About our gutter survey in Wootton

We look at the rainwater system above ground level: gutters, outlets, hoppers, downpipes and overflows. It is not a CCTV drain survey and we can’t see inside buried drains. Where water seems to be backing up from below ground, we will say so in the report, with a suggestion to book a separate drain survey. Anything we find above ground, like a split hopper or a leaking downpipe, is photographed and recorded. If you are worried about dripping or leaking gutter joints and overflowing eaves gutters, a survey will tell you what’s going on.

Trees around homes in smaller places like Wootton drop leaves, twigs and moss onto roofs and into gutters. Once gutters and outlets block, water spills over and soaks the walls, and moss holds water against tiles. A report spots that kind of slow problem before it becomes damp inside. Moss on the roof and weeds in the gutter are both easy to spot from the ground.

The report is written in plain words, so it makes sense without any roofing background. Each point is backed by a photograph where possible, and recommendations are put by urgency where it matters.

Do you need a gutter survey in Wootton?

Some gutters may be too small, or have too few downpipes, for the roof they serve. Added roof area from an extension can load an older gutter, and a heavy downpour shows up the problem.

Problems we come across frequently include:

  • Choked outlets or hopper heads
  • Sagging gutters and loose brackets
  • Gutters overflowing in heavy rain
  • Fascia boards damaged by overflowing water

Osborne House lies about 2.2 miles north-west, so building around Wootton goes back a long way. Older homes in the area may have roofs that need matching materials when work is done.

Choosing a roof surveyor

  • How long they’ve been surveying roofs
  • Whether any drone flown is registered with the CAA
  • Whether the loft is part of the inspection
  • Whether the price includes VAT

What to expect from a roof survey

Gutter surveys in Wootton: local notes

Wootton lies within about 2 miles of the sea, and places near the sea get more salt in the air and more wind than inland. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift, and driving rain gets into whatever gap is left. A number of the island’s villages keep thatched roofs on older buildings, and sea air and wind reach every part of the island. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

Landlords with a home close to Ryde Esplanade station may find that knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. If your house is among the older ones in the streets near St. Edmund's Church, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Wootton is about 3 miles west of Ryde, in the Isle of Wight. We visit Wootton as part of our work across the Isle of Wight. Our area takes in places right across the Isle of Wight, large and small. For surveys nearby, see our Portsmouth page.

Surveys in PO33 are booked the same way as anywhere else. Local streets include Church Road, High Street and Station Road. Nearby, we also carry out gutter surveys in Fishbourne (1 mile east), Hillgrove (1 mile south-west), Whippingham (2 miles north-west), Havenstreet (2 miles south-east) and Fairlee (2 miles south-west). Larger places within reach include Newport (3 miles south-west), Ryde (3 miles east), Cowes (4 miles north-west), Sandown (6 miles south-east), Shanklin (7 miles south) and Ventnor (9 miles south). For harder-to-reach addresses, a little more planning is needed, so mention it as you book.

What happens if roof problems are left?

Going up a ladder to check your own gutters carries real risk. You can see drips and overflows from ground level, but valleys, parapets and box gutters are hard to see. Our survey covers what can safely be seen and records it with photos. In a smaller place like Wootton, wherever a roof is exposed, a loose ridge or flashing does not stay loose for long. Wind gets under it and lifts more, and water follows.

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how it can be reached and seen safely. Prices start from £150, including VAT.

How we price gutter surveys

Survey packages start from £150, with VAT included. The price for your roof depends on:

  • The package you choose: Basic, Standard or Premium
  • The number of roofs, including extensions and garages
  • The type of building, from a house to a block or an office
  • The roof’s overall size

A Basic Survey starts from £150, with VAT included. Standard is from £250 and Premium from £400. You’ll know the exact price before booking.

What to let us know when you get in touch

If you can, have these to hand when you contact us:

  • Where water is showing inside, if it is
  • Where the property is, with the postcode
  • Anything about access we should know
  • The kind of building and roof involved

We survey roofs seven days a week. To find a date that works for you, call 07833 053749 or drop us an email.

Can I check my roof myself?

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

How it works

Where it’s relevant and can be reached safely, the roof space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging. All in, the survey normally takes about one to two hours for most homes, and longer where there are parapet, valley or box gutters to follow. Parking around Wootton is typically easier than in a town centre, but mention lanes, gates or long drives. Low roofs on bungalows can often be seen well from the ground, and the loft shows the rest.

  1. First, we agree the areas to focus on.
  2. We look along each run for debris, sagging and drips.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. We check fascias, soffits and walls for water damage.
  5. Findings are photographed and set out in a written report.

Before we arrive

  • Note where any stains or damp appear
  • Agree roof access with the managing agent if it is shared
  • Have any questions written down, so nothing gets missed

Questions from Wootton

Does being near the coast affect roofs in Wootton?

Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.

Does a conservation area affect roof work in Wootton?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

What insurance do you have?

We are covered by professional indemnity and public liability insurance, for every survey we carry out.

What happens next?

The report comes by email, and what you do next is up to you: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.

How long does a gutter survey take?

It typically takes about one to two hours for most houses, and more on a big or complicated roof. You will know roughly how long when we arrange the visit.

Do you test soffits or gutters for asbestos?

No, that is a job for a specialist asbestos surveyor. We point out materials on older buildings that could contain asbestos so it can be checked before work starts.

Do you cover Wootton for gutter surveys?

Yes, we do. Wootton is part of the area we cover.

Tips from our surveys

These tips come from what we see on roofs every week, before and after a survey:

  • Leave gutter checks at height to someone equipped for it
  • Check for spilling water in a downpour
  • Have overhanging branches cut back
  • Have gutters cleared at least once a year

Where the evidence points to drains below ground, the report says so, so a drain survey can be arranged. We also note anything else we spot on the roof while we’re there.

Have your gutters cleared at least once a year or more frequently near trees. Late autumn, after the leaves have fallen, is a sensible time. Clean gutters can do their job.
