About our new roof snagging in Castle Green
People book us after having a roof replaced or re-covered, and buyers of new-build homes sometimes want the roof checked. Whatever the roof, we inspect as far as it can safely be seen including from the loft and the roof where it is safe. A photo report follows, ready to share with your roofer or builder. We’re often asked to look into ridge and hip tiles not properly fixed and untidy or loose verge details, on loft conversions and dormers, replacement roofs and new flat roofs.
Older buildings in small places like Castle Green may be listed or in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. Whether you’re buying or signing off new roofing, it is worth knowing where you stand. There are about 500,000 listed buildings and around 10,000 conservation areas in England.
Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

Castle Green: your questions answered
Will you come out to Castle Green?
Yes, we do. Our area covers London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.
How do I find out if my home in Castle Green is listed?
We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.
Will you deal with my roofer if there is a problem?
No, we report on the roof and do not take sides. Disputes are between you and whoever did the work though our report gives you the facts we saw.
Are you insured?
We hold professional indemnity and public liability insurance.
Do you look in the roof space?
If the survey needs it and the loft space can be reached safely, yes. Please clear anything stored under the hatch, and if the loft can’t be reached safely, the report says so.
Will you walk on the roof?
Not always. Safety comes first, and fragile or steep roofs can’t always be walked on. We use safe viewpoints, the roof space and a drone where it applies, and the report records anything we couldn’t see.
I live in a flat. Can you survey the roof?
Yes, once whoever controls the roof agrees access. We check the parts we’re given access to, and the report makes that clear.
Should I look at the roof myself first?
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.
What happens on the day
The aim of the visit is simple: to look at the new roof as closely as is safe and record what we find. Notes and photographs go into the written report. It typically takes about 1–2 hours for a typical new house roof, longer where the roof is large or complicated. In a hamlet or village like Castle Green, a postcode does not always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.
- We start by finding out what was replaced and what worries you.
- The new coverings, ridge, hips and verges are inspected where it’s safe to see them.
- We check valleys, flashings and gutters, and the underlay at the eaves where it’s visible.
- We look in the roof space, where there’s safe access, and around the property for debris or damage.
- The snags are written up with photos for you to share with your roofer.
Before we arrive
- Mention any parking restrictions on your street
- Keep pets out of the way during the survey
- If the roof is shared, arrange access with whoever manages the building

What we look for on each type of roof
Underlay and ventilation
At the eaves, the underlay should run into the gutter to carry water off. We check it where it can be seen.
Slate roofs
Broken slates left on a new roof are a common snag. They’re photographed for the report.
Buying a home or a new roof in Castle Green
With Botleys Mansion about 4.2 miles north-east, Castle Green sits in an area with a long building history. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area. Handmade clay tiles and tile-hung walls are typical of Surrey’s older houses. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Whether you are buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds.
If you let a flat or house near Brookwood station, it’s worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.

Do you need new roof snagging in Castle Green?
Vents can be left out, or insulation pushed against the eaves. Without enough airflow, condensation can build up in the roof space.
Here are some of the things we see often:
- Cracked mortar at the ridge or hips
- Vents that weren’t fitted or are covered
- Offcuts and broken tiles left behind
- Poorly finished verges
If yours is one of the older homes in the streets near Church of St Lawrence, the roof may have had decades of patch repairs, and the survey shows where they are.

Leave it or get it looked at?
A clear list of snags makes the conversation with your roofer easier. It keeps things factual. Older and listed buildings around Castle Green may need consent and matching materials for repairs, so leaving a defect until it is urgent leaves less time to plan.
