Landlord roof surveys for homes and businesses in Great Shoddesden

A landlord roof survey covers the usual parts of a roof: coverings, ridges, hips, valleys, flashings, chimneys, gutters and the roof space. Flat roofs on blocks, extensions and garages are included when they’re in the agreed scope. We also look at chimneys, parapets and party-wall upstands where it is safe to see them, along with the roof space where there’s safe access. If you’re worried about worn ridges, hips and verges and gutters overflowing onto walls, we can find out what’s behind it, whatever the roof.

In a small place like Great Shoddesden, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.

Most points in the report come with a picture, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

Roofs, chimneys and gutters in Great Shoddesden

Before planning roof work on an older home, find out whether it is listed or in a conservation area. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area. A number of Hampshire villages keep thatched roofs on their older buildings. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

If you look after a building such as Ludgershall Castle Primary School, large buildings have long gutter runs and big roofs that need checking like any other. If you own a rental within reach of Grateley station, a roof report helps you deal with small faults before they turn into a call from a tenant.

How the survey works

Where it’s relevant and can be reached safely, the roof space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. The whole visit normally takes roughly 1–2 hours for a single let house, with blocks of flats taking longer. For a village or hamlet like Great Shoddesden, the journey is planned beforehand: let us know about lanes, gates and parking. The roof is looked at from the ground, from windows, from the loft where there is safe access and from the roof where it’s safe.

  1. We agree the roofs to be surveyed and what you need the report for.
  2. You arrange access to the loft and any flats we need.
  3. Each roof is checked from safe vantage points and inside where possible.
  4. Every defect is photographed and its urgency noted where relevant.
  5. A written condition report follows to help you plan.

Advice

How we price landlord roof surveys

Prices always include VAT. What changes the price is:

  • Which survey package you book
  • Extensions, dormers and garages with roofs of their own
  • How tall the building is and how easy the roof is to see
  • The shape of the roof and its details

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. The price is confirmed before booking.

Helping us price your survey

When you call or email, these details help:

  • Anything about access we should know
  • The type of building and roof, such as pitched or flat
  • Pictures from the garden or a window, if you have them
  • The property’s address and postcode

Our price is from £150, including VAT. The exact figure depends on the roof and the package, so ring 07833 053749 or email us with the details.

Leave it or get it looked at?

Budgets work best when they’re based on the roof’s actual condition. A survey shows what needs attention now and what can be planned for later, so spending can be spread sensibly. Matching old materials, like handmade tiles or stone slates, can take time to source. That is one more reason to find defects before they become urgent.

One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. The roof’s size, height and access matter as well.

Should I look at the roof myself first?

A DIY look is useful, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground.

The one thing to avoid is getting up close. Roofs are fragile and slippery, and a fall can be serious. That is where a survey comes in.

Common questions in Great Shoddesden

Does a conservation area affect roof work in Great Shoddesden?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Can a landlord with a rental near Grateley station book a roof survey?

Yes, rented property is part of what we cover. You can ring 07833 053749 or send us an email with the address and a few details.

How long will you be at the property?

That depends on the size and shape of the roof; most visits take an hour or two for a single let house, with blocks of flats taking longer. The report is sent afterwards by email.

Do you climb onto every roof?

Only where it’s safe to do so. We look at everything that can be seen safely: from the ground, from windows and vantage points, from the loft space, from the roof itself where safe and by drone where applicable. Anything we can’t see is noted in the report.

Do I have to be there for the survey?

It depends on what we need to see. Inside the building and in the loft, we need someone to let us in, while outside access can be discussed when booking.

Can you survey a shared roof on a terrace or converted house?

Yes. We inspect the parts we’re given access to, as far as they can be seen safely. Areas we couldn’t see are noted in the report.

What if it rains on the day?

Light rain does not normally stop a survey. Strong wind or a downpour can stop drone flights and make roof access unsafe, so if conditions are not right we will arrange another day with you.

What this survey can’t tell you

Some things can’t be seen without opening up the roof, and that sets some limits:

  • Roof areas we weren’t given access to
  • Whether materials contain asbestos (a specialist asbestos surveyor’s job)
  • Walls, floors and services beyond the roof

If you are not sure which survey you need, call 07833 053749 or send us an email and we’ll give you a straight answer before booking. What a survey covers and doesn’t.
