Pre-purchase roof surveys for Honor Oak homes and businesses

How it works

Before we start, let us know why you’ve booked: a purchase, a leak, a storm, new work or simply peace of mind. That way we can focus on what matters to you. The visit normally takes an hour or two for most houses, while a commercial roof takes nearer three to four hours. In Honor Oak, as in much of London, lots of properties are flats or terraces without side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. If the building has a managing agent or access rules, let us know when booking.

  1. After your offer is agreed, you book and share your timetable.
  2. Access to the house and the loft space is agreed ahead of time.
  3. The visit begins outside, from ground level and any safe vantage points.
  4. We then look from upstairs windows and inside the loft where it’s safe.
  5. You get a written report with photos and recommendations before you exchange.

Before we arrive

  • Leave side gates unlocked
  • If the roof is shared, arrange access with whoever manages the building
  • Keep pets in another room

Booking a survey

Buyers should book once an offer has been accepted, so there’s time to use the report before exchange. For any other survey, just phone 07833 053749 or email us when you’re ready.

About our pre-purchase roof survey in Honor Oak

A RICS Level 2 or Level 3 survey covers the whole building, and the roof is only one part of it. We don’t offer a RICS home survey, and ours isn’t a substitute for one. What it adds is a closer look at the roof alone, with photos and written recommendations you can act on. The two sit side by side. If you’ve noticed signs of past leaks inside the loft and slates or tiles that have slipped or gone, we can find out what’s behind it, on chimney stacks, clay and concrete tiles and flat-roofed extensions and dormers alike.

London terraces and converted houses often share a roof line, chimney stacks and gutters with the house next door. That matters for anyone buying in Honor Oak or checking a new roof there: only the parts we’re given access to and can see safely are inspected. For a flat, the lease normally says who looks after the roof.

The report records the roof as we found it on the day. It is useful right away, and a good reference for later, for instance when you want to check whether anything has changed.

Pre-purchase roof surveys around Honor Oak

Many homes in inner London are Victorian and Edwardian terraces, often with Welsh slate roofs. Many have butterfly roofs draining to a central valley gutter, with parapet walls and gutters hidden behind them. If your home in Honor Oak is one of them, lead flashings, party-wall upstands and shared chimney stacks are part of the picture too. The covering on a house you’re buying, or on a roof just finished, tells us where to look hardest. The wider area around Honor Oak has a long history of building, with Kingswood House about 1.9 miles south-west. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first.

As a London address, Honor Oak can be tricky for parking: a visitor permit or a nearby bay makes the day easier. If you let a flat or house near Honor Oak Park station, a roof report gives you a clear picture before you buy or settle up with a roofer. For an older house near a landmark such as Church of St Augustine, the roof’s history matters as much as its looks, and a survey brings the past repairs to light.

Honor Oak is about 2 miles south-west of New Cross, in Greater London. Whether the building in Honor Oak is a house, a flat or a commercial unit, we can survey the roof on a weekday or at the weekend. Our Greater London coverage includes Honor Oak and the places around it.

What a pre-purchase roof survey does not cover

A survey is a careful look at the roof, but it can’t do everything. Its limits include:

  • How a seller will respond, or what the house is worth
  • Faults hidden behind ceilings, boards or coverings
  • Anything beyond the roof, which a full home survey covers

If in doubt, call 07833 053749 or send us an email and we’ll recommend the right survey. What a survey covers and does not.

Roof types and parts we check

  • Natural slate
  • The roof space
  • Gutters and downpipes
  • Clay and concrete tiles
  • Flat-roofed extensions and dormers
  • Lead flashings and valleys
  • Chimney stacks

What affects the price in Honor Oak

Our packages start from £150, with VAT included. What you pay for your roof depends on:

  • The height of the building and how the roof can be seen safely
  • Extra roofs, like extensions, dormers or garages
  • The roof’s overall size
  • How complicated the roof is, with its valleys, chimneys and parapets

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. The price is always agreed first.

What to let us know when you get in touch

A little information up front helps. It helps to include:

  • Access details, like a loft hatch or a shared roof
  • Photos of the roof, taken safely from ground level or a window
  • Any stains, drips or damp patches you’ve seen indoors
  • Any deadline, such as an exchange date

If you have photos of the roof, send them over. Take them safely from the ground or a window. To get started, call 07833 053749 or drop us an email.

What you can safely check yourself

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

What happens if roof problems are left?

A slow leak can go unnoticed for months. Damp can spread into timbers and ceilings before anyone sees a mark. Spotting it before you buy means you know about it from day one. In Honor Oak, as in much of London, water from a roof defect can reach a neighbour’s home as easily as yours: failed flashings and blocked valley gutters can send water into more than one home. Finding it early keeps the work smaller.

For a price for your roof in Honor Oak, call 07833 053749 or drop us an email with the address and a few details. The price is agreed before a date is set.

Practical tips

Some practical points come up on survey after survey. They’re worth knowing whatever the roof:

  • Notice patches of new decoration in top-floor rooms
  • Check the lease for roof repair responsibilities
  • Ask whether there are papers for past roof work
  • Don’t leave it until just before exchange

If you want quotes for the work, roofers can work from the report. The photos show the defects and where they are, so each quote covers the same ground.

Do not block the vents at the eaves. Poor ventilation lets condensation build up, wetting timbers and insulation. Avoid packing insulation into the eaves so tightly that air can’t flow.

Common questions in Honor Oak

Does a conservation area affect roof work in Honor Oak?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.

Is drone flying allowed in Honor Oak?

The answer turns on the exact location and the conditions on the day. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. Before any flight, we check the Drone Safety Map for airspace restrictions. High wind or heavy rain also stops a small drone flying, and the rest of the survey does not depend on the drone.

Will you climb onto the roof?

Only where it’s safe to do so. Much of the inspection is done from the ground, from windows and from the loft space. The Premium Survey adds a drone inspection where applicable.

How quickly will I get the report?

Premium reports arrive the same day, Standard reports within 24 to 48 hours and Basic within 48 hours. We send it by email, with photos.

How experienced are you?

Over 20 years and more than 5,000 surveys.

Do you carry professional indemnity insurance?

We hold professional indemnity and public liability insurance.

Can I use the report to negotiate on price?

Yes. You will have photos and a written description of each defect, so you can raise them with the seller or their agent. We can’t promise how the seller will respond.
