Local roofs in Aldborough Hatch

Outer London has plenty of Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, often with hipped roofs in clay or concrete tiles. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Whichever you have, the details that tend to fail before the covering itself get the closest look. About 1.6 miles west lies Valentines Mansion, a reminder of how long the area around Aldborough Hatch has been built on. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area.

If you let a flat or house near Goodmayes station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. Homes near green spaces such as Fairlop Waters can get more leaves in their gutters in autumn, so outlets and downpipes are worth watching.

Landlord roof survey in Aldborough Hatch

Getting into every part of a building takes planning. We may need to get into the loft space and some or all of the flats and residents will need to be told in advance. Your agent or you arrange access and we’ll say what we need when booking. Any part we couldn’t reach is noted in the report. We survey converted houses, flat roofs on blocks and shared roofs, and the problems we are asked to look at most are loose ridge or hip tiles and leaking joints at party walls.

Many London terraces have a butterfly roof, with two slopes meeting in a central valley gutter that drains to the rear. Hidden behind the parapet, that gutter can block or split without anyone seeing it. For a house in Aldborough Hatch with this kind of roof, the hidden gutter is one of the first things to check.

What you get is a clear record of the let or shared roof on the day we saw it. It is useful right away, and a good reference for later, for example when you want to check whether anything has changed.

How the survey works

Safety comes first on every visit. Everything that can safely be seen is inspected, and if part of the roof cannot be seen, the report says so. The survey usually takes between one and two hours for a house, and longer for a block or a building with several roofs. In a London conversion, the way into the loft space is frequently from a communal landing or the top flat. If that applies to your building, it helps to agree access with the neighbours or the managing agent first. Everything else is planned around the building, not the postcode.

  1. First, we confirm the roofs and areas to be surveyed.
  2. You or your agent arrange access to the loft space and any flats we need to enter.
  3. The roofs are inspected from ground level, vantage points, the loft space and the roof where it’s safe.
  4. We photograph each defect and note how urgent it looks.
  5. You get a written condition report to help plan maintenance.

How to prepare

When you need someone else

Before you book, it’s worth knowing what a survey won’t do:

  • Who pays under the lease (that is a legal question)
  • Areas behind locked flats or blocked hatches
  • Structural calculations or an engineer’s report

If you’re not sure which survey you need, phone 07833 053749 or drop us an email and we’ll give you a straight answer. What our survey covers.

What this survey covers

  • Shared roofs
  • Gutters and downpipes
  • Converted houses
  • Blocks of flats
  • Flat roofs on blocks
  • Rented houses

Checking the roof from the ground

Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That’s where a survey comes in, using safe viewpoints and a drone where applicable.

Questions from Aldborough Hatch

Is my home in Aldborough Hatch listed or in a conservation area?

We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.

Do you survey roofs for landlords with property near Goodmayes station?

Yes, landlords and letting agents book with us as well as owners. Just phone 07833 053749 or use the contact form and let us know about the building, including who will give access on the day.

Which days do you carry out surveys?

We survey seven days a week: Monday to Friday, Saturdays and Sundays. Just tell us the days that suit you.

Can you survey in bad weather?

Light rain is typically fine; heavy rain and wind are different. In strong wind or a downpour, a drone cannot fly and access may not be safe, so we’d move the date with you.

Will you walk on the roof?

Only when it’s safe. Some roofs are too steep or fragile to walk on safely. Safe viewpoints, the loft and a drone where applicable let us see the rest.

Can you survey a shared roof?

Yes, once access has been agreed. The roof of a block or converted house is frequently shared, so whoever owns or manages the building needs to agree access. We can only inspect what we’re given access to.

Are you insured?

Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.

When to book a survey in Aldborough Hatch

Shared roofs can fall between owners. Each party may assume someone else is dealing with it and work gets delayed. An independent report helps everyone see the facts.

Problems we come across often include:

  • Chimney stacks in poor repair
  • Gutters overflowing onto walls
  • Leaks into upper flats
  • Slipped or missing slates and tiles

Anyone responsible for a site like William Torbitt Primary School will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Questions to ask before booking

  • Whether they hold professional indemnity and public liability insurance
  • Is VAT included in the price?
  • What the report includes, and whether it has photos
  • Which parts of the roof they’ll actually see
