About our gutter survey in Firgo

Damp on walls, water marks under a valley or streaks down the brickwork often trace back to the gutters. We check whether gutters, outlets or downpipes are the likely source, from what can safely be seen. Where the cause looks more like the roof covering or a flashing, the report says so. The next step is suggested too. We survey valley gutters, parapet and box gutters and eaves gutters, and people most often book us about gutters packed with leaves or moss and leaks at the gutter joints.

Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are often where weather gets in first.

Findings are set out part by part, from the coverings down to the gutters. It records what’s sound as well as what is not.

How it works

Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. The inspection then takes an hour or two for most homes, and longer where there are parapet, valley or box gutters to follow. Somewhere as small as Firgo, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. First, you let us know what you’ve seen, like overflows or damp.
  2. We look along the gutters, downpipes and fascias from ground level and from windows.
  3. We check hidden gutters, such as valleys and parapets, where it is safe to see them.
  4. We look in the roof space, where there’s safe access, for signs of water getting in.
  5. The findings are written up with photos and recommendations.

Preparing for the visit

  • Have keys ready for side gates, garages or roof access doors
  • Jot down any questions you want answered
  • Leave a clear route to the loft

Advice

Can I check my roof myself?

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.

Common roof problems in Firgo

Leaves are behind most blocked gutters. Every autumn, trees fill gutters with leaves, twigs and seeds, and they collect at the outlets. Once an outlet is choked, the gutter fills and overflows.

Signs worth acting on include:

  • Overflowing eaves gutters
  • Gutters that have fallen out of line
  • Valley or box gutters that overflow inside
  • Blocked outlets and hoppers

For site and facilities teams at buildings such as Testbourne Community School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Questions to ask before you book

  • Will the report include photos?
  • What the survey won’t cover
  • How long the report takes to arrive
  • Do they have a CAA Flyer ID and Operator ID for drone work?

What to expect from a roof survey

Rented homes, blocks and businesses

We survey roofs for landlords and agents as well as homeowners. A written report with photos gives you a clear record of the gutter, useful for planning maintenance.

Letting agents can arrange access with tenants, at a time agreed in advance. We survey on weekdays and at weekends, which can make access easier.

Local roofs in Firgo

Before planning roof work on an older home, find out whether it’s listed or in a conservation area. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas. Some Hampshire villages still have thatched roofs. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Whatever the covering, it’s frequently the fixings, flashings, valleys and gutters that give out first.

If you own a rental within reach of Whitchurch (Hampshire) station, a dated record of the roof is useful when planning maintenance across a let. Take an older house close to Church of St Mary: the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

What a survey costs

The price reflects the time and kit the roof needs. The main factors are:

  • Whether thermal imaging or a drone is needed
  • Extra roofs, like extensions, dormers or garages
  • How complicated the roof is, with its valleys, chimneys and parapets
  • Roof area

Prices start from £150, with VAT included, for a Basic Survey. Standard is from £250 and Premium from £400, both including VAT. You’ll know the price for your survey before booking.

  • The style of property, from a terrace to a block

What we look for on each type of roof

Plastic (uPVC) gutters

Older plastic gutters can turn brittle and split. We check joints, brackets and the line of each run.

Box and secret gutters

A secret gutter is tucked under the slates or tiles at an abutment or valley and is easy to overlook. The report records what could and couldn’t be seen.

Firgo questions

Does a conservation area affect roof work in Firgo?

Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.

Will you come out to Firgo?

Yes. Firgo is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and South East England. Just mention lanes, gates or anything else about the route when you book.

Will you walk on the roof?

Not unless it is safe. Most of what we need can be seen from safe viewpoints, the loft and, where it applies, a drone, and anything out of sight is recorded in the report.

What insurance do you have?

Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.

Does someone need to be in?

Not always. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

Will you check if gutters are causing damp inside?

Overflowing gutters often lead to damp walls, and the survey looks for that. If the cause looks like something else, the report says so, based on what we can see.

Does this replace a RICS home survey?

No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.
