Gutter survey in Hever
We check the rainwater system above ground level: gutters, outlets, hoppers, downpipes and overflows. It’s not a CCTV drain survey and we cannot see inside buried drains. If the problem looks like a blocked or broken drain below ground, the report will say so, with a suggestion to book a separate drain survey. Problems above ground, from split hoppers to leaking downpipes, are photographed and noted. If you’ve noticed hoppers and outlets full of debris and downpipes that are split or coming away, a survey will tell you what’s going on, whatever the roof.
Older buildings in small places like Hever may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is often expected.
We keep jargon out of it: where something needs attention, it says so plainly.

What we do, step by step
Once we’ve finished looking, we write up our findings in a report with photographs, emailed to you. As for time on site, most surveys take about one to two hours for a house, rising to roughly 3–4 hours on a commercial building. Older rural homes like those around Hever can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can be seen safely, and anything we cannot see is noted.
- You let us know where you’ve seen overflows, drips or damp.
- We walk round the building and check the gutters, downpipes and fascias from the ground.
- We check hidden gutters as far as safe access allows.
- The loft space is checked for staining, where it can be reached safely.
- A report with photos and recommendations follows.
Preparing for the visit
- Let us know about parking near the property
- Have any paperwork from past roof work to hand
- Keep pets out of the way during the survey

Common roof problems in Hever
Sometimes a gutter struggles with the area of roof draining into it. An extension or extra roof slope can add water to an existing gutter and the weakness shows in a heavy downpour.
A survey can pick up problems such as:
- Overflowing eaves gutters
- Choked outlets or hopper heads
- Fascia boards damaged by overflowing water
- Leaking or loose downpipes
Anyone responsible for a site like Hever Church of England Voluntary Aided Primary School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.
Before you book any roof surveyor
- What the report includes, and whether it has photos
- What experience they bring
- Which parts of the roof they’ll actually see
- Is VAT included in the price?
How we price gutter surveys
Not every roof costs the same to survey, for these reasons:
- How big the roof is
- Commercial roofs and larger buildings
- If the survey needs thermal imaging or a drone
- The shape of the roof and its details
There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT. The price for your roof depends on its size, access and what you’d like to know.
Helping us price your survey
If you can, have these to hand when you contact us:
- The kind of building and roof involved
- The reason for the survey, such as buying, a leak or storm damage
- Any photos you have, taken from the ground or a window
- Where the property is, with the postcode
Unsure which package suits your roof? The easiest way is to phone 07833 053749 or use the contact form and describe the roof and why you want it surveyed. We’ll talk you through the options and what they cost.
How the survey changes by roof type
Cast iron gutters
A cracked cast iron downpipe can leak down the wall unseen, so we check the wall behind for staining.
Lead-lined valley and parapet gutters
Lead linings are common in valleys and parapet gutters on older houses. Splits and failed joints in the lead can let water straight in.
Common questions in Hever
Will you come out to Hever?
Yes, Hever is on our map. A small place gets exactly the same survey as a big one.
Can a landlord with a rental near Hever station book a roof survey?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can ring 07833 053749 or use the contact form with the address and what you need.
Can the survey be at a weekend?
Yes. We survey on weekdays and at weekends. To find a day that suits, phone 07833 053749 or drop us an email.
Do you climb onto every roof?
Only when it’s safe. Safe viewpoints, the loft space and a drone where applicable cover most of what’s needed.
Is it a structural engineer’s report?
No. We are roof surveyors, not structural engineers, and it doesn’t include calculations. We will recommend an engineer if we see signs that call for one.
What’s the price of a gutter survey?
Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. For a price for your building, phone 07833 053749 or drop us an email.
Is a CCTV drain survey included?
No, CCTV drain work isn’t part of this survey. We check gutters, outlets, hoppers, downpipes and overflows and flags signs of a drain problem.
Can I check my roof myself?
The one thing to avoid is getting up close. Roofs are fragile and slippery. That part is for a survey.
After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

Gutter surveys in Hever: local notes
The wider area around Hever has a long history of building, with Hever Castle about 0.4 miles north-east. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first. Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.
Landlords with a home close to Hever station may find that a dated record of the roof is useful when planning maintenance across a let. Take an older house close to Church of St Peter: corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Leave it or get it looked at?
Climbing a ladder to look in the gutters yourself is risky. You can see drips and overflows from ground level, but valleys, parapets and box gutters are hard to see. We inspect as far as it’s safe to see and put it in writing. Outbuildings and barns around Hever are easy to forget, but a failed roof there can spoil what’s stored inside. It is worth including them in a survey before a winter does the damage.
Prices start from £150, including VAT. What you pay depends on how big and how high the roof is, how it can safely be seen and which survey you book.
