Charney Bassett questions

Do you cover Charney Bassett?

Yes, Charney Bassett is one of the places we work. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.

How do I find out if my home in Charney Bassett is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Does this replace a RICS home survey?

No. Our survey looks at the roof, not the whole building. If you need a full building survey, you’ll need a RICS survey as well.

Will you check the drains below ground?

No. We look at above-ground rainwater only, from the gutters to the bottom of the downpipes. If a drain below ground looks like the cause, the report says so.

When is the best time for a gutter survey?

There is no wrong time. If you’ve already seen a gutter overflowing, it’s best not to wait as overflowing water can damage walls.

How soon will I get the report?

That depends on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. Reports are sent by email.

Do I need to be at home?

Not necessarily. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

How a gutter survey works in Charney Bassett

We check the rainwater system above ground level: gutters, outlets, hoppers, downpipes and overflows. It isn’t a CCTV drain survey, so we can’t see inside underground pipes. Where water seems to be backing up from below ground, the report will say so, with a suggestion to book a separate drain survey. Problems above ground, from split hoppers to leaking downpipes, are photographed and noted. We are frequently asked to look into water spilling over the gutter edge and brackets that have dropped or snapped, on fascias and soffits, eaves gutters and parapet and box gutters.

Older buildings in small places like Charney Bassett may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials like clay tiles, slate and stone are frequently matched when work is done.

If any part of the gutter couldn’t be seen safely, we say so in the report. That way, it is clear what was covered and what wasn’t.

What happens on the day

The visit has one job: to see as much of the gutter as can be seen safely and record it clearly. Notes and photographs go into the written report. It normally takes an hour or two at a house, depending on how many gutter runs and downpipes there are. Around Charney Bassett, older homes can have small or awkward roof spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. First, we agree the areas to focus on.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. Outlets, hoppers, downpipes and overflows are inspected.
  4. We check fascias, soffits and walls for water damage.
  5. Findings are photographed and set out in a written report.

Preparing for the visit

  • Keep pets out of the way during the survey
  • Have any questions written down, so nothing gets missed

Tips that help

Getting the most from a gutter survey starts before we arrive and carries on afterwards. Tips:

  • Look out for overflows when it pours
  • Look for green streaks or damp patches on walls
  • Ask for valleys and parapet gutters to be cleared too
  • Check that downpipes are firmly fixed to the wall

Landlords and managing agents can keep the report with the building’s records and use it to plan upkeep. The photographs help when you explain the work to others.

Watch your gutters from the ground or a window during heavy rain. Overflows and dripping joints are a sign to act before damage builds up.

Why act early in Charney Bassett

When a valley or parapet gutter blocks, the water has nowhere safe to go. It can back up into the loft space and the rooms below, often in the heaviest rain. It’s worth having these gutters looked at before the wetter months. Outbuildings and barns around Charney Bassett are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, all including VAT. What your roof costs depends on its size, access and what you want to find out.

What you get with us

  • Visits on any day of the week
  • Drone and thermal imaging surveys available
  • An independent look at the roof
  • A sub-250g drone, flown with a CAA Flyer ID and Operator ID

Gutter surveys in Charney Bassett: local notes

The wider area around Charney Bassett has a long history of building, with Longworth House about 2.9 miles north. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs. West Oxfordshire’s older buildings frequently carry Cotswold stone slates, and a few villages in the county keep their thatch. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Whatever the covering, it’s frequently the fixings, flashings, valleys and gutters that give out first.

The streets around a church such as Church of St Peter are frequently among the oldest in a place, and if your house is among the older ones nearby, its roof may have old fixings, lead flashings and chimneys that need a closer look.

What a gutter survey doesn’t cover

In fairness, there are limits to any roof survey:

  • What’s behind fascias and inside walls
  • The inside of a downpipe along its whole length
  • Asbestos testing of old gutters, downpipes or soffits

Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we’ll tell you. The full list of what we check.

What we look at

  • Eaves gutters
  • Valley gutters
  • Fascias and soffits
  • Downpipes
  • Outlets and hoppers
  • Parapet and box gutters

DIY checks: what’s safe

During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

Your own check is a good start, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

What a survey costs

All our prices include VAT. The things that change the price are:

  • The roof’s overall size
  • Extra roofs, like extensions, dormers or garages
  • Whether thermal imaging or a drone is needed
  • The shape of the roof and its details

Every price we give includes VAT, and the written report is part of the package. Prices start from £150, including VAT. Size, height and access decide where your roof falls.
