Gutter surveys near Womenswold

Gutter survey in Womenswold

Most blocked gutters are full of leaves, moss or silt. Homes close to trees fill their gutters faster, and moss washing off a tiled or slate roof adds to it. Our survey shows which gutters are blocked or standing full, which outlets and hoppers are choked and whether any overflows are doing their job. Photos show each problem clearly. It’s an easy job to put off, but they rarely get better. Common reasons to book are brackets that have dropped or snapped and valley or box gutters that overflow inside, across eaves gutters, fascias and soffits and downpipes.

Some older homes in villages like Womenswold are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is often expected.

How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Tips from our surveys

Most of what helps is simple and safe from ground level. Our suggestions:

  • Watch ceilings under valley gutters for fresh marks
  • Have overhanging branches cut back
  • Check that downpipes are firmly fixed to the wall
  • Leave gutter checks at height to someone equipped for it

Questions about the report are welcome. With the Standard Survey there is a follow-up consultation and the Premium Survey comes with an in-person one.

Have overhanging branches and climbing plants cut back from the roof using someone with the right kit. Less debris means fewer blocked outlets.

The survey, step by step

The visit has one job: to look at the gutter as closely as is safe and record what we find. Everything we note and photograph goes into the written report. The visit usually takes about 1–2 hours on an ordinary house, and longer for a large or complex roof. Older rural homes like those around Womenswold can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can be seen safely.

  1. First, you tell us what you’ve seen, like overflows or damp.
  2. We look along the gutters, downpipes and fascias from the ground and from windows.
  3. We check hidden gutters, such as valleys and parapets, where it’s safe to see them.
  4. We look in the loft space, where there is safe access, for signs of water getting in.
  5. We send a written report with photos and clear recommendations.

Getting ready for the survey

  • Show us where any leaks or stains appear
  • For flats, make sure roof access has been agreed
  • Leave a clear route to the loft

DIY checks: what’s safe

A DIY look is useful, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

Rented homes, blocks and businesses

Letting agents often book on a landlord’s behalf, with the report sent to whoever needs it. Access is agreed with the tenant in advance.

Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out with the most urgent first where relevant.

What we look for on each type of roof

Lead-lined valley and parapet gutters

Lead linings are common in valleys and parapet gutters on older houses. Splits and failed joints in the lead can let water straight in.

Aluminium and other metal gutters

Metal gutters can suffer at joints and where different metals meet. Any leaks or corrosion we spot go in the report.

Gutter surveys in Womenswold: local notes

Goodnestone Park, about 2.8 miles north-east, is one of the historic houses in the wider area around Womenswold. Older homes in the wider area frequently have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Whichever you have, the details that tend to fail before the covering itself get the closest look.

For landlords with property near Snowdown station, a dated record of the roof is useful when planning maintenance across a let. For an older house near a landmark such as Church of St Margaret, its roof may have old fixings, lead flashings and chimneys that need a closer look.

Prices for gutter surveys in Womenswold

When we price a survey, we consider:

  • Height and safe access
  • How many separate roofs there are, such as extensions, dormers and garages
  • The use of thermal imaging or a drone
  • Roof area

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. We’ll give you the figure before anything is booked.

Booking your survey

Before you get in touch, it’s useful to have:

  • Where water is showing inside, if it is
  • Your postcode, so we can check access and travel
  • The type of building and roof, such as pitched or flat
  • How the loft is reached, if there is one

A quick phone call is usually the easiest start: call 07833 053749 or email us and we’ll ask a few questions about the roof. The price is agreed before a date is set.

FAQs for Womenswold

Can a landlord with a rental near Snowdown station book a roof survey?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can ring 07833 053749 or use the contact form with the address and what you need.

Is my home in Womenswold listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.

Will you fly a drone over my roof?

Where it is applicable and safe, yes. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It is included in the Drone Roof Survey and, where applicable, the Premium Survey.

Will you check if gutters are causing damp inside?

Leaking gutters and downpipes are a common cause of damp walls, and we check for exactly that. If the evidence points elsewhere, we’ll say so, based on what we can see.

How experienced are you?

We have completed more than 5,000 surveys, over more than 20 years, and 98% of customers are satisfied.

What do I do with the report?

The report arrives by email. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation.

Will you go up on the roof?

Not unless it is safe. Safe viewpoints, the loft space and a drone where it applies cover most of what’s needed, and the report notes anything we couldn’t see.
