About our pre-purchase roof survey in Haldens
With a written roof report, you can go back to the seller or agent with specifics. You can ask about the roof’s history, ask for repairs before completion or rethink the price. We can’t say how a seller will respond, but you’ll be negotiating from a clear picture rather than a hunch. It can also help you decide whether the purchase is still right for you. We are often asked to look into quick fixes on flashings and valleys and damp timbers or stains in the loft, on clay and concrete tiles, lead flashings and valleys and natural slate.
Bungalows, chalet bungalows and older cottages are common in smaller places like Haldens, many of them extended or given dormers over the years. Even on a low roof, dormers, valleys and flat-roofed additions need a careful look. That applies whether you are buying in Haldens or checking a new roof there. Lead around a dormer and the edges of a flat roof are common places for snags and wear alike.
What you get is a clear record of the roof on the day we saw it. It’s useful straight away, and a good reference for later, for instance when you want to check whether anything has changed.

What a survey costs
When we price a survey, we consider:
- Roof area
- How complicated the roof is, with its valleys, chimneys and parapets
- Any need for thermal images or a drone flight
- Extensions, dormers and garages with roofs of their own
We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT. What your roof costs depends on its size, access and what you want to find out.
What to tell us when you get in touch
To price your survey accurately, we’ll ask about:
- Your postcode, so we can check access and travel
- Anything about access we should know
- When you need the report by
- What’s prompted the survey
To book a survey, phone 07833 053749 or email us with the address and what you’d like to know about the roof. You will know the price before anything is booked.

What happens if roof problems are left?
It is tempting to skip the roof to keep a sale moving. Weekend visits are available as well as weekdays, and a Premium report comes the same day, which helps it fit around your exchange date. With lower homes, common in places like Haldens, there’s little between a roof defect and the ceiling, so a small leak can mark a ceiling within a few storms. Catching the cause first saves redecorating as well.
Prices start from £150, with VAT included, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400, both with VAT included. We confirm the price for your survey before booking.

Local roofs and buyers in Haldens
Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new. If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying.
If you let a flat or house near Welwyn North station, it’s worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it. Digswell House, about 0.9 miles north-west, is one of the historic houses in the wider area around Haldens. Older homes in the area can come with listed status or conservation area rules, which affect re-roofing, so check with the council before you buy. If you live in an older home near Christ the King, the roof’s history matters as much as its looks, and a survey brings the past repairs to light.

Questions from Haldens
Do you cover Haldens?
Yes. Our area covers London and the South East, and Haldens is part of that. You can phone 07833 053749 or send us an email with the address and some details.
Does a conservation area affect roof work in Haldens?
The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.
Do you test for asbestos?
No. We don’t sample or test for asbestos. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000, with a recommendation to have a specialist asbestos surveyor check before it’s disturbed.
Does your survey replace a RICS home survey?
No. It is a roof survey by an experienced roof surveyor, with a written report and photos. It doesn’t cover the rest of the property, which a RICS survey does.
Which days do you carry out surveys?
Visits run seven days a week in the daytime, which suits people who work during the week. Let us know your preferred days when you book.
Do you go up on the roof?
Only where it is safe to do so. Much of the inspection is done from ground level, from windows and from the loft space. The Premium Survey adds a drone inspection where applicable.
What’s the best way to book?
To arrange a survey, phone 07833 053749 or drop us an email with the address, the type of property and what’s prompted the survey. We’ll confirm the price and agree a day with you.
What a pre-purchase roof survey does not cover
No survey can tell you everything, and we’d rather be clear about that before booking. Bear these in mind:
- Whether the price should change, which is between you and the seller
- The condition of the rest of the house (that’s a RICS home survey)
- Structural calculations (that’s a structural engineer’s job)
Not sure which survey suits your roof? You can call 07833 053749 or drop us an email and we’ll tell you. What our survey covers.

How it works
We check the roof from outside and, where it’s relevant and there’s safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. The whole visit normally takes between one and two hours at a typical house, with time for the loft where it can be reached. For a survey in Haldens, we agree the time, the access and parking before the day. Weekday and weekend visits are both possible. If there are outbuildings or garages you want looked at, mention them.
- Once your offer is accepted, you let us know the address and when you hope to exchange.
- Access to the house and the loft space is agreed in advance.
- The visit begins outside, from ground level and any safe vantage points.
- Inside, we check the loft space and look at the roof from windows.
- The report is emailed with photos and recommendations, ready to use before exchange.
Before the survey
- If you are buying, let the agent know when we’re coming
- Point out any leaks or damp patches
- Make a note of anything you’d like us to look at
Booking a survey
If you have photos of the roof, send them over. Take them safely from the ground or a window, and please do not climb up for a closer look. To get started, ring 07833 053749 or email us.
Advice
What we look for on each type of roof
Gutters and parapets
Some older terraces have a butterfly roof with a central valley gutter. If the home you are buying has one, that gutter and its outlet get a careful look.
Natural slate
On a slate roof, the underlay may be old bitumen felt, or there may be none at all on very old roofs. Where we can see it from the loft, we say what condition it is in.
