Landlord roof surveys near Lower Froyle

How the survey changes by roof type

Roof spaces and lofts

Looking inside the roof often tells us more. We check it where there is safe access looking for water marks and gaps.

Flat roofs on blocks and rear additions

Felt flat roofs frequently need replacing after around 15–20 years, so their age matters.

How a landlord roof survey works in Lower Froyle

Shared roofs on blocks, converted houses and terraces raise their own questions. We inspect the roof as far as it can safely be seen including the loft and flats where access is arranged. Each part of the roof is recorded with photos giving all parties the same information. We can only inspect the parts of a shared roof we are allowed to reach. We survey flat roofs on blocks, gutters and downpipes and shared roofs, and common reasons people get in touch are mortar falling from ridges and verges and cracked or leaning shared chimneys.

Some older homes in villages like Lower Froyle are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Older materials like clay tiles, slate and stone are frequently matched when work is done.

Findings are set out part by part, from the coverings down to the gutters. It records what’s sound as well as what isn’t.

Should I look at the roof myself first?

The one thing to avoid is getting up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey.

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

Honest limits

To be straight with you, a roof survey has limits:

  • Walls, floors and services beyond the roof
  • Whether materials contain asbestos (a specialist asbestos surveyor’s job)
  • The structure in the way a structural engineer would assess it

If in doubt, call 07833 053749 or email us and we will suggest the right survey before booking. What a survey covers and does not.

What this survey covers

  • Blocks of flats
  • Gutters and downpipes
  • Flat roofs on blocks
  • Rented houses
  • Converted houses
  • Shared roofs

How it works

Time on site depends on the size and shape of the roof; as a rough guide, the survey takes about one to two hours at most homes, rising to roughly 3–4 hours on a commercial building. You are welcome to ask questions while we are there. In a hamlet or village like Lower Froyle, a postcode doesn’t always lead to the right gate, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. You tell us about the building, its roofs and any known leaks.
  2. We confirm the access we’ll need.
  3. The roofs are inspected from the ground, vantage points, the roof space and the roof where safe.
  4. We note what couldn’t be seen as well as what could.
  5. Findings and recommendations are set out with photographs.

Preparing for the visit

  • Show us where any leaks or stains appear
  • If you’re buying, let the agent know when we are coming
  • Gather any invoices or paperwork from past roof work

Advice

Lower Froyle questions

Do you survey roofs for landlords with property near Bentley (Hampshire) station?

Yes, landlords and agents are among the people we work for. You can call 07833 053749 or use the contact form with the address and what you need.

Do you cover smaller places like Lower Froyle?

Yes, Lower Froyle is on our map. Villages and rural addresses get the same survey as a town house.

Is it the same as a RICS Level 2 or Level 3 survey?

No. This is a survey of the roof only, and it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

Do you look in the roof space?

Normally, if there’s one and it can be reached safely. From inside, the underside of the roof often shows damp, staining or daylight that can’t be seen from outside.

Does the weather affect the survey?

A survey can typically go ahead in light rain, and it can even help show where water is getting in. Heavy rain or strong wind can ground a drone and make the roof unsafe, so if conditions are not right we will arrange another day with you.

Can you tell me if my roof has asbestos?

No. Asbestos surveys and testing aren’t part of what we do. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings, and recommend a specialist asbestos surveyor checks them before they’re disturbed.

Are you insured?

Every survey is covered by professional indemnity and public liability insurance, and details are available on request.

What a survey costs

Several things affect the price of a survey:

  • The roof’s overall size
  • The number of roofs, including extensions and garages
  • Any need for thermal images or a drone flight
  • House, block, shop or office

Every price we give includes VAT, and the written report is part of the package. Our price is from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

What to tell us when you contact us

Before you get in touch, it is useful to have:

  • Pictures from the garden or a window, if you have them
  • The type of building and roof, like pitched or flat
  • What’s prompted the survey
  • Where water is showing inside, if it is

Buyers should book once an offer has been accepted, so there’s time to use the report before exchange. Otherwise, simply call 07833 053749 or send us an email whenever suits you.

Lower Froyle homes and their roofs

Some Hampshire villages still have thatched roofs. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so the council is the place to ask.

Landlords with a home close to Bentley (Hampshire) station may find that a dated record of the roof is useful when planning maintenance across a let. The streets around a church such as Church of St Mary of the Assumption are often among the oldest in a place, and if your home is one of the older ones nearby, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Before and after the survey

Small things make a difference. Some pointers:

  • Keep the loft hatch clear and reachable
  • Check your lease or ask a solicitor about who pays
  • Have gutters and outlets cleared every year
  • Tell tenants when we’re coming

If anything in the report needs explaining, ask us. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person one.

Deal with the high-priority defects quickly and schedule the others. Left alone, minor faults usually get worse.
