About our gutter survey in Phoenix Green
Damp patches on inside walls, stains below a valley or water running down the brickwork frequently trace back to the gutters. We check whether gutters, outlets or downpipes are the likely source, from everything that’s safely in view. Where the cause looks more like the roof covering or a flashing, the report says so. The next step is suggested too. Typical surveys look at leaking or loose downpipes and overflowing eaves gutters, on eaves gutters, valley gutters and downpipes.
Somewhere as small as Phoenix Green, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. We report on whatever is safely visible, and thatch is a specialist material. On older roofs, it’s usually the chimneys and lead flashings that need work first.
We keep jargon out of it: where something needs attention, it says so plainly.

Local roofs in Phoenix Green
A number of Hampshire villages keep thatched roofs on their older buildings. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. Knowing the covering helps explain which parts of a roof are likely to need work first. England has around 10,000 conservation areas and about 500,000 listed buildings. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so check with the council.
If you look after a shop, office or commercial unit, for instance near Hart Shopping Centre, a written record of the roof’s condition helps you plan maintenance rather than react to leaks. Anyone responsible for a site like Greenfields Junior School will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If you own one of the older houses in the streets near St Mary's Church, its roof may have old fixings, lead flashings and chimneys that need a closer look.

What we look for on each type of roof
Fascias and soffits
Overflowing water stains soffits and rots timber. We check them along with the gutters.
Lead-lined valley and parapet gutters
Some older roofs have a central valley running to the back, and a blockage there can overflow inside. It is inspected as far as safe access allows.
How we price gutter surveys
What a survey costs depends on the time and equipment it needs. That comes down to:
- Commercial roofs and larger buildings
- Chimneys, valleys, parapets and other details
- Roof area
- Height and safe access
Every price we give includes VAT. Gutter survey starts from £150, including VAT. We confirm the price for your survey before booking.
What to tell us when you get in touch
Before you get in touch, it is useful to have:
- Whether there is a loft hatch, a shared roof or tricky access
- Any photos you have, taken from the ground or a window
- Dates you’re working to, such as exchange
- Why you want a survey: buying, a leak, a storm or new work
A quick phone call is normally the easiest start: call 07833 053749 or send us an email, and we will ask about the building and what you need. You’ll have a price before anything is arranged.
Checking the roof from ground level
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, as it helps a surveyor trace the cause.
The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That part is for a survey, using safe viewpoints and a drone where it applies.
Why it’s worth a survey now in Phoenix Green
Clearing gutters removes the debris, but it does not tell you why a gutter overflows. Our survey also looks at falls, joints, brackets, outlets and downpipes, so you know whether there’s more to it. Matching old materials, such as handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.
The Premium Survey includes thermal imaging and drone inspection where applicable, from £400 including VAT. We can help you choose the package that fits what you want to find out.
Why us?

- Two decades and more of roof surveys
- Customer satisfaction of 98%
- Drone flown under a CAA Flyer ID and Operator ID

The survey, step by step
We don’t take risks to get a closer look. We inspect whatever is safely visible, and anything we can’t see is noted in the report. Most visits take an hour or two for most homes, and longer where there are parapet, valley or box gutters to follow. Cottages and farmhouses around Phoenix Green often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.
- You tell us where you’ve seen overflows, drips or damp.
- We walk round the building and check the gutters, downpipes and fascias from the ground.
- We look at hidden gutters as far as safe access allows.
- Where it is safe, we check the loft for signs of water.
- You receive a report with photos and recommendations.
Before we arrive
- If you are buying, check with the agent that we can get in
- Unlock side gates and any roof access doors
- Gather any invoices or paperwork from past roof work

Advice
Phoenix Green: your questions answered
Do you survey roofs for landlords with property near Winchfield station?
Of course. We just need to know who will give access, and we can send the report to you or your agent.
Do you cover smaller places like Phoenix Green?
Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there when booking.
Will you fly a drone over my roof?
Yes, where it is applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.
Can you survey a shared roof?
Yes. A shared roof needs access agreed first, with the building owner or managing agent. Let us know about it as you book and we’ll plan the survey around it.
How quickly is the report sent?
Report times are set by the package. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. Mention any deadline when booking.
Do you climb onto every roof?
Only where it’s safe to do so. We check everything that can be seen safely: from the ground, from windows and vantage points, from the loft space, from the roof itself where safe and by drone where applicable. Anything we can’t see is noted in the report.
Is it the same as a RICS Level 2 or Level 3 survey?
No. This is a survey of the roof only, and it isn’t a RICS Level 2 or Level 3 survey. Many buyers have both.
Useful tips for Phoenix Green property owners
There’s plenty you can do without going near the roof. Here’s what helps most:
- Check from the ground or a window, not a ladder
- Watch ceilings under valley gutters for fresh marks
- Book gutter clearing once a year, more often near trees
- Get trees that overhang the gutters trimmed
For let and shared buildings, the report can go on file and use it to plan upkeep. Photos make it easier to explain the work to owners, tenants or contractors.
Look at the gutters from indoors or the ground when it pours. Overflows and dripping joints are a sign to act before the walls suffer.
