Gutter surveys for homes and businesses in West Hanney

Your gutters take the rain from the roof and lead it away from the walls. If they clog, drip or sag, the water ends up somewhere it shouldn’t and that usually means the walls or the inside of the building. We check the full rainwater system above ground, from eaves gutters and valleys to outlets, hoppers and downpipes. The findings go into a written report with photos. If you are worried about cracked or loose downpipes and water spilling over the gutter edge, we can find out what’s behind it, on eaves gutters, outlets and hoppers and downpipes alike.

Some older homes in villages like West Hanney are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is frequently expected.

We write the report in plain English, so it makes sense without any roofing background. Photographs show what each point refers to, with the urgent items made clear.

What happens on the day

Photographs are taken throughout the visit, so you can see in the report what we found and where. We take close-ups from wherever is safe. A typical visit takes about 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. Cottages and farmhouses around West Hanney often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.

  1. You tell us where you’ve seen overflows, drips or damp.
  2. The eaves gutters, downpipes and fascias are checked from ground level and windows.
  3. Valleys, parapets and box gutters are inspected where they can safely be seen.
  4. Where it’s safe, we check the loft for signs of water.
  5. You receive a report with photos and recommendations.

Preparing for the visit

  • Have any questions written down, so nothing gets missed
  • Point out any leaks or damp patches
  • If you are buying, check with the agent that we can get in

What a gutter survey looks like in West Hanney

Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. Historic houses such as Longworth House, about 4.2 miles north, show how far back building in the area around West Hanney goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.

Take a building like St James Church of England Primary School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

What affects the cost of gutter surveys

Prices always include VAT. The things that change the price are:

  • Height and safe access
  • How big the roof is
  • Which survey package you book
  • Features like valleys, chimneys, dormers and parapets

Gutter survey starts from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, inc. VAT, and we’ll tell you which fits.

Helping us price your survey

Getting the details right at the start saves time. It is useful to include:

  • Why you want a survey: buying, a leak, a storm or new work
  • Pictures of the roof from a safe spot, if you have them
  • Whether there’s a loft hatch, a shared roof or tricky access
  • The address and postcode of the property

Booking is simple: just call 07833 053749 or drop us an email, let us know about the property and we’ll recommend the right survey. The price is agreed up front.

Signs you need a gutter survey in West Hanney

Leaves are behind most blocked gutters. Nearby trees drop leaves, twigs and seeds into gutters every autumn, and they collect at the outlets. Once an outlet is choked, the gutter fills and overflows.

A survey can pick up problems like:

  • Valley or box gutters that overflow inside
  • Downpipes that are split or coming away
  • Fascia boards damaged by overflowing water
  • Choked outlets or hopper heads

If yours is one of the older homes in the streets near Church of St James, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Choosing a roof surveyor

  • How long they’ve been surveying roofs
  • Whether the loft is part of the inspection
  • What the survey will not cover
  • What follow-up you get after the report

What’s in a roof survey

Should I look at the roof myself first?

It helps to keep a record: dates of leaks, photos from ground level and any work done on the roof. Share it with us as you book.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

When you need someone else

No survey can tell you everything, and it’s better to know them up front. Bear these in mind:

  • Blockages deep inside downpipes
  • Gutters out of sight from every safe viewpoint
  • Underground drains, which need a CCTV drain survey

If in doubt, call 07833 053749 or drop us an email and we’ll point you to the right survey before you book. What our survey covers.

Questions from West Hanney

Is West Hanney in the area you cover?

Yes, West Hanney is one of the places we work. Every survey there gets the same written report with photos.

Does a conservation area affect roof work in West Hanney?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.

I live in a flat. Can you survey the roof?

Yes, as long as access is agreed. Roofs over flats are frequently shared, so we need permission from whoever owns or manages the building. We inspect only the parts we are allowed to reach.

Will you go up on the roof?

Not unless it is safe. Most of what we need can be seen from safe viewpoints, the loft and, where applicable, a drone, and anything out of sight is recorded in the report.

What does a gutter survey cost?

Our price is from £150, including VAT. The size of the property and the access affect the price. To get a price, call 07833 053749 or drop us an email.

Can you give me structural calculations?

No. We point out what can be seen, like sagging or deflection, but we do not carry out calculations or give an engineer’s opinion. Where an engineer is needed, we say so in the report.

Could my damp wall be caused by the gutters?

The survey looks at whether rainwater is spilling onto the wall, through overflows, drips or damaged downpipes. We can’t see inside the wall itself, so the report covers what can be seen.
