What happens on the day

Every roof is different; as a rough guide, the survey takes roughly 1–2 hours for a house, and longer for a block or a building with several roofs. You are welcome to ask questions while we’re there. In a hamlet or village like Ebernoe, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. You let us know about the building, its roofs and any known leaks.
  2. We let you know which flats and hatches we need to reach.
  3. We check coverings, flashings, gutters and chimneys where they can be seen.
  4. The report records areas we couldn’t access.
  5. You receive photos and recommendations, prioritised where relevant.

Before we arrive

  • Move anything stored under the loft hatch
  • Tell us about any leaks, stains or damp patches you know of
  • Jot down any questions you want answered

How to book

Our phone lines are open seven days a week, including Saturdays and Sundays. To book or ask a question, phone 07833 053749 or email us.

About our landlord roof survey in Ebernoe

With a shared roof, it is not always clear what’s wrong or where. We check the roof from every safe vantage point including the loft and flats where access is arranged. The report records the condition of each part giving all parties the same information. We can only inspect the parts of a shared roof we are allowed to reach. If you are worried about mortar falling from ridges and verges and leaking joints at party walls, a survey will tell you what’s going on, on blocks of flats, flat roofs on blocks and converted houses alike.

In a village or hamlet like Ebernoe, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it is typically the chimneys and lead flashings that need work first.

We keep jargon out of it: where something needs attention, it says so plainly.

Practical tips

Nothing here needs a ladder. A few suggestions:

  • Get legal advice on lease responsibilities
  • Arrange flat access beforehand
  • Make leak reporting easy for tenants
  • Act on high-priority defects quickly

Photos make it easier to explain the findings to leaseholders, tenants or directors. We keep the report clear and jargon-light.

Get gutters and roof outlets cleared at least once a year, especially on blocks with valleys or parapets. Blocked gutters are a common cause of leaks into top-floor flats.

What this survey cannot tell you

A survey is a careful look at the let or shared roof, but it can’t do everything. Its limits include:

  • The structure in the way a structural engineer would assess it
  • Confirming asbestos in older roof materials
  • The rest of the building, as a RICS Level 2 or 3 survey would

If in doubt, phone 07833 053749 or send us an email and we’ll recommend the right survey before booking. The full list of what we check.

Roofs we survey in Ebernoe

  • Blocks of flats
  • Converted houses
  • Gutters and downpipes
  • Rented houses
  • Shared roofs
  • Flat roofs on blocks

Can I check my roof myself?

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey.

Questions from Ebernoe

Do you cover Ebernoe?

Yes, Ebernoe is one of the places we work. The survey and report are the same in Ebernoe as anywhere else.

Does a conservation area affect roof work in Ebernoe?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.

Do you use drones?

Yes, where it is applicable. Flights depend on the weather on the day and airspace rules, including flight restriction zones near airports. We are a CAA-registered drone operator.

Will you inspect a roof that several owners share?

Yes. We inspect the parts we are given access to, as far as they can be seen safely. Areas we couldn’t see are noted in the report.

Can you tell me if my roof has asbestos?

No. We do not carry out asbestos surveys or testing. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them, and recommend a specialist asbestos surveyor checks them before they’re disturbed.

What if it rains on the day?

It depends on the weather and the survey. In high wind or heavy rain, a drone cannot fly and access may not be safe, so we’d move the date with you.

Do you need access to all the flats?

It depends on the building. Often we need the loft and certain flats and access is arranged by you or your agent. We tell you what’s needed as you book.

What affects the cost of landlord roof surveys

Prices always include VAT. What changes the price is:

  • Any need for thermal images or a drone flight
  • The shape of the roof and its details
  • Whether you choose the Basic, Standard or Premium Survey
  • House, block, shop or office

A Basic Survey starts from £150, including VAT. The Standard Survey starts from £250 and the Premium Survey from £400. You’ll know the price for your roof before booking.

What we need to know

When you call or email, these details help:

  • Your postcode, so we can check access and travel
  • Access details, like a loft hatch or a shared roof
  • Where any leaks, stains or damp patches show inside
  • The reason for the survey, like buying, a leak or storm damage

Getting a price is simple: just phone 07833 053749 or use the contact form, let us know about the property and we will suggest the right survey. We confirm the price before anything is booked.

Landlord roof surveys in Ebernoe: local notes

Many older homes in Sussex have handmade clay tiles and tile-hung walls. A few old Sussex buildings still carry heavy Horsham stone slabs. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. Historic houses like Petworth House, about 3.7 miles south, show how far back building in the area around Ebernoe goes. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.

Ebernoe is about 13 miles west of Horsham, in West Sussex. From houses to flats and shops in Ebernoe, the roof can be surveyed. We cover towns and villages across West Sussex. Guildford is in our area too.

Do you need a landlord roof survey in Ebernoe?

Older buildings across London and the South East have roofs that are decades old. Fixings, flashings and underlay can fail before the slates or tiles themselves so it pays to check how the roof is holding up.

Most people get in touch after spotting something like this:

  • Damaged pots and flaunching
  • Leaking joints at party walls
  • Splits and blisters in flat roof coverings
  • Missing or loose roof coverings

The streets around a church such as Holy Trinity Church are often among the oldest in a place, and if you own one of the older houses nearby, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.
