New roof snagging in Lee Gate: what you get

Building work can leave a mess behind. We look for broken tiles, offcuts and nails left in gutters and on lower roofs along with any damage to other parts of the property. It’s all recorded with photos. Debris left in gutters and valleys can block them, and cracked lower roofs can leak. Finding these early makes them easier to raise. If you’re worried about cracked lower roofs or marked walls after the work and offcuts and broken tiles left behind, we can find out what’s behind it.

Somewhere as small as Lee Gate, older cottages, farmhouses and converted buildings frequently sit beside a few newer homes. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Each covering has its own weak points, whether the roof is old or newly laid, and thatch is a specialist material, so we report on what can be seen. Older roofs may also have old felt underlay or none, and fixings that have done a long stint.

Findings are set out part by part, from the main slopes down to the gutters and outlets, each with a short note and a photograph. It records what’s sound as well as what isn’t.

What happens if roof problems are left?

Offcuts left in a gutter can block it that soak walls. Spotting it now saves chasing damp later. Where a roof is exposed, as many are in small places like Lee Gate, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. You’ll know the figure before booking.

What new roof snagging looks like in Lee Gate

A number of Buckinghamshire villages keep thatched roofs on their older buildings. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about. Cholesbury Manor House, about 2.2 miles north-east, is one of the historic houses in the wider area around Lee Gate. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material.

If your house is among the older ones in the streets near Old Church of St John the Baptist, older patch repairs can hide behind a tidy front slope, and the survey looks past them. If you let a flat or house near Wendover station, a roof report gives you a clear picture before you buy or settle up with a roofer.

What you can safely check yourself

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

A DIY look is useful, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.

Tips that help

You don’t need to be a roofer to help. Here’s what helps most:

  • Watch for gutters overflowing in rain
  • Note the end of any warranty or defects period
  • File all paperwork for the new roof
  • Watch for drips in the loft space with care

If anything in the report is not clear, ask us. The Standard Survey includes a follow-up consultation, and the Premium Survey includes an in-person one.

Don’t settle the final bill until the roof has been inspected, where your contract allows. It gives the roofer a reason to finish everything.

Prices for new roof snagging in Lee Gate

Prices always include VAT. The things that change the price are:

  • How big the roof is
  • Commercial roofs and larger buildings

A Basic Survey starts from £150, with VAT included. Standard is from £250 and Premium from £400. We confirm the price for your roof before you book.

For landlords and managing agents

We also survey roofs for businesses and commercial landlords. Bigger roofs take more time, so they’re priced to suit.

FAQs for Lee Gate

Do you cover smaller places like Lee Gate?

Yes, smaller places are covered as well as towns. We work right across London and South East England. Just mention lanes, gates or anything else about the route when booking.

How do I find out if my home in Lee Gate is listed?

Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.

I live in a flat. Can you survey the roof?

Yes, once access has been agreed. The roof of a block or converted house is often shared, so we need permission from the freeholder or managing agent. We inspect only the parts we’re allowed to reach.

How many surveys have you done?

We’ve been surveying roofs for over 20 years and have carried out more than 5,000 surveys across London and South East England.

How much time does a snagging visit need?

For a house, expect about 1–2 hours on site, and longer for large or complex roofs.

Do I need to be at home?

Not necessarily. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

How much is new roof snagging?

The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all including VAT. Just call 07833 053749 or use the contact form for a price.

How it works

Photographs are taken throughout the visit, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available. A typical visit takes an hour or two for a house; commercial roofs usually need 3–4 hours. Somewhere as small as Lee Gate, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. We agree what to focus on, such as a payment date or a warranty period ending.
  2. The roof is inspected from ground level, vantage points and the roof where safe.
  3. We work through ridges, verges, valleys and flashings.
  4. We check the gutters, lower roofs and walls for debris or damage.
  5. You receive a report to share with your roofer.

Before we arrive

  • For a flat or shared roof, check access with whoever owns or manages the building
  • Dig out any old roof reports or invoices
  • Clear the way to the loft hatch
