Landlords, agents and block managers in Burridge

If the property is let, the agent or a tenant can let us in. We survey on any day of the week, which can make access easier.

An agent can book and manage the survey for a landlord. Access is agreed with the tenant ahead of time.

How a gutter survey works in Burridge

Gutters have to slope gently towards the outlet or water sits in them. Sagging brackets and slipped joints leave water standing and overflowing where the gutter dips. We look along each run for sags, gaps and leaking joints and look at the brackets and downpipe clips. Recommendations are written down and prioritised by urgency where relevant. We are often asked to look into fascia boards damaged by overflowing water and overflowing valley or parapet gutters, on valley gutters, fascias and soffits and parapet and box gutters.

In a small place like Burridge, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are frequently where weather gets in first.

The report does not just list problems. It explains what we found, why it matters and what we recommend, so you can plan your next steps.

What happens if roof problems are left?

A dripping joint or sagging bracket won’t get better on its own. Every downpour adds to the damage, on walls, timber and sometimes inside. A survey now tells you what needs doing and how urgent it is. Around Burridge, older homes often have old roof timbers, and water through a failed covering can rot timber if it is left.

Every price we give includes VAT, and the report isn’t charged as an extra. Gutter survey starts from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

Do you need a gutter survey in Burridge?

Plenty of tiled and slate roofs carry moss, and rain washes it down into the gutters. Mixed with grit from the roof, it settles as silt that slows the flow and gives plants somewhere to grow.

Problems we come across often include:

  • Blocked outlets and hoppers
  • Rotten fascias or stained soffits
  • Downpipes that are split or coming away
  • Gutters packed with leaves or moss

For landlords with property near Swanwick station, a roof report helps you deal with small faults before they turn into a call from a tenant.

What to check before booking

  • What follow-up you get after the report
  • Will they check the loft as well as the outside?
  • Whether VAT is in the quoted price
  • Whether they hold professional indemnity and public liability insurance

What a good roof survey covers

Burridge homes and their roofs

Burridge is within about 4 miles of the coast, and being near the sea means more wind and salt than a roof inland would face. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof. Thatch survives on some older buildings in Hampshire’s villages. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

For site and facilities teams at buildings such as Whiteley Primary School, large buildings have long gutter runs and big roofs that need checking like any other.

Burridge is about 3 miles south-east of Hedge End, in Hampshire. Burridge gets the same service as everywhere else we work: a careful inspection, photos and a written report. Our area takes in places right across Hampshire. We also survey roofs in Southampton.

Here we cover the PO15 and SO31 postcode area for gutter surveys. You’ll find streets such as Dumas Drive, Jerome Street and Coleridge Drive, and we cover them all. You will find Burridge on the A3051, which makes it straightforward to reach. We also cover Whiteley (1 mile south-east), Park Gate (1 mile south), Swanwick (1 mile south-west), Sarisbury (1 mile south-west) and Segensworth (2 miles south-east). Further out, we also cover Winchester (12 miles north), Gosport (8 miles south-east), Havant (12 miles east), Eastleigh (7 miles north-west), Fareham (4 miles south-east) and Horndean (11 miles east).

DIY checks: what’s safe

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it.

How the survey works

Time on site depends on the size and shape of the roof; as a rough guide, the survey takes about 1–2 hours for a house, rising to roughly 3–4 hours on a commercial building. You are welcome to ask questions while we are there. Rural addresses near Burridge can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. You tell us where you’ve seen overflows, drips or damp.
  2. We walk round the building and check the gutters, downpipes and fascias from the ground.
  3. We look at hidden gutters as far as safe access allows.
  4. The roof space is checked for staining, where it can be reached safely.
  5. You receive a report with photos and recommendations.

Preparing for the visit

  • Keep pets in another room
  • Have any questions written down, so nothing gets missed
  • Dig out any old roof reports or invoices

Advice

FAQs for Burridge

Will you come out to Burridge?

Yes. Burridge is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and the South East. Let us know about access, parking and anything unusual about getting there as you book.

I let a flat near Swanwick station. Can you check the roof?

Yes, landlords and agents are among the people we work for. You can phone 07833 053749 or email us with the address and what you need.

Do you climb onto every roof?

Only when it’s safe. Some roofs are too steep or fragile to walk on safely. Safe viewpoints, the loft and a drone where applicable let us see the rest.

Can a gutter survey explain damp on my walls?

We check whether rainwater from the gutters is reaching the wall from overflows, leaking joints or loose downpipes. We cannot see inside walls, so the report covers what can be seen.

What insurance do you have?

Our cover is professional indemnity plus public liability, and we can provide details if a managing agent needs them.

What’s the price of a gutter survey?

Our price is from £150, including VAT. The price depends on the size of the building and how easy the gutters are to see. To get a price, ring 07833 053749 or drop us an email.

Is it a structural engineer’s report?

No. We point out what can be seen, such as sagging or deflection, but we do not carry out calculations or give an engineer’s opinion. If we think you need an engineer, the report says so.

What this survey can’t tell you

It is a careful look at the gutter, not the whole story. The main limits are:

  • Whether a material contains asbestos (a specialist asbestos surveyor’s job)
  • The inside of a downpipe along its whole length
  • What’s behind fascias and inside walls

Not sure which survey suits your roof? You can phone 07833 053749 or email us and we will tell you. The full list of what we check.
