Gutter surveys for homes and businesses in Binsted
A gutter needs a steady fall towards its outlet to drain properly. When brackets sag or joints part, water pools, drips and spills over where the gutter dips. We look along each run for sags, gaps and leaking joints and look at the brackets and downpipe clips. You get written recommendations, prioritised by urgency where relevant. We’re often asked to look into water spilling over the gutter edge and gutters packed with leaves or moss, on parapet and box gutters, valley gutters and eaves gutters.
In a village or hamlet like Binsted, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. We report on whatever is safely visible, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.
It is not only a list of defects. It explains what we found, why it matters and what we recommend, so you can plan your next steps.

FAQs for Binsted
How do I find out if my home in Binsted is listed?
For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.
Can a landlord with a rental near Ford station book a roof survey?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can phone 07833 053749 or email us with the address and what you need, and we’ll talk through which survey suits.
Will you check the loft?
Typically, if there’s one and it can be reached safely. From inside, the underside of the roof frequently shows damp, staining or daylight that cannot be seen from outside.
How quickly is the report sent?
The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. All of them come by email, ready to forward.
How much is a gutter survey?
Gutter survey starts from £150, including VAT. The price depends on the size of the building and how easy the gutters are to see. For a price, phone 07833 053749 or use the contact form.
Does someone need to be in?
Someone needs to let us in if we are looking inside or in the loft. We’ll talk about access when booking.
What do I do with the report?
You will get the report by email. With Standard there is a follow-up consultation; with Premium, an in-person consultation, so you can talk the findings through.
Do you need a gutter survey in Binsted?
Gutter brackets work loose or corrode with age. A gutter full of wet debris is heavy, and that weight pulls sections out of line. Lose the fall and water gathers in the dip, then overflows.
Typical things we’re asked to look at include:
- Rotten fascias or stained soffits
- Hoppers and outlets full of debris
- Downpipes that are split or coming away
- Water spilling over the gutter edge
If your home is one of the older ones in the streets near Church of St Mary, its chimney, valleys and lead work are likely to be the parts that need attention first.
What to check before booking
- Whether the loft space is looked at, where there is one
- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
- Whether VAT is added on top
- When you will get the report
How it works
Once we’ve finished looking, we write up our findings as a written report with photos. On timing, it typically takes between one and two hours for most houses, with bigger or more complicated roofs taking longer. In a small place like Binsted, access is normally the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.
- First, we agree the areas to focus on.
- We look along each run for debris, sagging and drips.
- Outlets, hoppers, downpipes and overflows are inspected.
- Fascias, soffits and the walls below are looked at for signs of overflow.
- You get photos and written recommendations, prioritised where relevant.
How to prepare
- Have any questions written down, so nothing gets missed
- Have any paperwork from past roof work to hand
- Leave side gates unlocked

Advice
Checking the roof from the ground
The one thing to avoid is getting up close. Roofs are fragile and slippery. That part is for a survey.
Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us as you book and it will help the survey.
Local roofs in Binsted
Binsted is within about 4 miles of the coast, and being near the sea means more wind and salt than a roof inland would face. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, while driving rain finds any gap. Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. A few old Sussex buildings still carry heavy Horsham stone slabs. Knowing the covering helps explain which parts of a roof are likely to need work first.
Anyone responsible for a site like Walberton and Binsted CofE Primary School will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. Landlords with a home close to Ford station may find that a dated record of the roof is useful when planning maintenance across a let.

Binsted gets the same service as everywhere else we work: a proper look at everything that’s safely in view, photos and a clear written report. Before and after the survey
From years of surveys, a few habits stand out as worth the effort:
- Check for spilling water in a downpour
- Leave gutter checks at height to someone equipped for it
- Look for downpipes coming loose
- Ask for valleys and parapet gutters to be cleared too
If anything in the report is not clear, ask us. With the Standard Survey there is a follow-up consultation and the Premium Survey comes with an in-person one.
Look at the gutters from indoors or the ground when it pours. Water spilling over the edge or out of a joint is a sign that something needs attention before the walls suffer.
Rented homes, blocks and businesses
Where a roof is shared: we need access agreed with whoever owns or manages the building. Mention it when you get in touch and we will plan the survey around it.
Landlords, agents and building managers in Binsted and across West Sussex can book any of our surveys. To discuss a property or a block, ring 07833 053749 or email us.
Leave it or get it looked at?
Clearing gutters removes the debris, but it doesn’t tell you why a gutter overflows. Our survey also looks at falls, joints, brackets, outlets and downpipes to show whether something else is wrong. Outbuildings and barns around Binsted are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.
Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. You will know the figure before booking.
