Landlord roof surveys for homes and businesses in Friday Hill
We survey let and shared roofs in Friday Hill and across London and South East England. Time on site usually takes between one and two hours at a typical home, rising to roughly 3–4 hours on a commercial building. We inspect from the ground, vantage points, the roof space and the roof where it is safe, and by drone where it is applicable. A written report with photos follows. We survey gutters and downpipes, flat roofs on blocks and rented houses, and common reasons people get in touch are cracked or leaning shared chimneys and ceiling stains reported by tenants.
London has a great many flats in converted houses and purpose-built blocks, so roofs are often shared between several households. Landlords, managing agents and residents’ companies need to know what condition it is in and what work is coming up. Leaks from a shared roof rarely affect just one home. A report gives everyone the same picture to plan from, with photos.
Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Roofs, chimneys and gutters in Friday Hill
Outer London has lots of Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, often with hipped roofs in clay or concrete tiles. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Knowing the covering helps explain which parts of a roof are likely to need work first. About 3.9 miles south-west lies Bruce Castle, a reminder of how long the area around Friday Hill has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first.
Living close to The Highams Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and an overflowing gutter soon means a wet wall. Landlords with a home close to Chingford station may find that knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. If you live in an older home near Church of St Peter and St Paul, old fixings, lead flashings and tall chimneys are typical of older roofs.

Honest limits
Our findings are based on what we can see safely on the day, so there are some things a survey cannot cover:
- Confirming asbestos in older roof materials
- Structural calculations or an engineer’s report
- Walls, floors and services beyond the roof
Not sure which survey suits your roof? You can ring 07833 053749 or drop us an email and we will tell you. What a survey covers and does not.

- Rented houses
- Shared roofs
- Blocks of flats
- Gutters and downpipes
The survey, step by step
The visit has one job: to look at the let or shared roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. It normally takes roughly 1–2 hours for a single let house, with blocks of flats taking longer. London terraces rarely offer a view of the whole roof from one spot, so in Friday Hill we work round the house, using the street, the windows, the loft and any safe vantage point behind it. If other people live in the building, let us know who can let us into the shared parts.
- First, we confirm the roofs and areas to be surveyed.
- You or your agent arrange access to the roof space and any flats we need to enter.
- We inspect each roof from safe vantage points, the loft space and the roof itself where safe.
- We photograph each defect and note how urgent it looks.
- You get a written condition report to help plan maintenance.
Getting ready for the survey
- Make a note of anything you’d like us to look at
- Leave side gates unlocked

Roof by roof
Gutters and downpipes
Blocked gutters cause many leaks into top-floor flats. Gutters, outlets and downpipes are inspected where they can be seen.
Flat roofs on blocks and rear additions
Flat roof outlets often clog leaving water standing. We check them as part of the survey.
Friday Hill questions
Can a landlord with a rental near Chingford station book a roof survey?
Yes, letting agents and landlords book with us as well as owners. Just ring 07833 053749 or email us and let us know about the building.
How do I find out if my home in Friday Hill is listed?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Do you survey roofs on blocks of flats?
Yes, once access has been agreed. The roof of a block or converted house is often shared, so we need permission from whoever owns or manages the building. We inspect only the parts we are allowed to reach.
How long will you be at the property?
That depends on the size and shape of the roof; most visits take about 1–2 hours for a single let house, with blocks of flats taking longer. The report is sent afterwards by email.
Can you survey at the weekend?
Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Tell us which days suit you as you book.
Can you survey a shared roof on a terrace or converted house?
Yes, shared roofs are a common request. Where a neighbouring roof isn’t part of the access, we can only see it from vantage points and we will say so.
How experienced are you?
Over 20 years and more than 5,000 surveys, across London and South East England.
Why get it checked now?
Finding a roof defect early typically means a smaller, planned job. Waiting for a leak can mean damage to ceilings, decorations and tenants’ belongings and force rushed work. In Friday Hill, as in much of London, water from a roof defect can reach a neighbour’s home as easily as yours: failed flashings and blocked valley gutters can send water into more than one home. Dealing with it early is far less disruptive.
One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. Size, height and access can affect the price too.
