Independent gutter surveys in Milton Common

Gutter surveys for homes and businesses in Milton Common

Your gutters take the rain from the roof and lead it away from the walls. If they clog, drip or sag, the water ends up somewhere it shouldn’t, often down the brickwork or into the building. We check the full rainwater system above ground, including gutters, valleys, outlets, hoppers and downpipes. You get a written report with photos. Common reasons to book are valley or box gutters that overflow inside and gutters full of debris and silt, on fascias and soffits, valley gutters and parapet and box gutters.

Village roofs frequently face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. Lead flashings and old chimney stacks are frequently where weather gets in first.

Findings are set out part by part, from the coverings down to the gutters, with a note and a photo for each point. You will see the good as well as the bad.

Honest limits

Without opening up the roof, some things stay hidden, so a survey has limits:

  • Gutters out of sight from each safe vantage point
  • The inside of a downpipe along its whole length
  • The inside of buried drains

If you’re not sure which survey you need, ring 07833 053749 or email us and we will give you a straight answer before booking. The full list of what we check.

Roof types and parts we check

  • Eaves gutters
  • Outlets and hoppers
  • Valley gutters
  • Parapet and box gutters
  • Downpipes
  • Fascias and soffits

What happens on the day

We photograph the roof as we go, so you can see in the report what we found and where. We take close-ups from wherever is safe, including by drone where it is applicable and the weather allows. Most surveys take between one and two hours for most houses, or half a day or so for a commercial building. Somewhere as small as Milton Common, access is frequently the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. We agree which parts of the building you’re most worried about.
  2. We look along each run for debris, sagging and drips.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. We check fascias, soffits and walls for water damage.
  5. You get photos and written recommendations, prioritised where relevant.

Before the survey

  • Have keys ready for side gates, garages or roof access doors
  • Have any questions written down, so nothing gets missed
  • Buyers: confirm access with the estate agent or seller

Why get it checked now?

It’s easy to put damp down to the wrong cause. When rainwater goods are the source, treating the wall alone will not solve it. A gutter survey helps rule the rainwater system in or out. For older village homes like those around Milton Common, the right replacement materials are not always easy to find quickly. That’s one more reason to find defects before they become urgent.

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, all including VAT. The price for your roof depends on its size, access and what you want to find out.

Milton Common: your questions answered

How do I find out if my home in Milton Common is listed?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.

Is Milton Common within the area you cover?

Yes, we do. We survey roofs across London and South East England, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

When does the report arrive?

Report times are set by the package. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. Mention any deadline when booking.

What does a gutter survey cost?

The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all including VAT. Just phone 07833 053749 or drop us an email for a price.

Do you test soffits or gutters for asbestos?

No. We do not carry out asbestos testing. Where gutters, downpipes or soffits could be asbestos cement, we flag them so a specialist asbestos surveyor can check before any work.

Will you check if gutters are causing damp inside?

Leaking gutters and downpipes are a common cause of damp walls, and we check for exactly that. If the cause looks like something else, the report says so as far as we can tell from what’s visible.

What’s the best way to book?

To book, call 07833 053749 or use the contact form with the address, the type of property and what’s prompted the survey. We will confirm the price and find a day that suits.

Tips that help

You don’t need to be a roofer to help. What helps most:

  • Watch the gutters during heavy rain
  • Book gutter clearing once a year, more often near trees
  • Check the loft with care after heavy rain
  • Note any damp stains below the gutters

After any work is done, watch the gutters in the next heavy rain. Water should run to the outlets and away without spilling over. If it doesn’t, tell whoever did the work.

Get the gutters cleared every year or more often near trees. The best time is normally after the leaves have dropped. Clean gutters can do their job.

What a gutter survey looks like in Milton Common

About 3.8 miles south-east lies Adwell House, a reminder of how long the area around Milton Common has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first. West Oxfordshire’s older buildings frequently carry Cotswold stone slates, and a few villages in the county keep their thatch. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Whatever the covering, it’s frequently the fixings, flashings, valleys and gutters that give out first.

Milton Common is about 4 miles west of Thame, in Oxfordshire. Milton Common is one of many places we visit across Oxfordshire. We cover towns and villages across Oxfordshire, from the larger towns to small villages. For surveys nearby, see our Oxford page.

If you own several properties, you can book surveys for several addresses. To discuss a number of properties, ring 07833 053749 or drop us an email with the addresses.

Businesses and commercial landlords can book us too, including offices, shops and units. Bigger roofs take more time, so they’re priced to suit.

What we are asked to look at in Milton Common

Many people get in touch after seeing water pour over a gutter in heavy rain. Others spot damp patches, ceiling stains or green marks on the walls. The survey helps pin down the source before more damage is done.

Things that frequently lead to a survey include:

  • Leaks at the gutter joints
  • Overflowing valley or parapet gutters
  • Hoppers and outlets full of debris
  • Gutters full of debris and silt

The streets around a church such as Church of St Helen are often among the oldest in a place, and if you own one of the older houses nearby, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Questions to ask before booking

  • Whether the inside of the roof is included
  • Which parts of the roof they’ll actually see
  • What’s outside the scope of the survey
  • Whether you can ask questions once you have the report
