Flat roof survey in Seabrook
Ponding is often the first sign that something on a flat roof isn’t right. It can mean the falls were never right, an outlet is blocked or the deck has started to sag. The survey notes any ponding, the state of each outlet and any dips that hint at a sagging deck. If the deck itself looks like a structural concern, we’ll recommend a structural engineer. If you’re worried about blisters and bubbles in the covering and edge trims that have lifted or split, we can find out what’s behind it, on felt flat roofs, GRP fibreglass and mastic asphalt alike.
In a small place like Seabrook, a flat roof can stand in the open, so edges, upstands and laps take a beating. Felt roofs, which often last around 15–20 years, normally show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. On an exposed roof, the edges tend to go first.
Where we cannot see part of the flat roof, the report says so. That way, it’s clear what was covered and what wasn’t, and what we’d suggest next.

What happens on the day
We’ll ask a few questions first, about the roof’s history, any leaks and past repairs. The inspection then takes between one and two hours for a house, with bigger or more complicated roofs taking longer. Rural addresses near Seabrook can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.
- First we go through the roof, what’s beneath it and any problems so far.
- The roof is viewed from safe positions, including the roof itself where that is safe.
- We check the covering for splits, blisters, ponding and wear.
- We photograph and record the outlets, upstands, trims and rooflights.
- A written report with photos and recommendations is emailed to you.
Before we arrive
- Keep pets out of the way during the survey
- Mention any parking restrictions on your street
- Have any paperwork from past roof work to hand
How to book
If you’re buying, it helps to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply phone 07833 053749 or email us whenever suits you.

What this survey cannot tell you
No survey can tell you everything, and it’s better to know them up front. Keep these in mind:
- What’s under the membrane without opening it up
- Whether old sheeting or boards contain asbestos
- A fixed date for when the roof will need replacing
Not sure which survey suits your roof? You can ring 07833 053749 or email us and we will tell you before you book. What a survey covers and doesn’t.

Common questions in Seabrook
Does a conservation area affect roof work in Seabrook?
Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.
Do roofs near the sea, like those around Seabrook, take more of a battering?
Often, yes. Within about 1 mile of the sea, as Seabrook is, metal fixings wear faster and gales find any loose ridge or slate.
Will this cover the whole house?
No. We look closely at the flat roof rather than the whole building. It works alongside a RICS home survey, not instead of one, and structural calculations need a structural engineer.
Can you survey a shared roof?
Yes. Shared roofs just need a little more planning. Mention it when you get in touch and we will plan the survey around it.
How long have you been surveying roofs?
We’ve been surveying roofs for over 20 years and have carried out more than 5,000 surveys across London and the South East.
Does someone need to be in?
Someone needs to let us in if we’re looking inside or in the loft. We’ll talk about access as you book.
Can you inspect my roof with a drone?
Where it helps and it’s safe, yes. Whether we can fly on the day depends on the weather and the airspace rules. We are a CAA-registered drone operator.
What affects the cost of flat roof surveys
We confirm the exact price before booking. This is what makes a difference:
- The use of thermal imaging or a drone
- How many separate roofs there are, like extensions, dormers and garages
- Which survey package you book
- How complicated the roof is, with its valleys, chimneys and parapets
Every price we give includes VAT. Prices start from £150, including VAT. We confirm the price for your survey before booking.
Helping us price your survey
We’ll usually ask about:
- Where water is showing inside, if it is
- How the loft is reached, if there is one
- Any deadline, like an exchange date
- The property’s address and postcode

Flat roof surveys in Seabrook: local notes
The coast is about 1 mile or less from Seabrook, and places near the sea get more salt in the air and more wind than inland. Wind can catch loose edges and trims on a flat roof, and salt air is hard on metal trims, flashings and fixings. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.
Landlords with a home close to Folkestone West station may find that flat roofs over rear additions and dormers in rented property are worth checking between tenancies. For an older house near a landmark such as Seabrook Church, later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear. Take a building like Seabrook Church of England Primary School: schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks.

Leave it or get it looked at?
A survey can show whether a whole new roof is needed or whether the problems are in a few places. At times the trouble is a handful of failed details, and at times the whole covering is worn. The report sets out what we found, so you can make that decision with a roofer. Older and listed buildings around Seabrook may need consent and matching materials for repairs, so leaving a defect until it is urgent leaves less time to plan.
The Premium Survey includes thermal imaging and drone inspection where it applies, from £400 with VAT included. We can help you choose the package that fits what you want to find out.

Tips from our surveys
Small things make a difference. Our tips:
- Check ceilings under the roof for damp patches
- Book a survey every few years
- Check from a window for ponding after heavy rain
- File the paperwork for the roof and any repairs
The report is emailed to you, ready to share with a roofer, the seller or a managing agent. It is written in plain English, with a photo of each defect, so anyone reading it can see what we saw.
Book a survey every few years, and again after new fixings, units or rooflights go in. You will spot changes early and have a record to look back on.
