Landlord roof surveys for Church Crookham homes and businesses

What we do, step by step

Once we have finished looking, we write up our findings as a report with photographs, emailed to you. As for time on site, it usually takes about one to two hours for a single let house, with blocks of flats taking longer. Somewhere as small as Church Crookham, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. We agree which roofs and which parts of the building are included.
  2. Access to flats and the roof space is arranged with you beforehand.
  3. We inspect each roof from safe vantage points, the loft space and the roof itself where safe.
  4. We photograph each defect and note how urgent it looks.
  5. We send a written report you can use to plan maintenance and budgets.

How to prepare

  • Buyers: confirm access with the estate agent or seller
  • If the roof is shared, arrange access with whoever manages the building
  • Dig out any old roof reports or invoices

Landlord roof survey in Church Crookham: what you get

Our landlord roof survey gives you a clear picture of a roof’s condition, written up so you can plan. Landlords, letting agents, managing agents and freeholders all use it along with RTM and residents’ management companies. The report covers defects, photos and recommendations set out by urgency where relevant. It is a roof survey, not a RICS Level 2 or 3 survey of the whole building. We’re frequently asked to look into gutters overflowing onto walls and cracked or lifting flashings, on rented houses, shared roofs and flat roofs on blocks.

In a small place like Church Crookham, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are often where weather gets in first.

The report is written in plain words, so it makes sense without any roofing background. Each point is backed by a photograph where possible.

What a landlord roof survey looks like in Church Crookham

With Farnham Castle about 3.5 miles south, Church Crookham sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first. Some Hampshire villages still have thatched roofs. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. Knowing the covering helps explain which parts of a roof are likely to need work first.

Anyone responsible for a site like Velmead Junior School will know that large buildings have long gutter runs and big roofs that need checking like any other. For businesses in and around places such as Hart Shopping Centre, a roof report helps plan work around trading rather than after a leak. Landlords with a home close to Fleet station may find that a roof report helps you deal with small faults before they turn into a call from a tenant.

Tips from our surveys

A little preparation and a few simple habits help. Our tips:

  • Give tenants a simple way to report leaks
  • Give residents notice before a survey
  • Deal with urgent items first
  • Keep past survey reports with the building’s records

We do not advise on leases or who should pay. What we provide is an independent record of condition that everyone can refer to.

Check the loft hatch can be reached and opened so the roof can be checked from inside. Clutter around the hatch slows things down.

What a landlord roof survey does not cover

Our findings are based on what we can see safely on the day, so there are some things a survey can’t cover:

  • Walls, floors and services beyond the roof
  • A full structural assessment of the building
  • Who pays under the lease (that’s a legal question)

If you’re not sure which survey you need, phone 07833 053749 or drop us an email and we’ll give you a straight answer before booking. What our survey covers.

Common questions in Church Crookham

Does a conservation area affect roof work in Church Crookham?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Will you come out to Church Crookham?

Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there as you book.

What insurance do you have?

We are covered by professional indemnity and public liability insurance.

Is this survey just for landlords?

Anyone who looks after a let or shared building can book it: landlords, agents, freeholders and residents’ management companies.

Does someone need to be in?

Not necessarily. If we only need the outside, we can agree that ahead of time, but anything inside needs someone there to give access.

Do you need to get into the loft?

If the survey needs it and the loft space can be reached safely, yes. Please clear anything stored under the hatch, and if the loft can’t be reached safely, the report says so.

Will you inspect a roof that several owners share?

Yes. We survey what we can access and see safely. The report records what couldn’t be seen in the report.

Why it is worth a survey now in Church Crookham

Tenants can only report what shows inside. By the time a stain appears, water may have been getting in for a while. We look at the roof, not just the symptoms. Around Church Crookham, older homes often have old roof timbers, and water through a failed covering can rot timber if it’s left.

Can I check my roof myself?

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

Different roofs, different checks

Flat roofs on blocks and rear additions

Felt flat roofs often last around 15–20 years, so knowing roughly how old the roof is helps.

Party-wall upstands and parapets

Terraced roofs have party-wall upstands between houses. Their flashings and pointing can let water in.
