What we’re asked to look at in Adisham

Sometimes a gutter struggles with the area of roof draining into it. An extension or extra roof slope can add water to an existing gutter, and a heavy downpour shows up the problem.

A survey makes sense if you’ve noticed:

  • Downpipes that are split or coming away
  • Leaves and moss blocking gutters
  • Water spilling over the gutter edge
  • Fascia boards damaged by overflowing water

For an older house near a landmark such as Church of the Holy Innocents, old fixings, lead flashings and tall chimneys are typical of older roofs.

What to check before booking

  • Whether the loft is part of the inspection
  • Which limits apply to the survey
  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • How they plan to inspect the roof safely

What to expect from a roof survey

How a gutter survey works in Adisham

This survey covers rainwater above ground: gutters, outlets, hoppers, downpipes and overflows. It is not a CCTV drain survey, so we cannot see inside underground pipes. If the problem looks like a blocked or broken drain below ground, the report will say so, with a suggestion to book a separate drain survey. Problems above ground, from split hoppers to leaking downpipes, are photographed and noted. If you’re worried about leaking or loose downpipes and rotten fascias or stained soffits, we can find out what’s behind it, whatever the roof.

Village roofs frequently face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.

It is not only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

What we do, step by step

Every visit follows the same pattern: we hear what you’ve seen, inspect the roof from each safe vantage point, photograph what we find and make notes for the report. Most visits take an hour or two on an ordinary house, while a commercial roof takes nearer three to four hours. Older rural homes like those around Adisham can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can be seen safely, and anything we can’t see is noted.

  1. We agree which parts of the building you are most worried about.
  2. We look along each run for debris, sagging and drips.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. You get photos and written recommendations, prioritised where relevant.

Local roofs in Adisham

About 1.6 miles east lies Goodnestone Park, a reminder of how long the area around Adisham has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first. Across Kent, older roofs are frequently handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first.

If you let a flat or house near Adisham station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. For site and facilities teams at buildings like Adisham Church of England Primary School, a written record of a large roof helps plan work for the holidays rather than in term time.

Adisham questions

Do you survey roofs for landlords with property near Adisham station?

Yes, landlords and letting agents book with us as well as owners. Just phone 07833 053749 or email us and let us know about the building, including who will give access on the day.

Is my home in Adisham listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Can you tell me if my old gutters contain asbestos?

No, that needs a specialist asbestos surveyor. We point out materials on older buildings that could contain asbestos so it can be checked before work starts.

Will you fly a drone over my roof?

Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.

What will the report tell me?

It works through the roof part by part, in writing and with photos, and ends with what we recommend. Points are put by urgency where it matters.

Do you work in Adisham?

Yes. We cover Adisham and the rest of Kent. To book, call 07833 053749 or send us an email.

How many surveys have you done?

We have been surveying roofs for over 20 years and have completed over 5,000 surveys across London and the South East.

Different roofs, different checks

Lead-lined valley and parapet gutters

Many older homes have lead-lined valley and parapet gutters. Splits and failed joints in the lead can let water straight in.

Fascias and soffits

Fascias carry the gutters, so rot in the boards can loosen the whole run. Damaged or stained boards are recorded.

Can I check my roof myself?

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us when booking, as it helps us focus the survey.
