Landlord roof surveys for Sopwell homes and businesses

What happens if roof problems are left?

A dated condition report is useful for the building’s records. Repeat surveys let you see how the roof is changing, which suits a rolling maintenance plan. Arranging work in a smaller place like Sopwell is easier with notice than in an emergency. Knowing early gives you time to get the right people in.

Landlord roof survey starts from £150, including VAT. The final price depends on how big and how high the roof is, how it can be seen safely and the package you choose.

How a landlord roof survey works in Sopwell

With a shared roof, it is not always clear what’s wrong or where. We inspect the roof as far as it can be seen safely, including from the loft space and the flats where access is arranged. The report records the condition of each part, so everyone works from the same facts. Where neighbours share the roof, we can only inspect what we’re given access to. We’re often asked to look into ceiling stains reported by tenants and damaged party-wall upstands or parapets, across gutters and downpipes, shared roofs and converted houses.

Houses in smaller places like Sopwell can face open ground, where wind and driving rain hit the roof harder. Ridge tiles, verges, chimney stacks and flashings take the worst of it. A careful look shows whether anything has started to loosen. Once one ridge tile or slate moves, wind gets under the next one too.

Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

The survey, step by step

Time on site depends on the size and shape of the roof, but as a rough guide the survey takes between one and two hours at a typical home, with bigger or more complicated roofs taking longer. You are welcome to ask questions while we are there. Some parts of a survey depend on the weather, so a visit to Sopwell is booked with the forecast in mind: the parts that need calm, dry weather are planned around it.

  1. We agree which roofs and which parts of the building are included.
  2. You or your agent arrange access to the roof space and any flats we need to enter.
  3. We inspect each roof from safe vantage points, the loft space and the roof itself where safe.
  4. We photograph each defect and note how urgent it looks.
  5. We send a written report you can use to plan maintenance and budgets.

Before we arrive

  • Jot down any questions you want answered
  • If the roof is shared, arrange access with whoever manages the building
  • Let us know about parking before the day

Should I look at the roof myself first?

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That part is for a survey, using safe viewpoints and a drone where it applies.

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it.

Signs you need a landlord roof survey in Sopwell

Landlords need to plan spending on a building. Planning is difficult without knowing the roof’s condition or when.

Problems we come across often include:

  • Damaged pots and flaunching
  • Leaks into upper flats
  • Mortar falling from ridges and verges
  • Cracked or lifting flashings

If you run a business near The Maltings, a written record of the roof’s condition helps you plan maintenance rather than react to leaks.

Choosing a roof surveyor

  • Whether the loft is part of the inspection
  • What the report includes, and whether it has photographs
  • How long the report takes to arrive
  • Their track record with similar roofs

What’s in a roof survey

What a landlord roof survey looks like in Sopwell

With Batchwood Hall about 2.1 miles north-west, Sopwell sits in an area with a long building history. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Knowing the covering helps explain which parts of a roof are likely to need work first.

Homes near green spaces like Verulamium Park can get more leaves in their gutters in autumn. Take a building like Mandeville Primary School: a written record of a large roof helps plan work for the holidays rather than in term time.

How the survey changes by roof type

Pitched roofs on houses and blocks

The edges and top of a pitched roof are exposed, so we check them closely.

Party-wall upstands and parapets

Parapet walls often hide gutters behind them. We inspect them as far as it is safe to see.

Practical tips

Getting the most from a landlord roof survey starts before we arrive and carries on afterwards. Some tips:

  • Ask residents to report damp right away
  • Ask your managing agent about lease terms
  • Deal with urgent items first
  • Have gutters and outlets cleared every year

Questions about the findings are welcome. With the Standard Survey there is a follow-up consultation and the Premium Survey an in-person one.

Encourage residents to tell you about leaks or damp straight away. The sooner you know, the smaller the problem usually is.

FAQs for Sopwell

Can a landlord with a rental near St Albans Abbey station book a roof survey?

Yes, landlords and letting agents book with us as well as owners. You can ring 07833 053749 or drop us an email with the address and a few details, including who will give access on the day.

Is Sopwell within the area you cover?

We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Can you tell me if my roof has asbestos?

No. Our report may flag materials that could contain asbestos, but only a specialist asbestos surveyor can confirm it. It may be present in buildings built or refurbished before 2000.

Will you walk on the roof?

Only where it’s safe to do so. We look at everything that can be seen safely: from the ground, from windows and vantage points, from the roof space, from the roof itself where safe and by drone where applicable. Anything we cannot see is noted in the report.

What insurance do you have?

We’re covered by professional indemnity and public liability insurance.

What does a roof survey cost?

Prices start from £150, including VAT. The final figure depends on the roof and the package you choose.

Will you check the loft?

If the survey needs it and the loft space can be reached safely, yes. A clear path to the hatch helps.
