How a gutter survey works in Hillgrove

Gutters carry rain off the roof and away from the walls. When they block, leak or lose their fall, the water goes where it shouldn’t, often down the brickwork or into the building. We check the full rainwater system above ground, from eaves gutters and valleys to outlets, hoppers and downpipes. The findings go into a written report with photos. We survey outlets and hoppers, parapet and box gutters and eaves gutters, and common reasons people get in touch are water backing up from a hidden gutter and gutters overflowing in heavy rain.

Somewhere as small as Hillgrove, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. We report on whatever is safely visible, and thatch is a specialist material. On older roofs, it’s usually the chimneys and lead flashings that need work first.

The report works through the roof section by section, from the main slopes down to the gutters and outlets. It records what’s sound as well as what is not.

Why it is worth a survey now in Hillgrove

Climbing a ladder to look in the gutters yourself is risky. You can see drips and overflows from ground level, but valleys, parapets and box gutters are hard to see. Our survey covers what can safely be seen and records it with photos. Older cottages and farmhouses around Hillgrove can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it is left.

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Gutter survey starts from £150, including VAT.

Why us?

  • 20+ years’ experience
  • An independent view of the roof
  • PI and public liability insurance
  • Weekday and weekend surveys

What you can safely check yourself

A DIY look is useful, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That is where a survey comes in, using safe viewpoints and a drone where it applies.

Surveys for landlords and agents in Hillgrove

Freeholders and residents’ companies use a roof report to plan and budget, with the most urgent items set out first.

An agent can book and manage the survey for a landlord, with the report sent to whoever needs it. Access is agreed with the tenant ahead of time.

Hillgrove: your questions answered

Does a conservation area affect roof work in Hillgrove?

We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Can a landlord with a rental near Smallbrook Junction station book a roof survey?

Of course. We just need to know who will give access, and the report can go straight to you or your agent.

Do you survey underground drains?

No. We look at above-ground rainwater only down to where the downpipes reach the ground. Where a below-ground drain seems to be the problem, we’ll tell you.

Do you climb onto every roof?

Not unless it’s safe. Most of what we need can be seen from safe viewpoints, the loft and, where it applies, a drone, and anything out of sight is recorded in the report.

I live in a flat. Can you survey the roof?

Yes. A shared roof needs access agreed first, with the building owner or managing agent. Let us know about it when you book and we will plan the survey around it.

Does the report include photographs?

Yes. We photograph the roof as we go, and the report uses them to show each finding.

How experienced are you?

We’ve completed more than 5,000 surveys, across 20+ years of surveying roofs, with 98% customer satisfaction.

Different roofs, different checks

Aluminium and other metal gutters

Long metal gutter runs on larger buildings can hide blocked outlets so outlets get close attention.

Plastic (uPVC) gutters

Older plastic gutters can turn brittle and crack. We check joints, brackets and the line of each run.

What a gutter survey looks like in Hillgrove

Hillgrove is within about 4 miles of the coast, so there’s more wind and more salt in the air than further inland. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift, and driving rain gets into whatever gap is left. Some villages on the Isle of Wight still have thatched roofs, and sea air and wind reach every part of the island. Knowing the covering helps explain which parts of a roof are likely to need work first.

Historic houses like Arreton Manor, about 2.4 miles south, show how far back building around Hillgrove goes. If your house is among the older ones, the roof may have been repaired many times, and the survey records how each part is holding up. Living close to Seaclose Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and an overflowing gutter soon means a wet wall. If you let a flat or house near Smallbrook Junction station, a dated record of the roof is useful when planning maintenance across a let.

How we price gutter surveys

Every roof is different, so prices are confirmed before booking. This is what makes a difference:

  • The type of building, from a house to a block or an office
  • Any need for thermal images or a drone flight
  • Features like valleys, chimneys, dormers and parapets
  • The roof’s overall size

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. Size, height and access can affect the price too.

Booking your survey

We’ll normally ask about:

  • Pictures of the roof from a safe spot, if you have them
  • Any marks or damp showing indoors
  • Where the property is, with the postcode
  • How the loft is reached, if there is one

We survey roofs on weekdays, Saturdays and Sundays. To find a date that works for you, ring 07833 053749 or drop us an email.

How it works

The visit normally starts outside and finishes in the loft: outside views come first, then the loft space if there is safe access. In total, it takes an hour or two on an ordinary house, and about three to four hours for a commercial roof. Older rural homes like those around Hillgrove can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.

  1. We start with what you’ve noticed, such as damp or overflowing gutters.
  2. The eaves gutters, downpipes and fascias are looked at from ground level and windows.
  3. Valleys, parapets and box gutters are inspected where they can be seen safely.
  4. The loft space is checked for staining, where it can be reached safely.
  5. A written report with photographs and recommendations follows.

Preparing for the visit

  • For a flat or shared roof, check access with the building owner or managing agent
  • Keep pets in another room
  • Clear the way to the loft hatch
