Gutter Survey in How Green

We take a careful look at the gutter at your property in How Green, and put it all in a report with photographs.

  • Gutters overflowing in heavy rain
  • Overflowing valley or parapet gutters
  • Joints that drip after rain

Gutter surveys for How Green homes and businesses

Tips that help

These tips come from what we see on roofs every week:

  • Have overhanging branches cut back
  • Look for new stains on ceilings below valleys after rain
  • Watch for green marks down the brickwork
  • Check that downpipes are firmly fixed to the wall

Where the evidence points to drains below ground, the report says so, so you can arrange a drain survey. We also note anything else we spot on the roof while we’re there.

Watch your gutters from ground level or a window during heavy rain. Overflows and dripping joints are a sign to act before damage builds up.

Gutter surveys for homes and businesses in How Green

This survey covers rainwater above ground: gutters, outlets, hoppers, downpipes and overflows. It’s not a CCTV drain survey and we can’t see inside buried drains. Where water seems to be backing up from below ground, the report will say so, with a suggestion to book a separate drain survey. Problems above ground, from split hoppers to leaking downpipes, are photographed and noted. We survey valley gutters, outlets and hoppers and eaves gutters, and people most frequently book us about downpipes that are split or coming away and overflowing eaves gutters.

Somewhere as small as How Green, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. We report on everything that’s safely in view, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.

Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Why it is worth a survey now in How Green

Going up a ladder to check your own gutters carries real risk. You can see drips and overflows from the ground, but valleys, parapets and box gutters are hard to see. We inspect as far as it’s safe to see and put it in writing. For an older or listed building in a place like How Green, repairs may need matching materials and consent, so leaving a defect until it is urgent leaves less time to plan.

Gutter survey starts from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, including VAT, and we can help you choose.

What you get with us

What this survey can’t tell you

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Rot or damp concealed behind fascias or inside walls
  • Pipes below ground level
  • Asbestos testing of old gutters, downpipes or soffits

If in doubt, phone 07833 053749 or send us an email and we’ll recommend the right survey before you book. What our survey covers.

Roofs we survey in How Green

  • Fascias and soffits
  • Valley gutters
  • Downpipes
  • Outlets and hoppers
  • Eaves gutters
  • Parapet and box gutters

Should I look at the roof myself first?

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it.

What a survey costs

Every roof is different, so prices are confirmed before booking. This is what makes a difference:

  • The type of building, from a house to a block or an office
  • The package you choose: Basic, Standard or Premium
  • Chimneys, valleys, parapets and other details
  • The roof’s overall size

A Basic Survey starts from £150, including VAT. The Standard Survey starts from £250 and the Premium Survey from £400. You will know the price for your survey before booking.

What to tell us when you get in touch

The more you let us know, the easier it is to price the survey. When you contact us, tell us:

  • The kind of building and roof involved
  • Photos of the roof, taken safely from the ground or a window
  • What’s prompted the survey
  • Any deadline, like an exchange date

Prices start from £150, including VAT. What you pay depends on the roof’s size, access and the package, so ring 07833 053749 or email us with the details.

How Green homes and their roofs

The wider area around How Green has a long history of building, with Hever Castle about 0.7 miles south. Older homes in the wider area frequently have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Knowing the covering helps explain which parts of a roof are likely to need work first.

If you look after a building such as Hever Church of England Voluntary Aided Primary School, large buildings have long gutter runs and big roofs that need checking like any other. If you live near a park such as Chiddingstone Castle Park and Gardens, or anywhere with mature trees, autumn leaves can block gutters and valleys, and an overflowing gutter soon means a wet wall. Take an older house close to Church of St Peter: its roof may have old fixings, lead flashings and chimneys that need a closer look.

Your questions about gutter surveys in How Green

How do I find out if my home in How Green is listed?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Do you cover smaller places like How Green?

Yes. How Green is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and South East England. Let us know about access, parking and anything unusual about getting there when you book.

Do you look in the loft space?

Where it is relevant to the survey and there is safe access, yes. Please clear anything stored under the hatch.

Will you check the drains below ground?

No. Our gutter survey covers rainwater above ground down to where the downpipes reach the ground. Where a below-ground drain seems to be the problem, we’ll tell you.

When does the report arrive?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. Each one is emailed, ready to forward.

What do I do with the report?

You’ll receive the report by email, and what you do next is up to you: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.

When is the best time for a gutter survey?

Whenever suits you. If water is already spilling over, book sooner rather than later as overflowing water can damage walls.

What we do, step by step

On the day, we start by asking what you’ve noticed and what you’d like to know. After that, we check everything we can see safely, using the ground, windows, the loft and a drone where it applies. Most surveys take roughly 1–2 hours at a house, depending on how many gutter runs and downpipes there are. Rural addresses near How Green can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. We start with what you’ve noticed, such as damp or overflowing gutters.
  2. The eaves gutters, downpipes and fascias are looked at from ground level and windows.
  3. Valleys, parapets and box gutters are inspected where they can safely be seen.
  4. The roof space is checked for staining, where it can be reached safely.
  5. You receive a report with photos and recommendations.

Getting ready for the survey
