How a pre-purchase roof survey works in Elmstead
Many older houses carry decades of roof repairs. Slates slip when their nails corrode, lead valleys and flashings wear, and chimney pointing crumbles. Most of it cannot be seen from the street. We look closely and record what we see, with photos so you can see it for yourself. We explain each finding in plain English, so you know what it means for the house you are buying. Common reasons to book are loose pots and cracked flaunching and bitumen or mortar used in place of proper repairs, across chimney stacks, natural slate and lead flashings and valleys.
In a London terrace or conversion, the roof frequently joins the neighbours’ roofs and shares their stacks and gutters. For a purchase or a new roof in Elmstead, that shapes what can be checked: we inspect what we are given access to and can see safely, which may not include a neighbour’s side. If it is a flat, the lease typically sets out who is responsible for the roof.
Findings are set out part by part, from the coverings down to the gutters. It records what’s sound as well as what isn’t.

Your questions about pre-purchase roof surveys in Elmstead
Will parking be an issue for a roof survey in Elmstead?
In much of London, parking needs planning: a visitor permit or a bay close to the door helps a lot.
Is drone flying allowed in Elmstead?
The answer turns on the exact location and the conditions on the day. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. Every flight is checked against the Drone Safety Map first, including zones around airports and prisons. Strong wind or a downpour also stops a small drone flying, and the rest of the survey doesn’t depend on the drone.
Do you survey roofs on blocks of flats?
Yes. A shared roof needs access agreed first, with the freeholder or managing agent. Let us know about it when you book and we’ll plan the survey around it.
Do you go up on the roof?
Only where it’s safe. We also inspect from ground level, upper windows and the loft space, and a drone is part of the Premium Survey where it applies.
Do you work in Elmstead?
Yes, we do. Elmstead is part of the area we cover, and the service is the same as everywhere else we work.
How do I arrange a pre-purchase roof survey in Elmstead?
Simply phone 07833 053749 or send us an email with the address. We’ll ask a few questions, confirm the price and agree a date, weekday or weekend.
How soon is the report ready?
That depends on which survey you choose: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Let us know your timetable when you book.

Prices for pre-purchase roof surveys in Elmstead
Not every roof costs the same to survey, for these reasons:
- Basic, Standard or Premium
- How tall the building is and how easy the roof is to see
- Any need for thermal images or a drone flight
- How many separate roofs there are, such as extensions, dormers and garages
Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. The price is confirmed before you book.
What we need to know
Here’s what helps us most when you get in touch:
- Any marks or damp showing indoors
- What’s prompted the survey
- The kind of building and roof involved
- Where the property is, with the postcode
Pre-purchase roof survey starts from £150, including VAT. The exact figure depends on the roof and the package, so ring 07833 053749 or use the contact form with the details.
Can I check my roof myself?
A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.
Pre-purchase roof surveys around Elmstead
Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying. Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new.

- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
- Walls, floors, services and rooms below the roof
- What’s under the slates, tiles or felt

What happens on the day
When we arrive, we begin with a quick chat about the roof and anything that is worrying you. After that, we check everything we can see safely, using the ground, windows, the loft and a drone where applicable. The survey typically takes roughly 1–2 hours at the house you’re buying, depending on its size and how much of the roof can be seen. For a visit in Elmstead, parking and access are the things to plan: let us know about parking, the floor the property is on, any shared entrance and loft access. We then look at whatever is safely visible from ground level, windows, the loft and, where it is safe, the roof itself.
- You choose a Basic, Standard or Premium Survey to suit the home you are buying.
- A date is booked on a weekday, Saturday or Sunday.
- We inspect and photograph every part of the roof we can safely see.
- Standard and Premium surveys add the extra checks they include.
- You receive the report, with findings prioritised by urgency, so you can raise them with the seller.
Before we arrive
- Keep pets in another room
- Note where any stains or damp appear
- Find any records of previous roof work

Useful tips for Elmstead property owners
Getting the most from a pre-purchase roof survey starts before we arrive and carries on afterwards. Some tips:
- Ask the agent to check the loft hatch can be opened
- Request records of any re-roofing
- Give your solicitor a copy of the report
- Notice patches of new decoration in top-floor rooms
If the report shows work is needed, you can raise it with the seller or agent. Some buyers ask for repairs before completion, others ask for a change to the price. What happens next is your decision and the seller’s.
Do not block the vents at the eaves. Condensation in a roof space can look like a leak and can damage timbers over time. Keep insulation clear of eaves vents so air can move.
