Landlord roof surveys for homes and businesses in Old Oak Common
Our landlord roof survey gives you a clear picture of a roof’s condition in a report you can plan around. Landlords, letting agents, managing agents and freeholders all use it along with RTM and residents’ management companies. The report covers defects, photos and recommendations, prioritised by urgency where relevant. The survey covers the roof, not the whole building. We survey shared roofs, gutters and downpipes and converted houses, and people most frequently book us about ceiling stains reported by tenants and worn ridges, hips and verges.
A London butterfly roof slopes down to a central valley gutter that drains to the back of the house. From the street you see only a parapet wall, so blocked outlets and split linings go unnoticed until water comes through a ceiling. If your home in Old Oak Common has one, it needs checking from somewhere that can actually see it.
Where we cannot see part of the let or shared roof, the report says so. You’ll know exactly what was inspected and what wasn’t.

How the survey changes by roof type
Pitched roofs on houses and blocks
On older pitched roofs, the fixings and underlay frequently fail before good slates or tiles. We note what we can see.
Roof spaces and lofts
Underlay on older roofs can be felt, or missing. We note what we see from inside.
How the survey works
Photos are taken throughout the visit, so the report shows exactly what we saw. We take close-ups from wherever is safe. Most surveys take about one to two hours for a single let house, with blocks of flats taking longer. In Old Oak Common, visits are available on weekdays and at weekends. It helps if you can point us to a visitor permit or a nearby bay. Upstairs rooms at the back are useful too, as they often give the best view of a rear addition.
- We agree the roofs to be surveyed and what you need the report for.
- Access to flats and the roof space is arranged by you or your agent.
- Each roof is checked from safe vantage points and inside where possible.
- We photograph defects and note how urgent they look.
- A written condition report follows to help you plan.
Getting ready for the survey
- Have keys ready for side gates, garages or roof access doors
- Buyers: confirm access with the estate agent or seller
- Jot down any questions you want answered

Do you need a landlord roof survey in Old Oak Common?
Agents and freeholders have budgets to set. Planning is difficult without knowing the roof’s condition or when.
It’s worth booking a survey if you’ve seen:
- Missing or loose roof coverings
- Failed flashings at walls and chimneys
- Blocked gutters over flats
- Leaks into upper flats
If you look after a shop, office or commercial unit, for example near Westfield London, a roof report helps plan work around trading rather than after a leak.
Before you book any roof surveyor

What affects the cost of landlord roof surveys
Prices always include VAT. The things that change the price are:
- Height and safe access
- Basic, Standard or Premium
- House, block, shop or office
- The shape of the roof and its details
There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you’d like to know.
What we need to know
We will normally ask about:
- Pictures from the garden or a window, if you have them
- Where water is showing inside, if it is
- Where the property is, with the postcode
- The type of building and roof, such as pitched or flat
To arrange a survey, phone 07833 053749 or drop us an email with the address and what you’d like to know about the roof. You’ll know the price before anything is booked.
What happens if roof problems are left?
Keeping a dated survey on file helps with future planning. Repeat surveys let you see how the roof is changing, which suits a rolling maintenance plan. In a London terrace or conversion, a roof defect rarely stays your problem alone: a blocked parapet gutter or slipped slate can let water into the flat below or the house next door. Finding it early keeps the work smaller.
Thermal imaging and drone inspection (where it applies) come with the Premium Survey, from £400 inc. VAT. We will tell you which package suits the questions you have.

Landlord roof surveys in Old Oak Common: local notes
In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Knowing the covering helps explain which parts of a roof are likely to need work first. Kelmscott House, about 2.5 miles south, is one of the historic houses in the wider area around Old Oak Common. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.
If you let a flat or house near Willesden Junction station, a roof report helps you deal with small faults before they turn into a call from a tenant. For an older house near a landmark like Church of Eritrean Orthodox Brent, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Old Oak Common: your questions answered
Is parking a problem for a survey in Old Oak Common?
In much of London, parking needs planning: a visitor permit or a nearby bay makes the day run more smoothly.
Is my home in Old Oak Common listed or in a conservation area?
The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.
Can you survey a shared roof?
Yes. A shared roof needs access agreed first. Mention it when you contact us and we will plan the survey around it.
Does someone need to be in?
Not necessarily. If we only need the outside, we can agree that ahead of time, but the loft and any rooms with damp need someone to let us in.
How long does a landlord roof survey take?
It usually takes about 1–2 hours for a single let house, with blocks of flats taking longer. You will know roughly how long when we arrange it.
Does this replace a RICS building survey?
No. Our survey covers the roof and its parts, not the whole property. It’s not a RICS Level 2 or 3 survey or a structural engineer’s report.
Will you inspect a roof that several owners share?
Yes. We inspect the parts we are given access to, as far as they can be seen safely. Areas we couldn’t see are noted in the report.
Honest limits
To be straight with you, a roof survey has limits:
- A full building survey of every part of the property
- Confirming asbestos in older roof materials
- Responsibility under a lease
