Gutter surveys for Highmoor Cross homes and businesses

About our gutter survey in Highmoor Cross

We carry out gutter surveys in Highmoor Cross as part of our cover across London and South East England. On the day, we inspect whatever is safely visible from ground level, windows, the loft space and the roof where it’s safe. A visit normally takes roughly 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. Afterwards, you get a written report with photos and recommendations. If you’ve noticed water spilling over the gutter edge and fascia boards damaged by overflowing water, a survey will tell you what’s going on.

In a small place like Highmoor Cross, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. Lead flashings and old chimney stacks are often where weather gets in first.

Most points in the report come with a picture, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

When you need someone else

Our findings are based on what we can see safely on the day, so there are some things a survey can’t cover:

  • Confirming asbestos in older rainwater goods
  • Rot or damp concealed behind fascias or inside walls
  • Gutters out of sight from every safe viewpoint

If you are not sure which survey you need, phone 07833 053749 or use the contact form and we will give you a straight answer before booking. What our survey covers.

What this survey covers

  • Eaves gutters
  • Outlets and hoppers
  • Downpipes
  • Parapet and box gutters
  • Fascias and soffits
  • Valley gutters

Checking the roof from the ground

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

The one thing to avoid is getting up close. Roofs are fragile and slippery. That part is for a survey, using safe viewpoints and a drone where applicable.

Highmoor Cross homes and their roofs

Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. The wider area around Highmoor Cross has a long history of building, with Greys Court about 1.6 miles east. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material.

For an older house near a landmark such as Church of St Paul, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. If you let a flat or house near Henley-On-Thames station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

Questions from Highmoor Cross

Is Highmoor Cross within the area you cover?

Yes. Highmoor Cross is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route as you book.

Do you survey roofs for landlords with property near Henley-On-Thames station?

Yes, rented property is part of what we cover. You can call 07833 053749 or email us with the address and some details.

What will the report tell me?

A written report with photos, explaining the condition of the gutter, any defects and our recommendations, with the most urgent first where relevant. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where it applies and structural analysis.

Does the report include photos?

Yes. Photos are taken throughout the survey, and the report uses them to show each finding.

Do you check valley and parapet gutters?

Yes. These gutters often cause leaks indoors when they block, so they’re an important part of the survey. Parts of them may not be visible, and the report says so.

How experienced are you?

We have more than 20 years’ experience and have completed over 5,000 surveys.

What insurance do you have?

Our cover is professional indemnity plus public liability, and details are available on request.

Roof by roof

Lead-lined valley and parapet gutters

Some older roofs have a central valley running to the back and if it blocks, water can come indoors. It is inspected as far as safe access allows.

Aluminium and other metal gutters

On big buildings, one blocked outlet can affect a long run, so we check the outlets carefully.

How we price gutter surveys

Not every roof costs the same to survey, for these reasons:

  • Features like valleys, chimneys, dormers and parapets
  • Roof area
  • Commercial roofs and larger buildings
  • The height of the building and how the roof can safely be seen

Prices quoted always include VAT, and the report isn’t charged as an extra. Our price is from £150, including VAT. Size, height and access decide where your roof falls.

What we need to know

A little information up front helps. It’s useful to include:

  • The type of building and roof, such as pitched or flat
  • Dates you are working to, such as exchange
  • The reason for the survey, such as buying, a leak or storm damage
  • Pictures of the roof from a safe spot, if you have them

Most bookings start with a short call: phone 07833 053749 or use the contact form, and we’ll ask about the building and what you need. The price is agreed before a date is set.

Why it is worth a survey now in Highmoor Cross

Damp walls are sometimes blamed on the wrong thing. When rainwater goods are the source, treating the wall alone will not solve it. A gutter survey helps rule the rainwater system in or out. Older and listed buildings around Highmoor Cross may need consent and matching materials for repairs, so a defect found early gives time to plan the work properly.

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. You’ll know the figure before booking.

How the survey works

Safety comes first on every visit. We inspect whatever is safely visible, and anything we can’t see is noted in the report. Most visits take about one to two hours at a typical home, with bigger or more complicated roofs taking longer. Somewhere like Highmoor Cross needs a little journey planning: let us know about narrow lanes, gates, long drives and where we can park. The roof is looked at from the ground, from windows, from the loft where there’s safe access and from the roof where it is safe.

  1. We ask about overflows, damp or leaks you’ve noticed.
  2. Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
  3. Valley, parapet and box gutters are inspected as far as they can safely be seen.
  4. The loft space is checked for water marks if it’s safe to get into.
  5. The findings are written up with photos and recommendations.

Preparing for the visit

  • Keep pets in another room
  • Have any questions written down, so nothing gets missed
  • Dig out any old roof reports or invoices
