Gutter surveys for homes and businesses in Fairlee
Damp patches on inside walls, stains below a valley or water running down the brickwork often trace back to the gutters. Our gutter survey helps show whether the rainwater system is the cause, from whatever is safely visible. Where the cause looks more like the roof covering or a flashing, the report says so, with a suggested next step. If you are worried about fascia boards damaged by overflowing water and cracked or loose downpipes, we can find out what’s behind it.
Somewhere as small as Fairlee, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. We report on everything that’s safely in view, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.
It is not only a list of defects. It explains what we found, why it matters and what we recommend.

Common questions in Fairlee
How do I find out if my home in Fairlee is listed?
The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.
Do roofs near the sea, like those around Fairlee, take more of a battering?
Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.
What’s the price of a gutter survey?
Prices start from £150, including VAT. The price depends on the size of the building and how easy the gutters are to see. To get a price, phone 07833 053749 or send us an email.
Is there a good time of year to book a gutter survey?
Any time of year works. Before the wetter months gives you time to plan any work, and a wet spell can show where gutters overflow.
What will the report tell me?
It works through the roof part by part, in writing and with photos, and ends with what we recommend. The most urgent items are made clear.
Does this replace a RICS home survey?
No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.
Do you cover Fairlee?
Yes. We survey roofs across London and South East England, and that includes Fairlee.
Why get it checked now?
Clearing gutters removes the debris but it won’t explain why water keeps spilling over. Our survey also looks at falls, joints, brackets, outlets and downpipes to show whether something else is wrong. Outbuildings and barns around Fairlee are easy to forget, but a failed roof there can spoil what’s stored inside. It is worth including them in a survey before a winter does the damage.
One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. The roof’s size, height and access matter as well.

What you can safely check yourself
Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, which helps when we look at the roof.
Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.
Gutter surveys in Fairlee: local notes
Fairlee lies within about 4 miles of the sea, so there’s more wind and more salt in the air than further inland. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift. Some villages on the Isle of Wight still have thatched roofs, and sea air and wind reach every part of the island. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.
Trees in and around Seaclose Park shed leaves that can end up in nearby gutters, and an overflowing gutter soon means a wet wall. Take an older house close to St Paul's Church: its chimney, valleys and lead work are likely to be the parts that need attention first.

- Gutters out of sight from every safe viewpoint
- Pipes below ground level
- Confirming asbestos in older rainwater goods

The survey, step by step
We will ask a few questions first, about the roof’s history, any leaks and past repairs. The inspection then takes an hour or two at most homes, with bigger or more complicated roofs taking longer. Cottages and farmhouses around Fairlee often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can be seen safely.
- We ask about overflows, damp or leaks you’ve noticed.
- Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
- Valley, parapet and box gutters are inspected as far as they can be seen safely.
- Where the loft can be reached safely, we check it for staining or damp.
- We send a written report with photos and clear recommendations.
Getting ready for the survey
- Make a note of anything you’d like us to look at
- Leave side gates unlocked
- Clear the way to the loft hatch

Advice
Tips from our surveys
Here are a few things we’d tell any owner:
- Ask for valleys and parapet gutters to be cleared too
- Watch the gutters during heavy rain
- Get trees that overhang the gutters trimmed
- Look for new stains on ceilings below valleys after rain
Where the evidence points to drains below ground, the report says so, so you can arrange a drain survey. Anything else we notice on the roof, as far as we can see it, is noted too.
Have your gutters cleared at least once a year or more often near trees. The best time is normally after the leaves have dropped. Clear gutters can carry water away as they should.
Common roof problems in Fairlee
Overflowing gutters in a downpour are a common reason to book. Others spot damp patches, ceiling stains or green marks on the walls. The survey helps pin down the source before it causes more harm.
These are some of the problems a survey can pick up:
- Blocked outlets and hoppers
- Downpipes that are split or coming away
- Soffits marked by water
- Dripping or leaking gutter joints
With Carisbrooke Castle about 1.9 miles south-west, the area around Fairlee has a long history. If your house is among the older ones, the roof may have been repaired many times, and the survey records how each part is holding up.
