Landlord roof survey in Hawkenbury

Managing agents and freeholders use our reports to plan maintenance and budgets. It shows what needs attention now and what can be planned for later, as far as can be judged from what’s visible. It does not include repair cost estimates but contractors can price from it. Urgent defects are flagged clearly, so you can deal with it first and budget for the rest. If you’re worried about ceiling stains reported by tenants and parapets and upstands in poor repair, we can find out what’s behind it, on shared roofs, rented houses and converted houses alike.

Around Hawkenbury, older cottages sit alongside bungalows and newer houses. Older roofs can have slate, clay tiles or other traditional coverings, while many later ones have concrete tiles. On older homes, chimney stacks, valleys and gutters are usually where the work is, and the fixings under the coverings matter too. Nails and battens under older coverings frequently give out before the slates or tiles themselves.

Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

Landlords, agents and block managers in Hawkenbury

With a portfolio of properties, you can book surveys for several addresses. To discuss a number of properties, phone 07833 053749 or email us with the addresses.

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work around your tenants.

Different roofs, different checks

Pitched roofs on houses and blocks

Ridges, hips and verges take a lot of weather, so we look at them closely.

Roof spaces and lofts

Looking inside the roof frequently tells us more. We check it where there is safe access, looking for staining, damp and daylight.

Common questions in Hawkenbury

How do I find out if my home in Hawkenbury is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Can a landlord with a rental near Tunbridge Wells station book a roof survey?

Yes, letting agents and landlords book with us as well as owners. You can ring 07833 053749 or send us an email with the address and a few details, including who will give access on the day.

Can you inspect my roof with a drone?

Yes, where it is applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.

How many surveys have you done?

We’ve been surveying roofs for over 20 years and have completed over 5,000 surveys.

What’s the best way to book?

Simply call 07833 053749 or use the contact form. We will ask a few questions, confirm the price and agree a date, weekday or weekend.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.

I live in a flat. Can you survey the roof?

Yes. A shared roof needs access agreed first, with whoever owns or manages the building. Tell us about it when you book and we will plan the survey around it.

Checking the roof from the ground

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

A DIY look is useful, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.

What a landlord roof survey looks like in Hawkenbury

Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. You’ll also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. With Groombridge Place about 3.9 miles west, Hawkenbury sits in an area with a long building history. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.

Take an older house close to St Peter's Church: old fixings, lead flashings and tall chimneys are typical of older roofs. Trees in and around Dunorlan Park shed leaves that can end up in nearby gutters, and blocked gutters overflow and soak walls.

What happens on the day

Once we have finished looking, we write up our findings in a report with photos. On timing, most surveys take an hour or two for a single let house, with blocks of flats taking longer. Homes around Hawkenbury often have gardens on more than one side, which gives us room to step back and see the roof. Mention any side of the property we can’t get to. Inside, the loft is checked where it can be reached safely.

  1. We agree which roofs and which parts of the building are included.
  2. Access to flats and the loft space is arranged with you ahead of time.
  3. We inspect each roof from safe vantage points, the loft space and the roof itself where safe.
  4. Every defect we find is photographed and given a priority where relevant.
  5. The report sets out condition and recommendations to help you plan.

Preparing for the visit

  • For flats, check roof access has been agreed
  • Have any paperwork from past roof work to hand
  • If you are buying, let the agent know when we’re coming

Arrange a survey

Buyers should book once an offer has been accepted, so there is time to use the report before exchange. For any other survey, just call 07833 053749 or email us when you’re ready.

Related advice

Leave it or get it looked at?

Finding a roof defect early normally means a smaller, planned job. Waiting for a leak can mean damage to ceilings, decorations and tenants’ belongings and force rushed work. With lower homes, common in places like Hawkenbury, there’s little between a roof defect and the ceiling, so water can show inside quickly once it gets past the covering. Finding the cause first saves a second job inside.

The cost of a survey depends on the roof: its size, its height, how many sections it has and how it can be reached and seen safely. Our price is from £150, including VAT.

Common roof problems in Hawkenbury

Shared roofs can fall between owners. Everyone may think someone else is responsible and work gets delayed. A condition report gives everyone the same starting point.

Look out for signs like these:

  • Missing or loose roof coverings
  • Damp or stains in top-floor flats
  • Damaged party-wall upstands or parapets
  • Splits and blisters in flat roof coverings

If you look after a shop, office or commercial unit, for example near The Corn Exchange, a roof report helps plan work around trading rather than after a leak.

Choosing a roof surveyor

  • What the survey will not cover
  • Whether the loft is part of the inspection
  • Whether you can ask questions once you have the report
  • Their report turnaround times
