Pre-purchase roof surveys in Felden: local notes
Felden is part of Hemel Hempstead, one of the post-war new towns. Many homes in the new towns date from the post-war decades, with concrete interlocking tiles, low-pitched roofs and flat-roofed garages and porches. Whether you are buying or replacing a roof, low pitches and flat-roofed additions deserve a careful look. Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying.
If you let a flat or house near Apsley station, a written report helps before buying a rental or paying for a new roof on one. For an older house near a landmark like Church of St Mary, older patch repairs can hide behind a tidy front slope, and the survey looks past them. With High Elms Manor about 3.4 miles south-east, the area around Felden has a long history. When you buy an older home, the roof’s age, past repairs and any listing all affect what you might spend later.
Felden is about 2 miles south of Hemel Hempstead, in Hertfordshire. We carry out pre-purchase roof surveys for homeowners, landlords and businesses in Felden. Our Hertfordshire coverage includes Felden. We also survey roofs in London.

Pre-purchase roof surveys for homes and businesses in Felden
Buying a home is a big commitment, and the roof is one of the costliest parts to put right. A pre-purchase roof survey looks at it closely before you are tied in. We check the coverings, ridges, valleys, flashings, chimneys and gutters, plus the loft where there’s safe access. The findings come in a written report with photos. If you’ve noticed roof slopes that look uneven or sagging and loose pots and cracked flaunching, we can find out what’s behind it.
Around Felden, you will mostly find houses and bungalows of different ages. In older homes, the slates or tiles can outlast the nails, battens and underlay holding them. For a purchase or a newly replaced roof, what’s under the coverings matters as much as what’s on top. Breathable membranes only appeared in the late 1990s, so older roofs often have bitumen felt or nothing at all.
Findings are set out part by part, from the coverings down to the gutters, each with a short note and a photograph. You will see the good as well as the bad.

How we price pre-purchase roof surveys
Every roof is different, so prices are confirmed before booking. This is what makes a difference:

- Features like valleys, chimneys, dormers and parapets
- The height of the building and how the roof can be seen safely
All our prices include VAT. Pre-purchase roof survey starts from £150, including VAT. We confirm the exact price before booking.

What happens if roof problems are left?
Sellers are not always aware of roof problems. Their answers on the property forms only cover what they know about. Our survey shows you the roof as it is today. Tradespeople may need to travel further to a smaller place like Felden, so it’s useful to plan roof work rather than call someone out in a hurry. Knowing early gives you time to get the right people in.
Prices start from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we can help you choose.

Your questions about pre-purchase roof surveys in Felden
Will you come out to Felden?
Yes, Felden is covered. We survey roofs across London and South East England, and smaller places are part of that. The journey is planned ahead, so it’s useful to know about access.
My home in Felden has a flat-roofed garage or porch. Is it worth having that looked at?
Yes, if you’d like it included, mention it when you book. Cement sheet roofs on buildings from before 2000 may contain asbestos, so a specialist asbestos surveyor should check before they’re disturbed.
Is this the same as a RICS Level 2 or Level 3 survey?
No. It is a dedicated roof survey, and you get a written report with photos. It doesn’t cover the rest of the property, which a RICS survey does.
Do you carry professional indemnity insurance?
Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.
Is this an asbestos survey?
No. Asbestos surveys and testing aren’t part of what we do. If we see materials that could contain asbestos, like cement roof sheets or soffits on buildings from before 2000, we flag them.
How long will you be at the property?
Allow roughly 1–2 hours for most houses, rising to roughly 3–4 hours on a commercial building. We’ll give you an idea of timing when booking.
Will you fly a drone over my roof?
Yes, where it’s applicable. Whether we can fly on the day depends on the weather and the airspace rules, including flight restriction zones near airports. We hold a CAA Flyer ID and Operator ID.
When you need someone else
It’s a careful look at the roof, not the whole story. The main limits are:
- The condition of the rest of the house (that’s a RICS home survey)
- How a seller will respond, or what the house is worth
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
If you are not sure which survey you need, call 07833 053749 or send us an email and we’ll give you a straight answer. The full list of what we check.
What this survey covers
- Clay and concrete tiles
- Natural slate
- Chimney stacks
- The roof space
- Flat-roofed extensions and dormers
- Gutters and downpipes
- Lead flashings and valleys
What happens on the day
We do not take risks to get a closer look. We inspect whatever is safely visible, and if part of the roof can’t be seen, the report says so. Most visits take about 1–2 hours at most homes, or half a day or so for a commercial building. Homes around Felden frequently have gardens on more than one side, which gives us room to step back and see the roof. Mention any side of the property we cannot get to. The loft, where there’s safe access, completes the picture.
- Once your offer is accepted, you let us know the address and when you hope to exchange.
- We arrange access with you, the agent or the seller, including the loft.
- The visit begins outside, from ground level and any safe vantage points.
- We then look from upstairs windows and inside the loft where it’s safe.
- You get a report with photos and recommendations before you exchange.
Getting ready for the survey

Before and after the survey
There is plenty you can do without going near the roof. What helps most:
- Watch for stains or fresh paint on ceilings below the roof
- Ask the agent to check the loft hatch can be opened
- Give your solicitor a copy of the report
- For a flat, check who is responsible for the roof
Once the home is yours, the report becomes a maintenance list. Deal with the urgent items first, and use the photos as a record of how the roof looked when you bought. The Premium Survey includes a 12-month follow-up to see how things have changed.
After strong winds, look at the roof from ground level. Slipped slates, lifted ridge tiles and debris on the ground are signs to act on. Small repairs done quickly stop bigger problems later.
Can I check my roof myself?
Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, as it helps a surveyor trace the cause.
Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us when booking, as it helps us focus the survey.
