Landlords, agents and block managers in Snowdown

Letting agents frequently book on a landlord’s behalf, and the report can go to both. Access is agreed with the tenant ahead of time.

If the property is let, the agent or a tenant can let us in, at a time agreed ahead of time. We survey on weekdays and at weekends, which helps when tenants work during the week.

Gutter survey in Snowdown: what you get

Gutters carry rain off the roof and away from the walls. If they clog, drip or sag, the water ends up somewhere it shouldn’t, often down the brickwork or into the building. Our survey looks at the whole rainwater system above ground, from eaves gutters and valleys to outlets, hoppers and downpipes. The findings go into a written report with photos. We survey eaves gutters, outlets and hoppers and valley gutters, and common reasons people get in touch are leaves and moss blocking gutters and blocked outlets and hoppers.

Older buildings in small places like Snowdown may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials such as clay tiles, slate and stone are frequently matched when work is done.

Nothing in the report is left vague: if work is needed, the report says so clearly, and where it can wait, that’s said too.

What affects the cost of gutter surveys

Not every roof costs the same to survey, and it comes down to:

  • How tall the building is and how easy the roof is to see
  • Whether you choose the Basic, Standard or Premium Survey
  • Whether it’s a home or a commercial building
  • The size of the roof

Prices start from £150, including VAT. The final price depends on the size and height of the roof, how it can be seen safely and which survey you book.

What we need to know

Here’s what helps us most when you get in touch:

  • The address and postcode of the property
  • Why you want a survey: buying, a leak, a storm or new work
  • Access details, such as a loft hatch or a shared roof
  • Where any leaks, stains or damp patches show inside

Surveys can be booked for weekdays, Saturdays or Sundays. To find a date that works for you, call 07833 053749 or send us an email.

Your questions about gutter surveys in Snowdown

Does a conservation area affect roof work in Snowdown?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.

Can a landlord with a rental near Snowdown station book a roof survey?

Yes, rented property is part of what we cover. You can call 07833 053749 or email us with the address and a few details.

What’s the best way to book?

It is easiest to phone 07833 053749 or drop us an email. Tell us the address and a little about the roof, and we will take it from there. Surveys run on any day of the week.

What will the report tell me?

It explains what we saw, what it means and what we’d suggest, with photos throughout. It also says if any part of the roof couldn’t be seen safely, so you know exactly what was covered.

Does the season matter for a gutter survey?

There is no wrong time. If water is already spilling over, book sooner rather than later, because the walls take the water.

Do I need to be at home?

Not always. If we only need the outside, we can agree that ahead of time, but anything inside needs someone there to give access.

I live in a flat. Can you survey the roof?

Yes. A shared roof needs access agreed first. Mention it when you contact us and we’ll explain what’s needed.

What a gutter survey doesn’t cover

We only report everything that’s safely in view on the day, so there are some things a survey can’t cover:

  • Parts of gutters that can’t be seen safely
  • The inside of a downpipe along its whole length
  • Whether a material contains asbestos (a specialist asbestos surveyor’s job)

Not sure which survey suits your roof? You can call 07833 053749 or email us and we’ll tell you. The full list of what we check.

What this survey covers

  • Valley gutters
  • Eaves gutters
  • Outlets and hoppers
  • Parapet and box gutters
  • Fascias and soffits
  • Downpipes

Can I check my roof myself?

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, which helps when we look at the roof.

Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.

What we do, step by step

Where it’s relevant and can be reached safely, the roof space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey normally takes between one and two hours on an ordinary house, though large, tall or awkward roofs take more time. In a hamlet or village like Snowdown, a postcode doesn’t always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. You let us know where you’ve seen overflows, drips or damp.
  2. The eaves gutters, downpipes and fascias are checked from ground level and windows.
  3. Valleys, parapets and box gutters are inspected where they can be seen safely.
  4. The roof space is checked for staining, where it can be reached safely.
  5. A report with photos and recommendations follows.

Before the survey

  • If you’re buying, check with the agent that we can get in
  • Have any questions written down, so nothing gets missed
  • Find any records of previous roof work

Tips from our surveys

Getting the most from a gutter survey starts before we arrive and carries on afterwards. Some tips:

  • Watch for green marks down the brickwork
  • Watch the gutters during heavy rain
  • Get the gutters cleaned out every year
  • Look for new stains on ceilings below valleys after rain

If we think the problem lies underground, we’ll say so, so a drain survey can be arranged. We also note anything else we spot on the roof while we’re there.

Have overhanging branches and climbing plants cut back from the roof by someone who can do it safely. Fewer leaves in the gutters means fewer blockages.

Gutter surveys in Snowdown: local notes

Across Kent, older roofs are frequently handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. Goodnestone Park, about 2 miles north, is one of the historic houses in the wider area around Snowdown. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material.

If you let a flat or house near Snowdown station, a dated record of the roof is useful when planning maintenance across a let. Take an older house close to St Peter: its roof may have old fixings, lead flashings and chimneys that need a closer look. For site and facilities teams at buildings like St Joseph's Catholic Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.
