Pre-purchase roof survey in Crofton Park: what you get

We survey roofs for buyers in Crofton Park and across London and South East England. Whether it is a terrace, a semi, a detached house or a flat, we follow the same careful process. The report says what’s in good order, what is not and what to deal with first. We hold professional indemnity and public liability insurance, and have 20+ years’ experience. To arrange a survey, phone 07833 053749 or use the contact form. We are often asked to look into chimney mortar that has eroded and a ridge or slope that dips, across the roof space, flat-roofed extensions and dormers and chimney stacks.

London’s housing runs from Victorian and Edwardian terraces to interwar semis, post-war estates and new blocks of flats, so a property in Crofton Park might be any of these. Whether you’re buying or have just had a roof replaced, the details that cause trouble depend on the age of the building. Slate roofs, butterfly valleys, parapet gutters and flat-roofed rear additions each have their own weak points.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Crofton Park questions

Is drone flying allowed in Crofton Park?

The answer turns on the exact location and the conditions on the day. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. Before any flight, we check the Drone Safety Map for airspace restrictions. The flight also waits for calm, dry weather, and the rest of the survey doesn’t depend on the drone.

Is parking a problem for a survey in Crofton Park?

Usually it is manageable with a little notice. Let us know the parking rules on your street and we will work around them.

Do you need access inside the house?

If it can be arranged, yes. Inside, the loft shows leaks, damp timbers and the underlay. If access isn’t possible, we note it in the report.

How many surveys have you done?

Over 20 years and more than 5,000 surveys.

Which days do you carry out surveys?

Surveys run seven days a week. To find a day that suits you, phone 07833 053749 or email us.

Do you cover Crofton Park for pre-purchase roof surveys?

Yes. Our area covers London and South East England, Crofton Park included.

How soon is the report ready?

Premium reports arrive the same day, Standard reports within 24 to 48 hours and Basic within 48 hours. We send it by email, with photos.

When you need someone else

Every survey has limits, and we’d rather be clear about that before you book. Keep these in mind:

  • The condition of the rest of the house (that’s a RICS home survey)
  • What’s under the slates, tiles or felt
  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)

If in doubt, call 07833 053749 or email us and we’ll point you to the right survey. What our survey covers.

Roofs we survey in Crofton Park

  • Gutters and downpipes
  • Lead flashings and valleys
  • Clay and concrete tiles
  • Flat-roofed extensions and dormers
  • The roof space
  • Chimney stacks
  • Natural slate

What we’re asked to look at in Crofton Park

Chimneys take the worst of the weather. Mortar erodes, the flaunching around the pots cracks and the flashings work loose. On terraced and semi-detached homes, a stack may be shared with next door, which can affect how any work is arranged.

Signs worth acting on include:

  • Slipped or missing slates and tiles
  • Roof slopes that look uneven or sagging
  • Quick fixes on flashings and valleys
  • Lead that has worked loose at a wall or chimney

If you own a rental within reach of Crofton Park station, a roof report gives you a clear picture before you buy or settle up with a roofer.

  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID

What a roof survey includes

What happens on the day

Every roof is different; as a rough guide, the survey takes about 1–2 hours at a typical house, with time for the loft where it can be reached. If you have questions on the day, just ask. In Crofton Park, as in much of London, a good many properties are flats or terraces without side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. Mention any building rules, key holders or managing agents as you book.

  1. You get in touch after your offer is agreed, with the address and your target exchange date.
  2. Access is arranged through you, the agent or the seller.
  3. The roof is inspected from each safe vantage point, inside and out.
  4. Each part of the roof is examined and photographed.
  5. You receive a written report with photos and recommendations to read before exchange.

Getting ready for the survey

Can I check my roof myself?

Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

Different roofs, different checks

Chimney stacks

We inspect the outside of the stack, and it isn’t a flue or gas safety check. If a flue needs testing, we’ll suggest who to ask.

Gutters and parapets

A butterfly roof drains to a central valley gutter, normally to the back of the house. If yours does, we check that gutter and where it drains.

Crofton Park homes and their roofs

Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. If your home in Crofton Park is one of them, lead flashings, party-wall upstands and shared chimney stacks are part of the picture too. Whether you are buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds. If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying.

With Queen's House about 2.4 miles north-east, the area around Crofton Park has a long history. If you’re buying an older home nearby, it’s worth knowing whether it’s listed or in a conservation area before you plan any re-roofing. As a London address, Crofton Park can be tricky for parking: let us know about parking bays, permits or a driveway as you book, as a space near the door can’t be promised.

Why it is worth a survey now in Crofton Park

Small roof defects let water in slowly. By the time a stain shows, timber or plaster may already be damp. Spotting it before you buy lets you deal with it as soon as you move in. In a London terrace or conversion, a roof defect rarely stays your problem alone: failed flashings and blocked valley gutters can send water into more than one home. Finding it early keeps the work smaller.

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. Size, height and access can affect the price too.
