof. Stored items over the hatch make checks harder.

How we price landlord roof surveys

To price your survey, we look at:

  • Whether you choose the Basic, Standard or Premium Survey
  • How complicated the roof is, with its valleys, chimneys and parapets
  • Building height and the viewpoints available
  • The number of roofs, including extensions and garages

Our price is from £150, including VAT. The final price depends on how big and how high the roof is, how it can safely be seen and the package you choose.

Booking your survey

Here’s what helps us most when you contact us:

  • Any stains, drips or damp patches you’ve seen indoors
  • Any deadline, like an exchange date
  • What made you get in touch
  • Anything about access we should know

When you’re ready to go ahead, phone 07833 053749 or send us an email. We will suggest a package, agree the price and find a date, weekday or weekend.

Do you need a landlord roof survey in Northfields?

People living in a building seldom see the roof itself. Defects up on the roof can go unreported for a long time, especially on taller buildings.

Look out for signs like these:

  • Failed flashings at walls and chimneys
  • Ceiling stains reported by tenants
  • Standing water on a flat roof
  • Parapets and upstands in poor repair

Living close to Lammas Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn.

What to check before booking

  • Are they insured for the work?
  • Their track record with similar roofs
  • What they won’t be able to tell you
  • Is VAT included in the price?
