Need a gutter survey in Newtown?

Roof by roof

Cast iron gutters

Cracks often open on the back of cast iron downpipes, so we check the wall behind for staining.

Plastic (uPVC) gutters

Many homes have plastic gutters and downpipes. Their joints can leak as the seals wear, and brackets can sag under load.

Gutter survey in Newtown

Eaves gutters at the front of a building are easy to spot but a good many gutters are tucked away. Valley, parapet, box and secret gutters can send water indoors when they overflow. We inspect them as far as it is safe to see them using vantage points, the roof space and the roof itself where safe. Hidden gutters are a common source of leaks inside. Common reasons to book are hoppers and outlets full of debris and valley or box gutters that overflow inside, on eaves gutters, downpipes and valley gutters.

Some older homes in villages like Newtown are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.

The report works through the roof section by section, from the coverings down to the gutters, with a note and a photo for each point. It records what’s sound as well as what is not.

Checking the roof from ground level

Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

What a gutter survey doesn’t cover

Without opening up the roof, some things stay hidden, and that sets some limits:

  • Rot or damp concealed behind fascias or inside walls
  • Confirming asbestos in older rainwater goods
  • What’s hidden inside a downpipe

If in doubt, phone 07833 053749 or email us and we will suggest the right survey. What our survey covers.

Roof types and parts we check

  • Downpipes
  • Eaves gutters
  • Fascias and soffits
  • Outlets and hoppers
  • Valley gutters
  • Parapet and box gutters

Tips that help

You don’t need to be a roofer to help. What helps most:

  • Ask for valleys and parapet gutters to be cleared too
  • Note any damp stains below the gutters
  • Have overhanging branches cut back
  • Look for downpipes coming loose

If we think the problem lies underground, we will say so, so a drain survey can be arranged. Anything else we notice on the roof, as far as we can see it, is noted too.

Have your gutters cleared at least once a year or more often near trees. Late autumn, after the leaves have fallen, is a sensible time. Clean gutters can do their job.

Newtown: your questions answered

I let a flat near Hever station. Can you check the roof?

Of course. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.

Will you come out to Newtown?

We do. A small place gets exactly the same survey as a big one.

How much is a gutter survey?

Prices start from £150, including VAT. The price depends on the size of the building and how easy the gutters are to see. To get a price, call 07833 053749 or drop us an email.

Will the survey check for asbestos?

No, that’s a job for a specialist asbestos surveyor. On buildings from before 2000, we flag materials that could contain it so it can be checked before work starts.

How long does a gutter survey take?

For a house, expect about 1–2 hours on site, with commercial buildings nearer 3–4 hours.

Does the report include photographs?

Yes. Photos are taken throughout the survey, and the report uses them to show each finding alongside our recommendations.

Are you insured?

Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.

Gutter surveys around Newtown

The wider area around Newtown has a long history of building, with Hever Castle about 1 mile north. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material. Across Kent, older roofs are frequently handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. You will also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Whichever you have, the details that tend to fail before the covering itself get the closest look.

If you live in an older home near Church of the Holy Trinity, its roof may have old fixings, lead flashings and chimneys that need a closer look. Anyone responsible for a site like Hever Church of England Voluntary Aided Primary School will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. Landlords with a home close to Hever station may find that knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

The survey, step by step

Safety comes first on every visit. Everything that can safely be seen is inspected, and if part of the roof can’t be seen, the report says so. Most visits take an hour or two on an ordinary house, while a commercial roof takes nearer three to four hours. Around Newtown, older homes can have small or awkward roof spaces, so let us know about the loft hatch and any ladder. We only go where it is safe.

  1. We agree which parts of the building you are most worried about.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. Outlets, hoppers, downpipes and overflows are inspected.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. You get photos and written recommendations, prioritised where relevant.

Before the survey

  • Agree roof access with the managing agent if it’s shared
  • Tell us where we can park nearby
  • Have keys ready for side gates, garages or roof access doors

Advice

Why it is worth a survey now in Newtown

Water spilling from a gutter runs down and soaks the wall below. Given time, it can cause damp patches, damaged pointing and rot in nearby timber. Finding the cause now typically keeps the fix smaller. For older village homes like those around Newtown, the right replacement materials aren’t always easy to find quickly. That’s one more reason to find defects before they become urgent.

Gutter survey starts from £150, including VAT. The final price depends on the size and height of the roof, how it can be seen safely and the package you choose.
