How a landlord roof survey works in Newenden

With a shared roof, it is not always clear what’s wrong or where. We check the roof from every safe vantage point, including from the roof space and the flats where access is arranged. The report records the condition of each part giving all parties the same information. Where neighbours share the roof, we can only inspect what we are given access to. We’re often asked to look into flashings that have come away and chimney stacks in poor repair, on converted houses, flat roofs on blocks and blocks of flats.

Older buildings in small places like Newenden may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is often expected.

It is not only a list of defects. It explains what we found, why it matters and what we recommend, so you can decide what to do next.

Different roofs, different checks

Flat roofs on blocks and rear additions

Felt flat roofs frequently need replacing after around 15–20 years, so their age matters.

Roof spaces and lofts

The loft space shows a lot about a roof’s condition. We go into the loft where it’s safe, looking for staining, damp and daylight.

For landlords and managing agents

If you own several properties, you can book surveys for several addresses. To discuss a number of properties, phone 07833 053749 or email us.

Businesses and commercial landlords can book us too, from shops and offices to industrial units. Larger roofs take longer, and they’re priced for the size.

Can I check my roof myself?

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

Your own check is a good start, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level.

Newenden: your questions answered

Is my home in Newenden listed or in a conservation area?

The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.

Will you come out to Newenden?

Yes. Newenden is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and the South East. Let us know about access, parking and anything unusual about getting there as you book.

Is this an asbestos survey?

No. Asbestos surveys and testing aren’t part of what we do. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them, and recommend a specialist asbestos surveyor checks them before they’re disturbed.

Do I need to be at home?

That depends on the survey. Inside the building and in the loft, we need someone to let us in; we’ll agree the details when booking.

How do I arrange a landlord roof survey in Newenden?

Just call 07833 053749 or email us with the address. After a few questions, we confirm the price and fix a day.

Can you survey at the weekend?

Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Just tell us the days that suit you.

What does a block roof survey cost?

Landlord roof survey starts from £150, including VAT. The price depends on the size of the building and the number of roofs. To get a price, phone 07833 053749 or use the contact form.

Tips from our surveys

Getting the most from a landlord roof survey starts before we arrive and carries on afterwards. Tips:

  • Deal with urgent items first
  • Make leak reporting easy for tenants
  • Hold on to old reports to compare later
  • Don’t store items over the loft hatch

Questions about who pays under the lease are for your managing agent or a solicitor. Our report sets out the roof’s condition that everyone can refer to.

Keep gutters and outlets clear, particularly on blocks with valleys or parapets. Blocked gutters are a common cause of leaks into top-floor flats.

What a survey costs

All our prices include VAT. The things that change the price are:

  • Extra roofs, like extensions, dormers or garages
  • Any need for thermal images or a drone flight
  • Commercial roofs and larger buildings
  • The package you choose: Basic, Standard or Premium

Prices quoted always include VAT, and the report isn’t charged as an extra. Landlord roof survey starts from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

Booking your survey

Before you get in touch, it’s useful to have:

  • The style of property, from a terrace to a block
  • The reason for the survey, such as buying, a leak or storm damage
  • Whether there is a loft hatch, a shared roof or tricky access
  • Where any leaks, stains or damp patches show inside

If you’re buying, it is useful to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. For any other survey, just call 07833 053749 or drop us an email when you’re ready.

How it works

It helps to start with what’s prompted the survey: a purchase, a leak, a storm, new work or simply peace of mind. That way we can focus on what matters to you. The visit normally takes about 1–2 hours at a typical home, though large, tall or awkward roofs take more time. Cottages and farmhouses around Newenden often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.

  1. First, we confirm the scope and the purpose of the report.
  2. Access to flats and the roof space is arranged by you or your agent.
  3. We inspect each roof as far as it can safely be seen.
  4. We photograph defects and note how urgent they look.
  5. You get a written report to plan maintenance and budgets.

Preparing for the visit

  • Make sure we can get to the back of the property
  • Show us where any leaks or stains appear
  • Let us know about parking near the property

Getting a price

We confirm the price for the job before you book, so you know where you stand. Prices start from £150, including VAT. To book, call 07833 053749 or use the contact form.

Newenden homes and their roofs

About 1.7 miles south-west lies Great Dixter, a reminder of how long the area around Newenden has been built on. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Whichever you have, the details that tend to fail before the covering itself get the closest look.

For an older house near a landmark like Parish Church of St Peter, old fixings, lead flashings and tall chimneys are typical of older roofs.
