A survey is a careful look at the gutter, but it can’t do everything. Its limits include:

  • Damage hidden inside walls or behind boards
  • The inside of buried drains
  • Whether a material contains asbestos (a specialist asbestos surveyor’s job)

If you are not sure which survey you need, phone 07833 053749 or email us and we’ll give you a straight answer. What our survey covers.

Gutter survey in Horndon on the Hill: what you get

We carry out gutter surveys in Horndon on the Hill as part of our cover across London and South East England. We inspect everything we can see safely, from ground level, from windows and from the roof space. A visit typically takes about one to two hours on an ordinary house, with bigger or more complicated roofs taking longer. Afterwards, you get a written report with photos and recommendations. If you’ve noticed overflowing eaves gutters and hoppers and outlets full of debris, we can find out what’s behind it, on parapet and box gutters, fascias and soffits and outlets and hoppers alike.

Older buildings in small places like Horndon on the Hill may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

What affects the cost of gutter surveys

To price your survey, we check:

  • Features like valleys, chimneys, dormers and parapets
  • The roof’s overall size
  • The use of thermal imaging or a drone
  • House, block, shop or office

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. The price is always agreed first.

What to let us know when you get in touch

The more you let us know, the easier it is to price the survey. When you contact us, it helps to mention:

  • Why you want a survey: buying, a leak, a storm or new work
  • Any marks or damp showing indoors
  • Any photos you have, taken from ground level or a window
  • Where the property is, with the postcode

Photos help, if you have them. Take them safely from ground level or a window, and please don’t climb up for a closer look. To send them or to book, call 07833 053749 or drop us an email.

Horndon on the Hill homes and their roofs

Horndon on the Hill is within about 3 miles of the coast, and places near the sea get more salt in the air and more wind than inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces. Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, with post-war and more recent estates making up much of the newer housing. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

Landlords with a home close to Stanford-Le-Hope station may find that a roof report helps you deal with small faults before they turn into a call from a tenant. Shop and office owners around Eastgate Shopping Centre may find that a written record of the roof’s condition helps you plan maintenance rather than react to leaks. If you live in an older home near Church of St Peter and St Paul, its chimney, valleys and lead work are likely to be the parts that need attention first.

Horndon on the Hill is about 1 mile west of Stanford-le-Hope, in Thurrock. We survey roofs in Horndon on the Hill and the rest of Thurrock. Horndon on the Hill is one of the places in Thurrock where we work. We also survey roofs in Chelmsford.

What we do, step by step

Photographs are taken throughout the visit, so the report shows exactly what we saw. We take close-ups from wherever is safe. A typical visit takes about 1–2 hours for most houses, while a commercial roof takes nearer three to four hours. In a small place like Horndon on the Hill, access is typically the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. We start by hearing about any drips, overflows or damp patches.
  2. We look along the gutters, downpipes and fascias from ground level and from windows.
  3. We check hidden gutters, such as valleys and parapets, where it’s safe to see them.
  4. Where the loft can be reached safely, we check it for staining or damp.
  5. The findings are written up with photographs and recommendations.

Advice

Your questions about gutter surveys in Horndon on the Hill

How do I find out if my home in Horndon on the Hill is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Do you survey roofs for landlords with property near Stanford-Le-Hope station?

Of course. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.

How long have you been surveying roofs?

We have completed more than 5,000 surveys, across 20+ years of surveying roofs, and 98% of clients are satisfied.

What will the report tell me?

It explains what we saw, what it means and what we’d suggest, with photos throughout. Anything we couldn’t see safely is noted too, so you know exactly what was covered.

Do you use drones?

Where it’s applicable and safe, yes. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

Is this a RICS survey?

No. We look at the roof, not the whole building, so it is not a RICS Level 2 or Level 3 survey. Many buyers have both.

Will you check if gutters are causing damp inside?

We check whether rainwater from the gutters is reaching the wall from overflows, leaking joints or loose downpipes. We cannot see inside the wall itself, so we report on what’s visible.

DIY checks: what’s safe

Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

Practical tips

Here are a few things we’d tell any owner, before and after a survey:

  • Check for spilling water in a downpour
  • Ask for valleys and parapet gutters to be cleared too
  • Look for new stains on ceilings below valleys after rain
  • Don’t climb a ladder to look in the gutters

Where the evidence points to drains below ground, the report says so, so a drain survey can be arranged. We also note anything else we spot on the roof while we’re there.

Get small faults like a dripping joint or loose downpipe sorted quickly. Left alone, they usually grow and spilled water harms brickwork and woodwork.

What happens if roof problems are left?

A blocked valley or parapet gutter doesn’t spill harmlessly. It can back up into the loft space and the rooms below usually during the worst downpours. Having them checked before autumn and winter makes sense. Older and listed buildings around Horndon on the Hill may need consent and matching materials for repairs, so a defect found early gives time to plan the work properly.

The Premium Survey includes thermal imaging and drone inspection where applicable, from £400 with VAT included. We will tell you which package suits the questions you have.
