Questions from Broad Oak
Is Broad Oak within the area you cover?
We do. A small place gets exactly the same survey as a big one.
Do you survey roofs for landlords with property near Winchfield station?
Yes, landlords and agents are among the people we work for. Just call 07833 053749 or email us with the details.
Can we use the survey to plan a roof budget?
Yes. Recommendations are prioritised by urgency where relevant so you can plan spending. It doesn’t include repair cost estimates, but contractors can price from it.
Is this a RICS survey?
No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you’ll need a RICS survey as well.
How experienced are you?
More than 5,000 surveys over 20+ years.
Do you use drones?
Where it’s applicable and safe, yes. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). It is included in the Drone Roof Survey and, where applicable, the Premium Survey.
How long does the survey take?
It normally takes roughly 1–2 hours for most houses, and longer for a large or complex roof. The report follows by email.
About our landlord roof survey in Broad Oak
Getting into every part of a building takes planning. The roof space and certain flats may need to be opened up for us and residents will need to be told in advance. Your agent or you arrange access, and we confirm what we need when booking. Any part we couldn’t reach is noted in the report. Typical surveys look at mortar falling from ridges and verges and ceiling stains reported by tenants, across gutters and downpipes, flat roofs on blocks and converted houses.
In a small place like Broad Oak, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.
The report works through the roof section by section, from the main slopes down to the gutters and outlets, with a note and a photo for each point. It records what’s sound as well as what isn’t.

Roof by roof
Party-wall upstands and parapets
A parapet can hide a gutter that’s hard to see. We inspect them as far as it’s safe to see.
Gutters and downpipes
Valley and box gutters on blocks can overflow inside. We give them close attention.
DIY checks: what’s safe
Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.
Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.
What happens if roof problems are left?
An independent report helps when owners need to agree on roof work. Without one, each party may have a different view of what’s wrong. For older village homes like those around Broad Oak, the right replacement materials aren’t always easy to find quickly. That is one more reason to find defects before they become urgent.
We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, all including VAT. The price for your roof depends on its size, access and what you need to know.

What happens on the day
We do not take risks to get a closer look. We inspect everything that’s safely in view, and anything we can’t see is noted in the report. The survey usually takes an hour or two at most homes, though large, tall or awkward roofs take more time. Somewhere as small as Broad Oak, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.
- We agree the roofs to be surveyed and what you need the report for.
- Access to flats and the loft space is arranged by you or your agent.
- We inspect each roof as far as it can be seen safely.
- We photograph defects and note how urgent they look.
- A written condition report follows to help you plan.

Advice
What a landlord roof survey does not cover
A survey is a careful look at the let or shared roof, but it can’t do everything. Its limits include:
- Parts of the roof we can’t safely see or access
- The rest of the building, as a RICS Level 2 or 3 survey would
- Asbestos testing of roof sheets or soffits
If you’re not sure which survey you need, phone 07833 053749 or drop us an email and we’ll give you a straight answer. The full list of what we check.

Local roofs in Broad Oak
Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. In either case, a change of roofing material may need consent. A number of Hampshire villages keep thatched roofs on their older buildings. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.
If you look after a building such as Mayhill Junior School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If you look after a shop, office or commercial unit, for example near Hart Shopping Centre, knowing the roof’s condition lets you budget for work rather than pay for emergencies. If you let a flat or house near Winchfield station, a roof report helps you deal with small faults before they turn into a call from a tenant.
