Gutter surveys for homes and businesses in Bartley

We check the rainwater system above ground level: gutters, outlets, hoppers, downpipes and overflows. It is not a CCTV drain survey and we can’t see inside buried drains. Where water seems to be backing up from below ground, the report will say so, so you can get the drains checked separately. Problems above ground, from split hoppers to leaking downpipes, are photographed and noted. We’re often asked to look into choked outlets or hopper heads and brackets that have dropped or snapped, on fascias and soffits, eaves gutters and outlets and hoppers.

In a small place like Bartley, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. Lead flashings and old chimney stacks are often where weather gets in first.

You receive the findings by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

How the survey changes by roof type

Plastic (uPVC) gutters

Plastic rainwater systems are common on homes of many ages. As the seals age, joints can start to drip and brackets may drop under the weight of debris.

Aluminium and other metal gutters

Metal gutters can suffer at joints and where different metals meet. Any leaks or corrosion we spot go in the report.

How it works

Safety comes first on every visit. We inspect whatever is safely visible, and anything we cannot see is noted in the report. The survey normally takes roughly 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. Rural addresses near Bartley can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. We agree which parts of the building you are most worried about.
  2. We look along each run for debris, sagging and drips.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. Findings are photographed and set out in a written report.

Preparing for the visit

  • Let us know about parking near the property
  • For a flat or shared roof, check access with whoever owns or manages the building
  • Dig out any old roof reports or invoices

Questions from Bartley

Will you come out to Bartley?

Yes, Bartley is covered. We survey roofs across London and South East England, and smaller places are part of that. The journey is planned ahead, so it is useful to know about access.

Does being near the coast affect roofs in Bartley?

Near the coast, roofs face more wind and more salt than further inland. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We check the roof, not the whole building, so it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

Could my damp wall be caused by the gutters?

The survey looks at whether rainwater is spilling onto the wall from overflows, leaking joints or loose downpipes. We can’t see inside the wall itself, so we report on what’s visible.

Is a Saturday or Sunday visit possible?

Yes. Surveys are carried out on weekdays and at weekends. To find a day that suits, phone 07833 053749 or send us an email.

How long does a gutter survey take?

Most visits to a house take about 1–2 hours, and longer for larger or complex roofs.

Will you check the loft?

Typically, if there is one and it can be reached safely. The roof space can show things the outside cannot, such as damp timbers, staining or daylight.

What a gutter survey looks like in Bartley

The coast is about 5 miles or less from Bartley, where sea air brings more salt and stronger wind than inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, and driving rain gets into whatever gap is left. Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. Re-roofing in different materials may need permission there.

Anyone responsible for a site like Bartley Church of England Junior School will know that large buildings have long gutter runs and big roofs that need checking like any other. If you let a flat or house near Ashurst New Forest station, a roof report helps you deal with small faults before they turn into a call from a tenant.

Landlords, agents and block managers in Bartley

Businesses and commercial landlords can book us too. Bigger roofs take more time, and they’re priced for the size.

If the property is let, the agent or a tenant can let us in, at a time agreed ahead of time. Surveys run on weekdays, Saturdays and Sundays, which helps when tenants work during the week.

Should I look at the roof myself first?

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it.

Tips that help

Nothing here needs a ladder. Our suggestions:

  • Ask for valleys and parapet gutters to be cleared too
  • Keep climbers away from the eaves
  • Check from the ground or a window, not a ladder
  • Watch the gutters during heavy rain

Questions about the report are welcome. With the Standard Survey there’s a follow-up consultation and the Premium Survey comes with an in-person one.

Get trees and climbers near the eaves trimmed back using someone with the right kit. Less debris means fewer blocked outlets.

Leave it or get it looked at?

Small gutter faults rarely fix themselves. Every downpour adds to the damage on the walls, the fascias and sometimes the rooms inside. A survey now tells you what needs doing and how urgent it is. Outbuildings and barns around Bartley are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.

One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. The roof’s size, height and access matter as well.
