How we price gutter surveys

Several things affect the price of a survey:

  • Features like valleys, chimneys, dormers and parapets
  • How tall the building is and how easy the roof is to see
  • How many separate roofs there are, such as extensions, dormers and garages
  • Any need for thermal images or a drone flight

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Gutter survey starts from £150, including VAT.

Helping us price your survey

Here’s what helps us most when you get in touch:

  • When you need the report by
  • The address and postcode of the property
  • Any stains, drips or damp patches you’ve seen indoors
  • What made you get in touch

To book a survey, ring 07833 053749 or drop us an email and tell us the address and what’s prompted the survey. We’ll confirm the price before you book.

About our gutter survey in Sarisbury Green

Damp on walls, water marks under a valley or streaks down the brickwork often trace back to the gutters. Our gutter survey helps show whether the rainwater system is the cause, from whatever is safely visible. Where the cause looks more like the roof covering or a flashing, the report says so. The next step is suggested too. Common reasons to book are gutters overflowing in heavy rain and leaking or loose downpipes, across fascias and soffits, eaves gutters and downpipes.

Trees around homes in smaller places like Sarisbury Green drop leaves, twigs and moss onto roofs and into gutters. Blocked gutters overflow and soak the walls below, and moss holds water against tiles. It’s the kind of slow problem a roof report picks up early. Moss on the roof and weeds in the gutter are both easy to spot from ground level.

Every survey ends with a written report, with photos, emailed to you. It explains the condition of the gutter, the defects we found and what we recommend.

What we can’t see

A survey is a proper look at the gutter, but it cannot do everything. The main limits are:

  • Hidden sections we cannot view safely
  • Asbestos testing of old gutters, downpipes or soffits
  • Blockages deep inside downpipes

Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we’ll tell you before booking. The full list of what we check.

What we look at

  • Valley gutters
  • Downpipes
  • Eaves gutters
  • Parapet and box gutters
  • Outlets and hoppers

What we do, step by step

Before we start, tell us why you’ve booked: a purchase, a leak, a storm, new work or simply peace of mind. That way we can focus on what matters to you. Most visits take roughly 1–2 hours for most houses, while a commercial roof takes nearer three to four hours. A visit to Sarisbury Green is planned like any other: the time, the access and where to park are agreed beforehand. Weekday and weekend visits are both possible. If there are outbuildings or garages you want looked at, mention them.

  1. We start with what you’ve noticed, like damp or overflowing gutters.
  2. The eaves gutters, downpipes and fascias are looked at from ground level and windows.
  3. We look at hidden gutters as far as safe access allows.
  4. Where it’s safe, we check the loft for signs of water.
  5. You receive a report with photos and recommendations.

Sarisbury Green: your questions answered

Is the coastal weather around Sarisbury Green hard on roofs?

It can do. Sarisbury Green is within about 2 miles of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.

Does a conservation area affect roof work in Sarisbury Green?

Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.

What’s the price of a gutter survey?

Our price is from £150, including VAT. The price depends on the size of the building and how easy the gutters are to see. For a price, ring 07833 053749 or send us an email.

Will you fly a drone over my roof?

Where it is applicable and safe, yes. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.

Is it the same as a RICS Level 2 or Level 3 survey?

No. This is a survey of the roof only, and it is not a RICS Level 2 or Level 3 survey. Many buyers have both.

Are you structural engineers?

No. Our survey isn’t a structural engineer’s report. If we see signs that need an engineer’s opinion, we’ll recommend one.

What happens after the survey?

The report comes by email, and what you do next is up to you: use it with a seller, an insurer, a roofer or a managing agent.

Sarisbury Green homes and their roofs

Sarisbury Green is within about 2 miles of the coast, so there’s more wind and more salt in the air than further inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof. A number of Hampshire villages keep thatched roofs on their older buildings. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

The streets around a church such as Church of St Paul are frequently among the oldest in a place, and if your home is one of the older ones nearby, old fixings, lead flashings and tall chimneys are typical of older roofs. Landlords with a home close to Swanwick station may find that a dated record of the roof is useful when planning maintenance across a let.

Sarisbury Green is about 1 mile west of Locks Heath, in Hampshire. From houses to flats and shops in Sarisbury Green, we can survey the roof on a weekday or at the weekend. Our area takes in places right across Hampshire, large and small. Southampton is in our area too.

Signs you need a gutter survey in Sarisbury Green

Most gutter joints rely on seals or sealant that wear out. Plastic gutters move with heat and cold, and in time their joints can drip. Cast iron joints can corrode and part once the paint has worn away.

Look out for signs like these:

  • Downpipes that are split or coming away
  • Valley or box gutters that overflow inside
  • Gutters that have fallen out of line
  • Gutters overflowing in heavy rain

Take a building like Sarisbury Infant School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Questions to ask before you book

  • Whether the price includes VAT
  • Which viewpoints they use to see the roof
  • What the report includes, and whether it has photos
  • Are they insured for the work?

What a roof survey includes

What we look for on each type of roof

Fascias and soffits

Overflowing water stains soffits and rots timber. They’re looked at as part of the survey.

Cast iron gutters

Cast iron tends to fail at the joints and fixings. We note corrosion, cracks and leaking joints as far as we can see them.
