Questions from Lathbury
How do I find out if my home in Lathbury is listed?
The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.
Do you look at commercial flat roofs near Lathbury, like hotels?
Yes, commercial buildings, hotels included, are part of the work. Roof access is agreed with the building manager or owner beforehand.
How long is the visit?
Expect it to take about 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. You will then get the report by email, on the timescale of your package.
What insurance do you have?
Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.
What’s in the survey report?
It sets out what we found, why it matters and what we recommend, backed by photos. Anything we couldn’t see safely is noted too, so you know exactly what was covered.
I live in a flat. Can you survey the roof?
Yes, once whoever controls the roof agrees access. We look at the parts we’re given access to, and the report makes that clear.
Do you cover Lathbury?
Yes. We survey roofs across London and South East England, and that includes Lathbury.
About our flat roof survey in Lathbury
A flat roof does not shed water the way a pitched roof does. Water lies on the surface for longer, so a small split or a blocked outlet can soon lead to a leak. We check the surface, the falls, the upstands and the edge trims, and we look for signs that water has reached the deck. The aim is to find problems before they show up as a stain on a ceiling. If you’ve noticed failed upstands where the roof meets a wall and loose or cracked edge trims, a survey will tell you what’s going on, whatever the roof.
Somewhere as small as Lathbury, flat roofs tend to be on extensions, garages and converted outbuildings. The checks are the same as anywhere: outlets, upstands, edges and the covering itself. The journey and access are planned beforehand. Garages and outbuildings are easy to forget, so mention any you want included when you book.
It is not only a list of defects. It explains what we found, why it matters and what we recommend.

Honest limits
Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Areas we cannot see or reach safely, including fragile rooflights and sheeting
- Whether old sheeting or boards contain asbestos
- Structural calculations, which need a structural engineer
If you are not sure which survey you need, call 07833 053749 or email us and we will give you a straight answer. The full list of what we check.

Do you need a flat roof survey in Lathbury?
People go onto flat roofs for all sorts of reasons: to clean windows, fit aerials or air conditioning units, or reach a gutter. Each visit can damage a covering not made for regular foot traffic. Fixings added through the covering often start leaks too.
These are some of the problems a survey can pick up:
- Blisters and bubbles in the covering
- Leaks around rooflights
- Failed upstands where the roof meets a wall
- Ponding water that does not drain away
For hotels and guest houses around Lathbury, a roof problem found early is far less disruptive than one found by a guest, so it’s worth knowing the roof’s condition.

Tips from our surveys
Most of what helps is simple and safe from ground level. A few suggestions:
- Check the outlets after the leaves fall
- Check ceilings under the roof for damp patches
- Note where water lies after a downpour
- Book a survey every few years
Once we’ve been, the findings are written up with photos. It covers the type of covering, its condition and each defect, with our recommendations. Basic reports arrive within 48 hours, Standard reports in 24 to 48 hours and Premium reports the same day.
Book a survey every few years, and again after new fixings, units or rooflights go in. You’ll spot changes early and have a record to look back on.
What happens on the day
Photographs are taken throughout the visit, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available, including by drone where it is applicable and the weather allows. Most surveys take roughly 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. For a village or hamlet like Lathbury, the journey is planned ahead of time: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there’s safe access and from the roof where it’s safe.
- We start with the address and, on larger roofs, the roof area and access.
- Inside, we look for signs of water under the roof where we can reach.
- The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
- We record every defect with a photo and its likely cause.
- You get a report setting out the condition and our recommendations, in order of urgency.
How to prepare
- Buyers: confirm access with the estate agent or seller
- Find any records of previous roof work
- Point out any leaks or damp patches
How to book
To arrange a survey, phone 07833 053749 or email us with the address and what you’d like to know about the roof. We’ll confirm the price before you book.
Advice
Can I check my roof myself?
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.
Different roofs, different checks
Felt and built-up roofs
A felt roof often lasts around 15 to 20 years, though quality and upkeep make a big difference. We record how yours is doing and where it is weakest.
Mastic asphalt
With age, asphalt can harden and crack with movement. The report shows where it’s cracking and how far it seems to extend.
