New roof snagging for homes and businesses in The Willows
A new roof needs to breathe. Where vents have been fitted at the ridge or eaves, we check them, and check the loft space for signs of condensation. We note what we can see. Without enough airflow, a roof space can suffer from condensation, so it is worth raising early. We record what we see. We survey loft conversions and dormers, flashings and valleys and ridges and verges, and common reasons people get in touch are gaps at new flashings and debris left in gutters or valleys.
Being in a small place like The Willows makes no difference to the inspection itself: it just means planning the journey and access beforehand. If there are outbuildings with roofs you want checked, mention them when booking. Whether you are buying or checking new work, the same care goes into it. Weekday and weekend visits are both available.
Findings are set out part by part, from the coverings down to the gutters, each with a short note and a photo. It records what’s sound as well as what is not.

How it works
After the inspection, everything we found is written up as a written report with photos, sent to you by email. As for time on site, most surveys take an hour or two for a typical new house roof, longer where the roof is large or complicated. Somewhere like The Willows needs a little journey planning: let us know about narrow lanes, gates, long drives and where we can park. On the day, we inspect what can be seen safely, inside and out.
- First, we note any deadlines and concerns.
- The roof is inspected from the ground, vantage points and the roof where safe.
- Each detail at ridges, verges, valleys and flashings is looked at.
- Debris and damage to other parts are recorded.
- We send a written report you can pass on.
Preparing for the visit
- Show us where any leaks or stains appear
- Have any paperwork from past roof work to hand
- If it isn’t your property yet, arrange access through the agent

Advice
Roof by roof
Slate roofs
Good natural slate is very long-lasting, so the laying matters. We look for slipped, cracked or uneven slates.
Flashings
Flashings seal the roof to walls and chimneys. We check they’re dressed, fixed and pointed where they can be seen.

Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client, photographs included.
The Willows questions
Do you carry out roof surveys in The Willows?
Yes, The Willows is one of the places we work. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.
Do you cover smaller places like The Willows?
Yes, smaller places are covered as well as towns. Our area covers London and the South East. Just mention lanes, gates or anything else about the route when you book.
How long have you been surveying roofs?
Over 20 years and more than 5,000 surveys.
When should I book new roof snagging?
Once the roofer says the job is done, ideally before you pay in full. That leaves time to raise anything we find.
Is it the same as a RICS Level 2 or Level 3 survey?
No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.
Can you settle a dispute with my builder?
No. Our job is to report on the roof as we find it. Any dispute is between you and your roofer or builder and our report gives you an independent record.
Will you check the loft?
Usually, if there is one and it can be reached safely. The roof space can show things the outside can’t, like damp timbers, staining or daylight.
Should I look at the roof myself first?
Your own check is a good start, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.
During heavy rain, look at the gutters from ground level or a window. Overflowing water can point to a blockage or a sagging run.

When to book a survey in The Willows
Most householders can’t get a good look at their new roof. From the pavement, many faults are invisible and you may be asked to pay anyway.
A survey makes sense if you’ve noticed:
- Cracked or slipped new tiles or slates
- Gutters or fascias damaged during the job
- Underlay at the eaves left exposed
- Offcuts and broken tiles left behind
Landlords with a home close to Stansted Mountfitchet station may find that it’s worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.
Before booking anyone
- Whether the inside of the roof is included
- Do they have a CAA Flyer ID and Operator ID for drone work?
- What follow-up you get after the report
- How they’ll see the roof: from ground level, the loft, the roof or by drone
What happens if roof problems are left?
Specific, photographed snags are easier to discuss than a vague worry. It keeps the focus on what can be seen. Older and listed buildings around The Willows may need consent and matching materials for repairs, so leaving a defect until it is urgent leaves less time to plan.
One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. Size, height and access can affect the price too.

New roof snagging in The Willows: local notes
Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, with flat-roofed extensions, dormers and garages common everywhere. For a purchase or a newly finished roof, the materials decide which details matter most. England has around 10,000 conservation areas and about 500,000 listed buildings. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so check with the council.
If you live in an older home near Church of St Mary, the roof may have had decades of patch repairs, and the survey shows where they are.
