Landlord roof survey in Grahame Park: what you get

Our landlord roof survey gives you a clear picture of a roof’s condition in a report you can plan around. We work for landlords, letting agents, managing agents and freeholders, as well as residents’ and RTM management companies. The report covers defects, photographs and recommendations set out by urgency where relevant. It is a roof survey, not a RICS Level 2 or 3 survey of the whole building. Typical surveys look at failed flashings at walls and chimneys and mortar falling from ridges and verges, on converted houses, flat roofs on blocks and rented houses.

A London butterfly roof slopes down to a central valley gutter that drains to the back of the house. Hidden behind the parapet, that gutter can block or split without anyone seeing it. If your home in Grahame Park has one, it needs checking from somewhere that can actually see it.

After the visit, you get a photo-illustrated written report, emailed to you. It explains the condition of the let or shared roof, the defects we found and what we recommend.

What happens if roof problems are left?

Defects caught early can often be dealt with as planned work. Left until it leaks, a roof can damage ceilings and tenants’ belongings and force rushed work. Work on a London roof is rarely simple to arrange, with parking, neighbours and access all to think about. That is a good reason to find problems early, while there’s time to plan, rather than in a rush after a leak.

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. Size, height and access can affect the price too.

Why us?

  • More than 20 years surveying roofs
  • 98% customer satisfaction
  • A photo-illustrated written report
  • More than 5,000 surveys completed

Landlord roof surveys in Grahame Park: local notes

Outer London has plenty of Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, often with hipped roofs in clay or concrete tiles. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Knowing the covering helps explain which parts of a roof are likely to need work first. The wider area around Grahame Park has a long history of building, with Heath Hall about 3.5 miles south-east. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material.

If you run a business near Broadwalk Centre, a written record of the roof’s condition helps you plan maintenance rather than react to leaks. If you look after a building such as St James' Catholic High School, a written record of a large roof helps plan work for the holidays rather than in term time. Trees in and around Sunny Hill Park shed leaves that can end up in nearby gutters, and an overflowing gutter soon means a wet wall.

The survey, step by step

The aim of the visit is simple: to look at the let or shared roof as closely as is safe and record what we find. Notes and photos go into the written report. It normally takes an hour or two at a typical home, with bigger or more complicated roofs taking longer. In a London conversion, the way into the roof space is often from a communal landing or the top flat. Where that’s the case, access needs agreeing with whoever controls that landing. Everything else is planned around the building, not the postcode.

  1. We agree the roofs to be surveyed and what you need the report for.
  2. Access to flats and the loft space is arranged by you or your agent.
  3. Each roof is checked from safe vantage points and inside where possible.
  4. We photograph defects and note how urgent they look.
  5. A written condition report follows to help you plan.

Common questions in Grahame Park

Is my home in Grahame Park listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.

Can a landlord with a rental near Mill Hill Broadway station book a roof survey?

Yes, letting agents and landlords book with us as well as owners. Just phone 07833 053749 or email us and tell us about the building, including who will give access on the day.

Do you survey roofs on blocks of flats?

Yes, once access has been agreed. Roofs over flats are often shared, so we need permission from whoever owns or manages the building. We can only inspect what we are given access to.

Does the report help with maintenance planning?

Yes. Recommendations are prioritised by urgency where relevant so you can plan spending. Repair costs aren’t included but it gives contractors a clear brief.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We look at the roof, not the whole building, and it isn’t a RICS Level 2 or Level 3 survey. Many buyers have both.

Will you check the loft?

Yes, where the survey calls for it and there’s safe access. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.

Will you walk on the roof?

Not always. Safety comes first, and fragile or steep roofs can’t always be walked on. Safe viewpoints, the loft and a drone where it applies let us see the rest, and the report records anything we couldn’t see.

Tips from our surveys

Nothing here needs a ladder. Our suggestions:

  • Act on high-priority defects quickly
  • Give residents notice before a survey
  • Don’t store items over the loft hatch
  • Keep roof surveys on a rolling plan

We do not advise on leases or who should pay. What we provide is an independent record of condition that everyone can refer to.

Encourage residents to tell you about leaks or damp straight away. The sooner you know, the smaller the problem typically is.

DIY checks: what’s safe

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, as it helps a surveyor trace the cause.

The one thing to avoid is getting up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey, using safe viewpoints and a drone where applicable.
