FAQs for Shottesbrooke

Will you come out to Shottesbrooke?

Yes, Shottesbrooke is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Does a conservation area affect roof work in Shottesbrooke?

The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.

Do you carry professional indemnity insurance?

We hold professional indemnity and public liability insurance.

Can you tell me if my old gutters contain asbestos?

No. We do not carry out asbestos testing. Where gutters, downpipes or soffits could be asbestos cement, we flag them so a specialist asbestos surveyor can check before any work.

Do you climb onto every roof?

Not always. Some roofs are too steep or fragile to walk on safely. We use safe viewpoints, the roof space and a drone where applicable, and the report records anything we couldn’t see.

Are hidden gutters like valleys and box gutters included?

Yes, as far as they can be seen safely. We use the ground, windows, the loft space and the roof where it is safe and a drone where applicable.

Will you check if gutters are causing damp inside?

We check whether rainwater from the gutters is reaching the wall, through overflows, drips or damaged downpipes. We cannot see inside walls, so the report covers what can be seen.

Gutter survey in Shottesbrooke: what you get

Damp on walls, water marks under a valley or streaks down the brickwork often trace back to the gutters. Our gutter survey helps show whether the rainwater system is the cause, as far as can be seen safely. If the evidence points elsewhere, such as a flashing or the roof covering, we will say so, with a suggested next step. If you’ve noticed cracked or loose downpipes and blocked outlets and hoppers, we can find out what’s behind it.

Somewhere as small as Shottesbrooke, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs often need the most attention.

Every survey ends with a written report, with photos, emailed to you. It sets out the condition of the gutter, any defects and our written recommendations.

Before and after the survey

There is plenty you can do without going near the roof. What helps most:

  • Check for spilling water in a downpour
  • Watch for green marks down the brickwork
  • Don’t leave hidden gutters out of a clear-out
  • Check the loft with care after heavy rain

After any work is done, watch the gutters in the next heavy rain. Rain should flow to the outlets and down the downpipes. If it does not, tell whoever did the work.

Have your gutters cleared at least once a year, and more often if trees overhang the roof. The best time is normally after the leaves have dropped. Clear gutters can carry water away as they should.

Checking the roof from ground level

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That is where a survey comes in.

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, as it helps a surveyor trace the cause.

The survey, step by step

Before we start, let us know why you’ve booked: a purchase, a leak, a storm, new work or simply peace of mind. That way we can focus on what matters to you. Most visits take about one to two hours at most homes, while a commercial roof takes nearer three to four hours. Cottages and farmhouses around Shottesbrooke frequently have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.

  1. We agree which parts of the building you’re most worried about.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. Outlets, hoppers, downpipes and overflows are inspected.
  4. We check fascias, soffits and walls for water damage.
  5. You get photos and written recommendations, prioritised where relevant.

Before we arrive

  • If the roof is shared, arrange access with whoever manages the building
  • Keep pets in another room
  • If you are buying, let the agent know when we are coming
