Local roofs in Pinkneys Green
Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, and flat-roofed additions turn up almost everywhere. Knowing the covering helps explain which parts of a roof are likely to need work first. Historic houses such as Harleyford Manor, about 2.6 miles north-west, show how far back building in the area around Pinkneys Green goes. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years.
If you let a flat or house near Furze Platt station, the gap between tenancies is a good time to have the roof looked at. Take a building like Courthouse Junior School: large buildings have long gutter runs and big roofs that need checking like any other.

Gutter survey in Pinkneys Green: what you get
Eaves gutters at the front of a building are easy to spot but plenty of gutters are tucked away. Valley gutters between slopes, gutters behind parapet walls and box or secret gutters can send water indoors when they overflow. We check them as far as they can safely be seen using vantage points, the roof space and the roof itself where safe. Many leaks indoors start at a hidden gutter. If you’ve noticed joints that drip after rain and rotten fascias or stained soffits, a survey will tell you what’s going on, on parapet and box gutters, fascias and soffits and downpipes alike.
In a smaller place like Pinkneys Green, homes range from older cottages to bungalows and newer houses. Coverings range from slate and clay tiles on older homes to concrete tiles on many later ones. Chimneys, valleys and gutters on older homes often need the most attention. The fixings under an older roof often fail before good slates or tiles do.
We keep jargon out of it: where something needs attention, it says so plainly.

Common questions in Pinkneys Green
Do you cover smaller places like Pinkneys Green?
Yes, smaller places are covered as well as towns. Our area covers London and South East England. Just mention lanes, gates or anything else about the route as you book.
Do you survey roofs for landlords with property near Furze Platt station?
Yes, that is a common request. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.
Do I need to be at home?
Someone needs to let us in if we’re looking inside or in the loft. We will talk about access when you book.
Will you check the loft?
If there’s a loft and safe access to it, yes. From inside, the underside of the roof often shows damp, staining or daylight that cannot be seen from outside.
Will you fly a drone over my roof?
Yes, where it’s applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.
Do you survey underground drains?
No. We look at above-ground rainwater only down to where the downpipes reach the ground. Where a below-ground drain seems to be the problem, we will tell you.
Can you give me structural calculations?
No. We are roof surveyors, not structural engineers. If we see signs that need an engineer’s opinion, we’ll recommend one.
Checking the roof from ground level
A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.
After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it.

The survey, step by step
Every roof is different; as a rough guide, the survey takes between one and two hours for most houses; commercial roofs usually need 3–4 hours. You’re welcome to ask questions while we are there. Parking around Pinkneys Green is normally easier than in a town centre, but mention lanes, gates or long drives. Low roofs on bungalows can often be seen well from the ground, and the loft shows the rest, while taller roofs may need other vantage points or the drone where it applies.

Advice
Common roof problems in Pinkneys Green
Overflowing gutters in a downpour are a common reason to book. Others notice a damp wall, a stained ceiling or a green streak down the brickwork. The survey helps pin down the source before it causes more harm.
These are some of the problems a survey can pick up:
- Downpipes that are split or coming away
- Blocked outlets and hoppers
- Leaks at the gutter joints
- Soffits marked by water
Take an older house close to Church of St. James the Less: old fixings, lead flashings and tall chimneys are typical of older roofs.
Before booking anyone
- Whether any drone flown is registered with the CAA
- Whether VAT is in the quoted price
- Their track record with similar roofs
- What the report includes, and whether it has photographs
Tips from our surveys
Here are a few things we’d tell any owner:
- Do not climb a ladder to look in the gutters
- Watch ceilings under valley gutters for fresh marks
- Check that downpipes are firmly fixed to the wall
- Look for green streaks or damp patches on walls
Once work is carried out, keep an eye on the gutters in the next downpour. Water should run to the outlets and away without spilling over, and if it does not, raise it with whoever did the job.
Get the gutters cleared every year or more frequently near trees. The best time is usually after the leaves have dropped. Clean gutters can do their job.
What we look for on each type of roof
Cast iron gutters
A cracked cast iron downpipe can leak down the wall unseen, so we check the wall behind for staining.
Lead-lined valley and parapet gutters
We look at the lining, the joints and the outlets where it is safe to see them. Lead is also a target for theft.
For landlords and managing agents
Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out by urgency where it matters.
We also survey roofs for businesses and commercial landlords, including offices, shops and units. Larger roofs take longer.
