What this survey cannot tell you

It’s useful to know what a survey won’t do before booking:

  • Whether timbers meet design loads
  • Walls, floors, services and rooms below the roof
  • Asbestos testing of any kind

Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we’ll tell you. What a survey covers and doesn’t.

How a pre-purchase roof survey works in Ham

Our packages start with the Basic Survey from £150, while Standard starts from £250 and Premium from £400, including VAT. Standard adds moisture detection, a structural check and a follow-up consultation. Premium adds thermal imaging, a drone inspection where it applies and an in-person consultation. Choose the level that suits the home you’re buying. All three include a photo-illustrated written report and recommendations. We survey clay and concrete tiles, lead flashings and valleys and natural slate, and people most often book us about ponding, blisters or splits on a flat roof and signs of past leaks inside the loft.

In London, plenty of houses have been split into flats, extended or fitted with a dormer loft conversion. Every alteration brings new junctions, flashings and flat-roof areas to look at. If you’re buying a flat or house in Ham, or have just had new roofing work done, those junctions are frequently where problems start. Dormer cheeks, lead work and new flat roofs are worth checking closely, as faults there are easy to miss.

The report is written in plain words, so you do not need to be a roofer to follow it. Photographs show what each point refers to.

Practical tips

There is plenty you can do without going near the roof. Here’s what helps most:

  • Arrange the survey as soon as your offer is agreed
  • Share the report with your solicitor
  • Ask who repairs the roof under the lease
  • Ask the seller about past roof repairs

If you want quotes for the work, roofers can work from the report. They’ll see exactly what we found, and where, so each quote covers the same ground.

Don’t block the vents at the eaves. Condensation in a roof space can look like a leak and can damage timbers over time. Avoid packing insulation into the eaves so tightly that air cannot flow.

What happens if roof problems are left?

It’s tempting to skip the roof to keep a sale moving. We visit seven days a week, and a Premium report comes the same day, which helps it fit around your exchange date. Behind a London parapet, a blocked gutter can sit full of water without anyone seeing it. By the time a ceiling stains, the timbers underneath may have been wet for a while.

Why book with us

  • An independent view of the roof
  • Thermal imaging and drones used where they help
  • Every finding written up with photos
  • Two decades and more of roof surveys

Take a look at our cost guide or our case studies.

Should I look at the roof myself first?

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry, as it helps us focus the survey.

Questions from Ham

How do I find out if my home in Ham is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Can you fly a drone over a roof in Ham?

Usually it comes down to two things: the airspace at the address and the weather. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. Before any flight, we check the Drone Safety Map for airspace restrictions. Strong wind or heavy rain also stops a small drone flying, though the rest of the survey goes ahead either way.

How long does a pre-purchase roof survey take?

The visit typically takes about one to two hours at a typical house, with time for the loft where it can be reached. We’ll confirm what to expect when we arrange the visit.

How many surveys have you done?

We have more than 20 years’ experience and have carried out more than 5,000 surveys.

Do you carry professional indemnity insurance?

Our cover is professional indemnity plus public liability.

Is a roof survey worth having alongside a home survey?

They do different things. A RICS home survey covers the whole building, while ours looks only at the roof, in more detail. Our survey complements a RICS survey and doesn’t replace one.

When should I book a pre-purchase roof survey?

After your offer is accepted and before you exchange contracts. That gives you time to use the findings.

What happens on the day

After the inspection, everything we found is written up as a report with photographs, emailed to you. As for time on site, most surveys take about 1–2 hours at a typical home, rising to roughly 3–4 hours on a commercial building. In a London area like Ham, the main things to sort out are parking and access: let us know about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. We then look at everything that’s safely in view from ground level, windows, the loft and, where it’s safe, the roof itself.

  1. After your offer is agreed, you book and share your timetable.
  2. We arrange access with you, the agent or the seller, including the loft.
  3. We start outside, looking at the roof from the ground and from vantage points.
  4. We then look from upstairs windows and inside the loft where it’s safe.
  5. The report is emailed with photos and recommendations, ready to use before exchange.

Before we arrive

  • Show us where any leaks or stains appear
  • Agree roof access with the managing agent if it is shared
  • Make sure pets are kept safely away

What a pre-purchase roof survey looks like in Ham

Where the drone is part of the survey, the flight is checked against the Drone Safety Map first. About 0.6 miles north lies Ham House, a reminder of how long the area around Ham has been built on. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.

Landlords with a home close to Teddington station may find that a roof report gives you a clear picture before you buy or settle up with a roofer. As a London address, Ham can be tricky for parking: let us know about parking bays, permits or a driveway when you book, as a space near the door can’t be promised. If you live in an older home near Ham Christian Centre, the roof’s history matters as much as its looks, and a survey brings the past repairs to light.
