Independent gutter surveys in Pangbourne

Roof by roof

Box and secret gutters

Box and secret gutters often cause leaks indoors. Outlets, linings and overflows are checked as far as access allows.

Lead-lined valley and parapet gutters

We check the lining, the joints and the outlets where it’s safe to see them. Missing lead is something we check for too.

About our gutter survey in Pangbourne

Eaves gutters at the front of a building are easy to spot, but many are not. Valley gutters between slopes, gutters behind parapet walls and box or secret gutters can send water indoors when they overflow. We inspect them as far as it is safe to see them, from the ground, from windows, from the loft space and from the roof where it is safe. Many leaks indoors start at a hidden gutter. Typical surveys look at soffits marked by water and gutters overflowing in heavy rain, on downpipes, fascias and soffits and valley gutters.

In a smaller place like Pangbourne, some roofs stand more exposed to wind and rain than in a built-up town. That weather tells first on ridges, verges, chimneys and flashings. A proper look shows whether anything has started to loosen. A loose ridge tile or slate gives the wind something to catch, and others soon follow.

Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

The survey, step by step

You do not need to do much on the day. Point out anything you’ve noticed, like stains, drips or loose pieces, and we’ll take it from there. A typical survey takes about one to two hours at a typical home, rising to roughly 3–4 hours on a commercial building. Homes around Pangbourne often have gardens on more than one side, which gives us room to step back and see the roof. Mention any side of the property we can’t get to. The loft, where there is safe access, completes the picture.

  1. First, we agree the areas to focus on.
  2. We look along each run for debris, sagging and drips.
  3. Outlets, hoppers, downpipes and overflows are inspected.
  4. We check fascias, soffits and walls for water damage.
  5. Findings are photographed and set out in a written report.

Before the survey

  • If you are buying, let the agent know when we are coming
  • Move anything stored under the loft hatch
  • Note where any stains or damp appear

Advice

Why it is worth a survey now in Pangbourne

Our report is a dated record of what we found, useful when you are planning maintenance or getting work priced. Without one, it’s guesswork from the ground. Homes in smaller places like Pangbourne can face more weather, so a loose ridge or verge soon lets rain in. Wind gets under it and lifts more.

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. The price is confirmed before you book.

Take a look at what a roof survey costs and what we found on two real jobs.

How we price gutter surveys

A few things affect what a survey costs:

  • Which survey package you book
  • How big the roof is
  • Commercial roofs and larger buildings
  • Extra roofs, like extensions, dormers or garages

All our prices include VAT. Prices start from £150, including VAT. You’ll know the price for your roof before booking.

What we need to know

There is no need for technical words. It’s enough to let us know:

  • Access details, like a loft hatch or a shared roof
  • Dates you’re working to, like exchange
  • Where water is showing inside, if it is
  • Why you want a survey: buying, a leak, a storm or new work

A quick phone call is usually the easiest start: ring 07833 053749 or email us and we’ll ask a few questions about the roof. The price is agreed before a date is set.

Landlord and commercial surveys in Pangbourne

We survey roofs for landlords and agents as well as homeowners. A written report with photos gives you a clear record of the gutter.

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Let us know about it when you book and we will plan the visit with that in mind.

Pangbourne questions

Is Pangbourne within the area you cover?

Yes. Pangbourne is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and South East England. Just mention lanes, gates or anything else about the route as you book.

How do I find out if my home in Pangbourne is listed?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.

When is the best time for a gutter survey?

Any time of year works. Booking before autumn and winter gives you time to plan though problems often show up after heavy rain.

What do I do with the report?

You will receive the report by email, and you decide the next step: use it with a seller, an insurer, a roofer or a managing agent.

Is this a RICS survey?

No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you will need a RICS survey as well.

When does the report arrive?

It depends on the package: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. The report is emailed to you.

Are you structural engineers?

No. We are roof surveyors, not structural engineers, and it does not include calculations. If we see signs that need an engineer’s opinion, we’ll recommend one.

Roofs, chimneys and gutters in Pangbourne

Older buildings in west Oxfordshire often have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. With Basildon Park about 1.9 miles north-west, Pangbourne sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.

If you own a rental within reach of Pangbourne station, the gap between tenancies is a good time to have the roof looked at. The streets around a church like Church of St James the Less are frequently among the oldest in a place, and if your house is among the older ones nearby, its roof may have old fixings, lead flashings and chimneys that need a closer look. For site and facilities teams at buildings like Pangbourne Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Useful tips for Pangbourne property owners

Getting the most from a gutter survey starts before we arrive and carries on afterwards. Some tips:

  • Keep climbers away from the eaves
  • Make sure downpipe clips are holding
  • Look out for overflows when it pours
  • Check the loft with care after heavy rain

Where the evidence points to drains below ground, the report says so, so you can arrange a drain survey. We also note anything else we spot on the roof while we are there.

Get trees and climbers near the eaves trimmed back using someone with the right kit. Less debris means fewer blocked outlets.
