Gutter surveys near Woodmancote

The survey, step by step

Before we start, let us know why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. The visit typically takes roughly 1–2 hours at a house, depending on how many gutter runs and downpipes there are. In a small place like Woodmancote, access is normally the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. We start with what you’ve noticed, like damp or overflowing gutters.
  2. We walk round the building and check the gutters, downpipes and fascias from the ground.
  3. We check hidden gutters as far as safe access allows.
  4. Where it is safe, we check the loft for signs of water.
  5. A written report with photos and recommendations follows.

About our gutter survey in Woodmancote

Damp on walls, water marks under a valley or streaks down the brickwork can often be traced to the gutters. Our gutter survey helps show whether the rainwater system is the cause, as far as can safely be seen. Where the cause looks more like the roof covering or a flashing, the report says so. The next step is suggested too. We survey downpipes, fascias and soffits and valley gutters, and people most often book us about choked outlets or hopper heads and water backing up from a hidden gutter.

In a village or hamlet like Woodmancote, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it is normally the chimneys and lead flashings that need work first.

The report does not just list problems. It explains what we found, why it matters and what we recommend.

Tips that help

A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:

  • Leave gutter checks at height to someone equipped for it
  • Note any damp stains below the gutters
  • Check downpipe clips are holding
  • Have overhanging branches cut back

If we think the problem lies underground, we’ll say so, so you can arrange a drain survey. Anything else we notice on the roof, as far as we can see it, is noted too.

Watch your gutters from the ground or a window during heavy rain. Overflows and dripping joints are a sign to act before the walls suffer.

DIY checks: what’s safe

It helps to keep a record: dates of leaks, photos from ground level and any work done on the roof. Share it with us when booking.

A DIY look is useful, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.

What a gutter survey looks like in Woodmancote

Woodmancote lies within about 2 miles of the sea, and being near the sea means more wind and salt than a roof inland would face. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift. Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. Some old buildings in Sussex have Horsham stone slab roofs. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

If you look after a building such as Bourne Community College, a written record of a large roof helps plan work for the holidays rather than in term time. Living close to Stansted Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and blocked gutters overflow and soak walls. The streets around a church like Woodmancote Church are frequently among the oldest in a place, and if your house is among the older ones nearby, its chimney, valleys and lead work are likely to be the parts that need attention first.

Why act early in Woodmancote

Small gutter faults rarely fix themselves. Each heavy rain puts more water where it shouldn’t be on the walls, the fascias and sometimes the rooms inside. Getting it surveyed now shows what needs attention first. Around Woodmancote, older homes frequently have old roof timbers, where water from a failed roof can cause rot if it is left.

A Basic Survey starts from £150, including VAT. Standard is from £250 and Premium from £400. You will know the price for your survey before booking.

What affects the price in Woodmancote

The price reflects the time and kit the roof needs. That comes down to:

  • The shape of the roof and its details
  • Any need for thermal images or a drone flight
  • Basic, Standard or Premium
  • The type of building, from a house to a block or an office

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, from £400 inc. VAT. We’ll tell you which package suits the questions you have.

What we need to know

When you call or email, these details help:

  • The style of property, from a terrace to a block
  • Pictures from the garden or a window, if you have them
  • Your timetable, such as an exchange date
  • Whether there’s a loft hatch, a shared roof or tricky access

Once you know what you need, call 07833 053749 or use the contact form. We’ll suggest a package, agree the price and find a date.

Landlords, agents and block managers in Woodmancote

Letting agents can arrange access with tenants. Surveys run seven days a week, which helps when tenants work during the week.

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait, which helps when budgeting.

Common questions in Woodmancote

Is Woodmancote within the area you cover?

Yes. Woodmancote is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there as you book.

Does being near the coast affect roofs in Woodmancote?

Frequently, yes. Woodmancote is within about 2 miles of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.

How long have you been surveying roofs?

We have completed more than 5,000 surveys, over more than 20 years, and 98% of customers are satisfied.

Will the survey check for asbestos?

No. We don’t test for asbestos. Where gutters, downpipes or soffits could be asbestos cement, we flag them and recommend a specialist asbestos surveyor checks them before they’re disturbed.

When is the best time for a gutter survey?

Whenever suits you. If you’ve already seen a gutter overflowing, it’s best not to wait as overflowing water can damage walls.

Will I get photos?

Yes. Photos are taken throughout the survey, and they go into the written report alongside our recommendations.

What will the report tell me?

It works through the roof part by part, in writing and with photos, and ends with what we recommend. The most urgent items are made clear.
